PARKDEAN sort your sites out. We stayed in the touring park, but we came with friends who hired vans. The touring area: Cons : It's so cramped. There wasn't enough room for our full sized awning and car ( pitch 91). When you open your door, you are directly faced with neighbours. They are pitched up so close behind the van they sound like they're inside yours. Pros: There are plenty of toilets and showers in the block. They are big and spacious.
Staff: They are all very friendly and try to make conversation with you.
Entertainment venue: Cons: The staff have zero charisma. No wonder the clubhouse is 90% empty. It's a tiny clubhouse, and it's not cleaned properly in between closing and opening. Good luck if you want to buy something from the shop, it opens for an hour at 5.30pm if you're lucky. Was told to ask bar staff if we would like to buy anything from there as they run it, so we did ask Caitlin at 8pm, it's ment to be open until 9pm, to then be told " rhianna said I'm not allowed to open it up" which lead to disappointed children ( there was 13 with us all together!)
Restaurant: The food was nice, about £12-£18 a meal. The restaurant is quite big and clean. There's a pool table in there as well, and it's direct open access to the arcade.
Extra activities: We hired the mini golf, which was a bit of fun and killed half an hour. Kids enjoyed the more challenging ones. I think there were 9 all together. We didn't hire the karts, but they looked fun. The park is fairly big. It's a shame it's always got litter and glass bottles in, though. They have an astro pitch court, which is gated in and big. The older kids play in there a lot.
The thing that ruined the holiday?...
The whole park was overrun by terribly behaved travellers. The older girls were on the lookout to fight the other kids. They cornered one of ours in the hallway from security to the clubhouse and were ganging up on her. They then made it their mission to find her in the park when she was playing to do the same again. They even physically attacked a mother in the park later that day! They would sit and drink alcohol in there and leave their rubbish everywhere. The security were useless and said, "They just get away with it." Great 👍.
So for this, I would not return back here. One of the only saving graces is the location, being only 15 minutes away from great yarmouth. But there's a parkdean resort called The Cherry Tree literally around the corner, we stayed here last year and...

Terrible Experience at Breydon Waters – Would Never Return
This was one of the worst holiday experiences we’ve ever had, and I feel it’s important to warn others – especially families and dog owners – before they book.
From the moment we arrived, we were met with rude and unhelpful staff. When I asked a simple question at reception, the person behind the desk didn’t even try to assist. Instead, I was snapped at and told, “It’s all in the leaflet,” in a completely disrespectful and dismissive tone. That is not how paying guests should be treated.
Later, we tried to attend the evening entertainment while holding our small dog safely in our arms – not on the floor, not disturbing anyone. But the security guard didn’t even listen to us. He rudely shut us down and said, “No dogs allowed,” without any explanation or basic courtesy. It was aggressive, embarrassing, and completely unnecessary. We felt like we were being told off for doing something wrong, when all we wanted was to enjoy our evening like everyone else.
The swimming pool hours were also a complete joke – only open from 10:30–12:30 and 14:30–16:30. That’s just 4 hours a day, with a huge gap in the middle. For a family resort, that’s simply unacceptable. Families with young children need more flexibility. Most resorts offer pool access from early morning to at least early evening – this felt like a strict timetable at a school, not a relaxing holiday.
Aside from two kind ladies at the bar who were genuinely helpful and friendly, the overall staff attitude was poor. Unfriendly, uninterested, and in some cases, outright rude.
If you are a family with kids – or especially if you have a dog – I strongly advise you to avoid Breydon Waters. It’s not welcoming, it’s not relaxing, and it certainly doesn’t treat guests with the respect...
Read moreI just got to say I have a mix opinions of what I can say about this Park Dean Resort, first let's get to the positives, The caravan itself: Windermere, it was lovely plenty of room, beds just the right size & the living area was bright & comfortable and I do applaud the Housekeeping Team, fabulous work & a fantastic level of cleanliness & presentation. Hope you all enjoy the Apple Pies & Tins of beans we forgot! Lol!
But unfortunately this is where the positives end, there was an awfully rude lady on reception on Monday 23rd June (15:30 - 16:30) My father was asking how to work the eletric fire in the caravan but this lady spoke loudly, talked at my father, no to him, not giving him any answers to his simple questions, no photocopy of any manuals, speaking, sorry my correction yelling that a mataniance man will arrive at the caravan, constantly saying he will be arriving. The mataniance man never arrived, I am sorry but this is God awful customer service & the tone this woman was projecting was honestly vile.
The park itself, there is only one restaurant, some sort of crane machine area & somewhat of an evening entertainment area, a pool, basketball court, kiddies play area & Golf. There was a little shop on the other end of the park that's about it, basically the camp was a place to sleep so you could go off to other places & have a good time.
One last thing, which i found deeply concerning, I did find the packaged information for the previous visitor who was in this caravan the week before us, it had a name & postcode on it, this information should've been disposed in confidential waste. So please, once you leave take this package with you or remove the sticker that includes your name & postcode on it.
