I echo the opinion of all of the more recent reviews. The staff at this site are awful. Arriving alone with 2 small children I was told that the grass pitch booked was a bog and that the caravan would sink down to the axel. Therefore, the recommendation was to move to one of the hard standing pitches. I agreed but was then told I needed to pay extra. If the pitch booked is actually now unusable, contact should be made to communicate that a premium price will apply before arrival. The staff continued to bully me saying that if I chose the grass pitch and my caravan were to sink that they wouldn’t help. They then reluctantly showed me the rock solid grass pitch I was allocated and stomped out the 5m boundary, ironically attempting to mark it with a stake in the ground, which was so hard and dry that the stake couldn’t penetrate!|Unfortunately, I suspect that it’s a tactic they are using to get extra bookings at a lower price and then intimidate and bully customers once they have already arrived. |I have honestly never experienced a fellow ‘camper’ that lacked any caravan club spirit of helpfulness and camaraderie! |The road is noisy, the showers are clean. Maybe promote the cleaner to front of house as they are clearly the only person taking pride in their job. |We left early....

My dad stayed at Theobalds campsite from 5th to 8th July and unfortunately would not recommend it. During the call before checking-in, the lady on the phone didn't really listen to my questions and wasn't generally kind. It was also unfortunate that everyday between 11pm and 7am the gate to the campsite is completely shut, and the staff even advises returning by 10:45pm to ensure access. To my dad exploring London during the night would be a great attraction, but he could not do this due to the limited access. He originally planned to go for a speedway match between Scunthorpe Scorpions and Glasgow Tigres at Scunthorpe. The match was scheduled for 7:30pm-10pm and because that's 2 hours away from London he didn't go as he would not be able to reach the campsite by 10:45/11pm. He stayed at other campsites including at Poole, where there were no access restrictions at any time. He didn't have a proper campsite cable to connect to electricity and the friendly staff at Poole lent him the cable during the stay without additional changes, while at Theobalds he was directed to a local store. Other facilities including kitchen sink, showers and toilets were clean, but given limited access and not a friendly/helpful staff he would not choose...

First time visit for an overnight stop as part of a work trip. Booked last minute at a good rate with my CC members card. To be honest I wasn’t expecting much considering how close it is to the M25 (and Spurs training ground!), but I’ll definitely be returning again. The site was not too busy (April 2024), no tents on the grass, just several caravans and motor homes on the handstanding pitches and still lots of spaces left. I was warmly greeted by the site staff who basically let me chose where to park up and were very helpful. The pitch was a good size for my vehicle, close to the electric hook up and water supply. Toilet/shower block was very clean and good size with plenty of cubicles and basins, plus washing facilities. You can also buy some of the basics in reception. You can hear the M25 in the background, more of a constant low white noise than street traffic, so depending on your sound proofing just bring some ear plugs as backup. If you’re using SatNav make sure to enter from the South up Bulls Cross Ride. Avoid using Theobalds Lane from the North otherwise you may need to turn around at a barrier. There is some development work going on behind the site too, I arrived after work hours so can’t comment on any noise disturbances.

What a truly amazing site on the outskirts of London . A little gem if you are visiting London , or like me , just wanted to escape and have a peaceful bank holiday weekend . Staff amazing , Denise and her partner super helpful . Grounds very well maintained . Grass pitch firm for this time of the year . Facilities spotless .love the hot showers and toilets so clean . Lovely walks nearby and a pub , Pied Bull , 29 mins walk away . Site surrounded by woods and trees so hardly any noise from M25 , which you get used to . My first stay at a C&CC despite being a member for a year . Will renew again based on this stay . Special offer using grass and no ehu , works out about £11 a night bargain . Would not have quibbled paying more . If more sites are like this I will dump the CAMC .

Very helpful and gets in great with the kids, no snobs here! The park itself is spotless, the toilets, showers and laundry block are spotless, and all COVID-19 friendly. I would recommend this park.
