The “following” review was initially placed on booking.com, but they are very restrictive on uploading of pictures and even edit content of reviews. There is no way that this Accomodation would ever merit the exceptional reviews provided by some supposed customers. I’ve been trying to get a refund but the Queensferry Guest House do not respond to any communication so I will likely have to chase this through other channels. These people really are dishonest and using this place as a cash cow. Hopefully others will read this and save themselves from making the same mistake that I did in booking a stay here..
“We had two rooms (numbers 7 & 10) booked for two adults and three children. Alarm bells began to ring immediately upon arrival…
Driveway and garden generally unkept and guesthouse towels drying on the line beside the parked cars. Strange smell upon entering the building. Hallway carpets stained and dirty looking. Bedroom walls badly marked and stained. Skirting boards and radiators dusty and grimy. Room chairs of poor quality and badly split. Thin voiles on windows, no curtains (room 10) Very rough job of general decoration (paint on floor and television). Tea/coffee tray absolutely filthy. Splits in flooring. Cigarette lighter left in bedside cabinet in room 7. Multiple hairs found in all beds. Bedding was of poor quality and did not seem to be very clean. Mattress in room 7 was damp and FULL of stains and black mold. Bathroom, which was shared between multiple rooms had splats of what looked like human excrement on the wall beside toilet. The shower also had black mold and was dirty and plughole clogged with thick black hair. Sink and mirror in bathroom was dirty, the bin had rubbish inside and a half drunk bottle of water underneath.
As can be imagined, I requested a full refund there and then and was put onto a call with the Manager. The so called manager (Ali) advised that a refund was not possible at that time as we had booked through booking.com and that they must process the refund (I have this conversation recorded), so was unable to do anything. However, upon contacting booking.com from the comfort of a reputable hotel later that evening, they advised that the Queensferry Guest House must approve the refund! Surprise surprise, Ali nor anyone else from the Queensferry Guest House have responded to myself or booking.com.
I have many more that I would like to share but unfortunately booking.com only allow 4x photos to be uploaded. These pictures do not represent how bad this place really was but hopefully they are enough to deter and warn others before parting with their hard...

We needed a place to stay the night before our flight out of Scotland, the staff was friendly and the interactions were all pleasant and professional! The accommodations were great, and I also have to mention they were very clean (there's a 1-star review on TripAdvisor saying this place is a health hazard, but that was not my experience at all)||I have to admit, there were some eyebrow-raising things, I am leaving a detailed, honest review because while these things didn't really bother me, they would be an issue for some people... it seems like the last round of renovations wasn't done very thoughtfully. Here are some examples... (I stayed in Room 8 btw)||The bathroom window was impossible to close, the handle gets in the way of the actual window frame (I think this may have been done intentionally to ensure steam from hot showers can properly ventilate out...) it was a small window, and it was arrayed in such a way that it was impossible for someone to look into the room, intentionally or otherwise, but I still didn't feel like I had privacy. Maybe there's a good reason for it being this way, but I've never experienced anything like that before at a hotel. ||The bathroom door itself was a sliding, barn style door on a track, but the track stuck out far, maybe 1 foot beyond the wall, and I am tall enough that I could easily have injured myself on the sharp metal corner of said track.||It seemed like the mini-refrigerator being used to hold continental breakfast items like milk also had someone on staff's personal groceries in it, there were some uncooked chicken breasts in there (lol). They were sealed, this wasn't a health or safety issue, it was just a bit random and doesn't give off a vibe of professionalism.||I believe in this hotel, I would happily stay here again, and I thank the staff for their friendliness, hospitality, and hard work, but I would encourage them to consider these things and make adjustments if they deem it appropriate. I'm writing this in August 2025, I don't know if I'll be in this part of the world anytime soon, but if I ever stay here again I'd be happy to leave another review or...
Read moreUnfortunately wouldn't stay here again due to the lack of cleanliness and upkeep of the room. There was mould in the ensuite around the shower and in the gaps of the tiles, there was visible toothpaste marks on the tap, sink splash back area and down the walls which looked as though it hadn't been attempted to clean, the sink and toilet both had cracks in them, the sink unit was warped - the ensuite just seemed dirty and run down. The shower pressure was ok and there was shower gel provided if needed. We did get more than enough towels provided.
The room itself was visibly unclean and 'run down' also. The white furniture within the room had chips and marks, the walls had many marks, the floorboards were coming away from one another, the chair had a gouch out of it. The radiator was covered in dirt marks and dust, the kettle had dirt/dust within it so unusable, the mattress protector had one big stain (that we could see).
There were some positives - the beds were comfy and plenty pillows. The TV was large and visible from all beds - amazon stick provided so able to watch netflix etc. The radiator worked and we were able to control the temperature of this. The WiFI was good. The man on reception was welcoming and friendly. Plenty parking and CCTV covers some of this. Seemed the area had many options for eating but we had a sleepy child so opted for a take away. Very close to Deep Sea World and not far from Edinburgh.
Sadly cannot comment on breakfast as we chose not to go for this.
If the room was cleaner, we would consider...
