I rated your place 1 star due to the inability to modify reservation dates unless I accept losing my 50% downpayment. Your policy isn't clear as there are inconsistencies between what you're saying and what your policy states. It doesn't clearly state information in changing dates, nor short-term cancellation. I've included another review from Tripadvisor to prove they aren't flexible. Perhaps I'm not explaining myself clearly, but I feel you're not fully grasping my point. Ultimately, this is your establishment, you are free to operate as you see fit. I wish you well.
I haven't actually stayed at this homestay but I wanted to share my experience with their booking process. If flexibility is important to you, this place is not the best fit. I had a reservation for my family that I needed to change because my family's plans shifted. When I reached out to change my dates, I was told there'd be a charge if the rooms I'd booked weren't re-booked by other guests. However, my 50% down payment would be safe if they did find new guests for those original dates. As I saw it, if the rooms I'd initially reserved remained unbooked after I requested a date change, I'd lose my 50% down payment. To then secure the new dates, I'd have to put down another 50%. Finally, upon arrival, my family would still need to pay the final 50% balance. While I'm aware of their cancellation policy in which the 50% down payment is non-refundable if you cancel unless there is a travel warning, I'm simply looking to adjust my booking date, not cancel it entirely as I still planned to keep the reservation. It's worth noting that their policy doesn't explicitly state a fee for date changes if the rooms aren't rebooked. However, after a few email exchanges, I ultimately decided to cancel the reservation altogether. I figured it was better to avoid any potential hassle for my family's trip. I know I won't get a refund since I canceled, but they did mention there's a possibility if they manage to rebook our rooms for those original dates.
Update: I had previously canceled this reservation directly with Chris. However, it appears this information wasn't relayed clearly to the rest of the staff, as the caretaker subsequently contacted my mom multiple times. To avoid losing the payment, my mom felt compelled to reconfirm the reservation, and consequently, my family arrived at the homestay. I was disappointed by Chris' reported comment that I was an "idiot" for canceling, especially since I had already informed him. The clear miscommunication and the disrespectful remark made this a very negative experience, and I would advise others to consider this before booking. Regarding the payment, my initial downpayment was 3,875Php against a total reservation cost of 7,750Php. Since my family did stay, but only utilized one room as the other was reportedly rebooked, we anticipated a revised total of 5,750Php, factoring in the 2,000Php, cost for the double room we didn't use. This would mean a remaining balance of 1,875Php, after my downpayment. However, my family was charged 3,100Php, resulting in an overcharge based on our understanding. They were charged a total of 6,975. While I understand the charge for two additional people in a 12-person room, it doesn't make sense since no additional bedding was supplied. When my mother inquired about a refund, the caretaker stated it wasn't possible. This refusal, alongside what we've identified as an overcharge, makes us doubt the likelihood of receiving any reimbursement. The photo below needs to be updated. The path way going to the beach now is different as the vacant lot captured in this photo has already been fenced by the owner. Its no longer a 20-meter walk to the beach. The path way now is so steep, you need to be careful when you walk down the concrete stairs because its sloping and full of sand. We stayed here after our Kawasan tour, so our legs and feet were really really sore it was such a pain to walk down (around 200 meters) to go to the beach.
We find the extra charges not so back-packer friendly. They charge Php200 per meal if you will use their gas stove and kitchen utensils. Plus Php50 per meal if you will use their rice cooker.
They close the water I had to ask thrice for them to open it because we needed to use the faucet to either wash our feet or just rinse. Same with the common kitchen sink. It was irritating.
It is far from the Pantalan where the habal habal and tricycles are, around 300 meters roughly. If you are commuting, do consider this because again, the way to go down to the beach is really steep and slippery.
It’s far from the highway, I would really recommend you bring your food. There are a lot of sari sari stores on the beach but no carinderia which is always a life saver for budget travelers like us.

Read moreSuch a fantastic accommodation. The house is well kept, clean and tidy. It had everything you needed in a home. Something you can call a home away from home. We were a party of 30 including children so we occupied the sea view rooms upstairs which were both air conditioned and can accommodate 10-12 persons each and two other very good sized ac rooms downstairs. The beds are very comfortable. The rooms are very spacious. It felt like we were in our own home away from the city. Special thanks to the caretakers Susan and Vilma who were very lovely, polite and made sure we were comfortable and had what we needed. The sea which is about a 2-3 minute walk from the homestay is breathtaking, white sand, clear blue sea water, loads of greenery surrounding the place. The only downside was the dirt road going to the sea is not so safe to walk on and the seafront is not as close to the homestay as we thought. It was difficult for us to find the homestay as there were'nt enough signage to the homestay from the main road. And when you get closer to the homestay the only sign you would find is not big enough for everyone to see. Water supply around the home is very good except for the dirty kitchen which at times was none. We used the dirty kitchen a lot hence not having a good water supply to the dirty kitchen was a little problem. But Vilma was quick to help us out with buckets of water. Generally, this is a very lovely homestay with brilliant hosts. Again , Susan and Vilma were brilliant! If we have to travel again somewhere in Badian, I will always choose to stay at Lambug...
