A nice, tidy and efficient operation on the ocean, with high prices. The prices and site sizes are the greatest detractor, but the views, convenience store, and cleanliness make up for it. Overall I would give it a three star rating.

The good: Well maintained Efficient check-in Convenience store Actually on the ocean Staff at check-in and convenience store are very helpful and polite They do not care about age of coach, just condition of coach. They always have one or two spots available if you want to be spontaneous.
The bad: High priced oceanside sites, 50% more than the ones across the way, or 1% per foot of distance After $$$. Our neighbor's daughter lived in the area, and came to visit, not bothering us, and still plenty of room, but the have a one vehicle policy. Most places are one vehicle overnight, and literally within two minutes a staff member on a golf cart told them they were only allowed one vehicle and they had to pay $10 to move it to their guest parking lot. My neighbor then parked on the county grass between the road and their property line wall. I have never seen a staff member give a more withering gaze to a guest. They are stuck on their policies. I have stayed at hundreds of RV parks, and if they are not busy, they usually do not care about late checkout. Here, they are sticklers. Check out is noon, and $10/hr after that through 3pm. After that you have to pay for another night. If going north, that puts you in Jacksonville at 1:30pm and Atlanta at 6pm. If going west, Tallahassee at 5pm. So exactly at rush hour. (Atlanta is terrible from 4:30pm through 7:30pm, but I try to get there at 9:300pm or later) In addition to that, my parents nearby asked if we would wait until 4pm to leave. The staff said it was not possible without paying for a full day. Everything is non-refundable. There is a non-refundable $25 reservation fee. You then pay for your entire stay in advance, with no refunds. Weekends are packed. If you dislike small lots, loud neighbors, roaming droves of kids, and random bits of music, this is a place to avoid on the weekends.
The Neutral: Pet neutral park. They don't allow walking dogs inside their park and ask you to walk them on the county property between the park and the road. While you can walk on the beach with your pets some residents will get upset as you walk from your site to the beach access stairs, which is as far away as the pet area access. The park is very clean because of it. Some of the charm of the park my be due to its strict adherence to restrictive rules. Therefore it will resound with many. The business of the weekends make great opportunities to meet people.
Some will like the neat and orderly appearance, false exclusivity of high prices, and convenience of the store. Others will find it uncompromising. The biggest turn off to me was the money grab while hiding behind rules. I do not think any sites are worth what you pay compared to Anastasia State park just...
ย ย ย Read moreThe pictures are misleading, ocean in very dirty and has high bacteria. 2 of my three kids ended up with vomiting and diaherra after only 2 hours playing on the beach not even fully swimming bc of the ocean being so rough and strong. There is a 6' drop off with no fence or barrier 5' from the front of our RV. They angle their pictures to hide that fact. Which isn't mentioned or even warned about. Really not a good beach for children, which I asked about when we checked in. when I saw that this place wasn't what it seemed like from photos/website when we set the reservation. (we are from Missouri) Front desk assured us that everything was ok just today isn't a good day. The next day same thing very rough ocean again not good for children. My wife had seen the receipt showing we paid up through Monday. Which we weren't staying Sunday night we have to leave Sunday morning to make it home to Missouri. I go to the office and politely say "I think there's been a misunderstanding we are leaving Sunday (tomorrow morning) but I was charged for Sunday night. They asked did I pay today? I replied with no I paid yesterday when I checked in. Their response was we can't do anything bc you paid yesterday and couldn't void the charge. They refused to refund Sunday night and kept our money from a simple misunderstanding by charging me for an extra day that I never wanted from the beginning. Claiming they can't refund bc they have to void whole charge then re charge you the correct amount. Which also isn't mentioned anywhere. The only thing they say regarding refunds is they cannot refund due to bad weather. I am not a bad review type of person. I want people to be aware and would hate for someone to lose their hard-earned money or not get the trip they were expecting. Our whole trip has been wonderful until we got here. We are making the best of it I will say seeing the ocean through the windshield like there is no ground in front of us is beautiful. Probably the only saving grace to this poorly run rv campground. Keep in mind I've been to many rv camp grounds, misunderstandings happen expections sometimes missed but will work with people. This rv park will not. Would not recommend to anyone...

Checked in at 1:30pm, setup and enjoyed the reason we cameโฆ the beach!! It wasnโt until 11pm that we saw a red battery light and realized we had been using our RVโs battery and not electric even though weโd been plugged in all afternoon and evening. We tried troubleshooting the problem in the dark with flashlights before bed and thought it could have been our old RV.
After a very hot July night without A/C, went into the office in the morning and the maintenance man (who was very nice!) came over and opened a box while explaining that sometimes the prior occupants of the RV sites open the box and turn the power off completely.
We couldnโt believe that this is a common issue but yet it wasnโt mentioned during check-in and there was no signage or anything on that box๐คฆ๐ปโโ๏ธ There wasnโt even a handle or anything that would suggest that box opens to the public!!
Went back to the office and asked to speak to the manager. One rude lady with an English accent said the manager Ginnie wouldnโt be in until the next morning. That next morning went back into the office and was then told she wouldnโt be back later that afternoon - Ha! So since that was our checkout day, left a message for her to call us later on. Waited to hear from her until 5pm and then called the office instead of waiting another day. What a joke their customer service is!!!
The manager Ginnie was then ARGUING with us over the phone and practically blamed us for the person who shut off the power box before our stay?!?! I suggested that maybe they put some kind of sign on the box or even say something when people check-in since it wasnโt the first time that this has happened! โฆCricketsโฆ She didnโt seem to care one bit about our struggles or stifling hot night without A/C due to THEIR mistake.
We didnโt receive any compensation after paying $170 per night for electricity that we did NOT receive due to no fault of our own!! We will spread the word about our negative experience and stay elsewhere...
