All around the hotel is exactly what I expected and would have given 4-5 stars if it wasn’t for two items. The positives Checkin staff was fast nice and helpful. The room was clean Breakfast is what you expect from the holiday inn.
The two things that resulted in me lowering my score. We’re in town for our son’s travel ball game. We retuned to the hotel immediately following the game around 11pm, 4 other sets of parents and I wanted to sit in the lobby have a beer and talk before hitting the hey. As I walked in a typed sign in the said lobby, 10pm is quiet time. I walked over to the front desk and asked- do you mind if we sit down here together for a little bit. “That depends on what you’re going to do, are you going to sit down here drink and be disrespectful or sit and be quiet”? ‘Well yes we’re going to have a beer but none of us plan to be disrespectful but we’re not going to pass notes around we’d have normal conversations’ “Then no, we have rooms on either side of the lobby”. I proceeded to walk outside to wait for the other parents where I found 3 lax dads sitting in front of hotel drinking, I guess it’s a better look to have people tailgating in the parking lot at midnight then allowing people to sit in the lobby as it’s designed. Another observation is breakfast takes place in the lobby why is it ok to wake people up early? My second issue- one of the moms said “I need to go get a late checkout,” (great idea since we don’t play till 4pm” she proceeds inside and requests one, front desk lady tells her no! After hearing this I wait till I get into my room and call the front desk to request one… I was greeted with the same response, said ok and hung up, less than 10seconds late my room rings, front desk offering me a 1pm checkout. Another mother on the team waited and asked at breakfast this morning and was granted a late checkout. 1 of 4 families didn’t receive a late checkout and she requested it first. My wife and I needed to visit Lancaster and needed a place to spend the night before driving back to NYC the next day. This property was available and the location looked convenient for our needs.
We booked a 1 King Bed 1 Bedroom Suite and received the same on the third (top) floor. The one bedroom suite appears to be the largest room size in the hotel. It's L-shaped with the bathroom and living room on the long side with the bedroom connected by a door on the short. There was a half-height fridge (barely working) and small microwave in the entry area along with the Keurig coffee maker. Overall, very roomy and comfortable. The property is perpendicular to the adjacent airport so no clear runway or terminal views. Airport operations are mainly small cargo RJs and general aviation, so not much noise.
The properly is relatively new in a quiet stretch of highway adjacent to the airport (the entrance to the hotel is accessed via the airport terminal road). Across the street is a commercial building complex for tech company Enersys. There was very little road traffic. Reading is about halfway between Lancaster and the Lehigh Valley along Route 222. Ample free parking (no EV charging, though) with two spots in the front marked as reserved for Diamond Elites.
Minor quibbles was that the suite is very close to the elevator so one can hear the electric motor as it operates. Also, the breakfast selection was missing the crock of cooked oatmeal and only had instant and no breakfast potatoes either. Otherwise, pretty standard fare.
I was able to use my legacy Chase Free Night Cert for this stay and I was pleasantly surprised to be able to book the property's largest suite using the cert. That made it an excellent value, IMO. I'd certainly return if I needed a place to stay...

It was very very noisey all day long and at night there were truckloads of men partying in the parking lot right outside the window, and if we went outside to our car they would approach us and it was frightening. They were drinking and urinating in the grass...speaking of, we asked to be secluded if possible, not surrounded in noisey guests and instead we found ourselves listening to the sound of someone else urinating in the toilet like a boiling chicken. There's also a 50$ security deposit no one tells you about until you are about to pay. The cleaning crew gave us dirty looks when we were checking out at 10am they were complaining about how now they must work until 5pm because people check out late. We were maybe 10 feet away as the man said all of this. Lastly the water in the jacuzzi smelled strong of chlorine and was tinted blue/green. The TV was very tiny and very far from the bed. Cigarettesmell was coming in in waves as well. The carpet had burn holes. The ac doesn't go below 65. Overall this place was similar to staying in a motel 6 except we paid 233 for one night :( skip this one if you value your privacy. The walls were so thin we could here conversations in the hallway. And slamming of doors. There was hot water, very slow wifi, some cable, no menu button so you have to channel by channel flip through. Complimentary breakfast was standard. The apple juice is water though so that was disappointing. The only thing we enjoyed was the light around the mirrors and the hot water.
