We stayed at Verde Ranch in our RV from February 2025 to April 2025 and really enjoyed our stay. It is situated about halfway between the outskirts of Phoenix and Flagstaff. Cottonwood and Prescott are also short drives. We are from southern Arizona, and few RV Resorts allow kids; it was refreshing to know that Verde Ranch is kid-friendly. The sites are both wide and long, which allowed us not to feel cramped, unlike other RV Resorts we have stayed at. Our kids had fun riding their bikes and scooters up and down the hills. My mom came up from the valley and rented a cabin for a few weeks. They were cozy, but enough room for our family of five to visit with her comfortably. Our kids enjoyed having a space to play and hang out with their grandmother. Verde Ranch also has covered wagons to rent, which looked super cute and fun. The clubhouse is huge, and activities are happening almost every weekend. Our kids made various arts and crafts projects and participated in tie-dye activities. There was a scavenger hunt for gold coins for St. Patrick's Day, and the kids had fun running around the RV Resort looking for them. There was also a tractor pulling a hay ride trailer around the resort. There is a workout center, a mini arcade, a pool table, and a shuffleboard table. There are also three pickleball courts for use. There is a small playground; the kids still enjoyed it. The heated pool is a fantastic bonus, as being in the high desert can get a little chilly in February. There are two hot tubs and a splash pad. The restrooms and laundry facilities were clean, spacious, and spread out around the Resort. It was also great being able to walk along the Verde River with our dogs. We have recommended this Resort to others and plan to stay here again. We camped at Verde Ranch RV Resort in a Fifth Wheel.

I hate leaving bad reviews but after almost a year at this park I felt like I needed to share our experiences. We are full time rv’ers so the experience for a short term vacation may be different.

Pros: close to grocery store and the interstate. Amenities are nice but we rarely used them. Laundry is clean and large- I thought price was reasonable. By far the best plus, Christie’s Caffeination Station food truck! Amazing service and even more amazing drinks!

Cons- Spaces- not level and no two sites are the same. When you live there long term they make you move spaces every 6 months. It’s so incredibly inconvenient. Especially since if you work for the park you’re somehow exempt from that rule even though they claim it’s something to do with zoning. It feels unfair and NO other parks in this area do that.

The river cobble on the edges of your site are dangerous to walk on. When dumping your tanks you’ll roll your ankle more times than you can count and if you have to park close to it, hold on to your vehicle so you don’t! It should be removed before someone gets really injured.

The internet does NOT work at some sites and they know it but don’t tell people. Spaces by the laundry room, good luck. The internet will not work.

Park Staff- many of them are pleasant and say the right things. But their execution lacks. We had several billing issues that could have been avoided if the employees had taken the time to do it right. Example- we changed the card on file for billing and somehow it still charged to the old card. I went back in, mind you having a heart attack, because it brought my account down to $6 which is why I changed my payment method. The lady at the desk did fix it for me but she also mentioned “they forgot to check a box”. Just super frustrating when you go in plenty in advance to avoid this happening and it happens anyway. Also your bill will be a different amount every month… no one can explain why. The electric is a fixed amount so I have no explanation and neither do they.

We also had an issue with our “mandatory” moves. One time we moved spaces, picked up our new parking passes, and then a week later got a rude voicemail saying we were supposed to have moved sites a week ago and that we needed to move ASAP. ok… we already did! And in that process they also lost our rigs registration and insurance and left another rude message about needing it.

Overall- this park is NOISY. Between the interstate noise, children running and playing in the streets (also dangerous!), sirens at all hours of the night and the staff’s golf carts banging over the speed bumps at way over the speed limit, this park is the loudest place I’ve ever lived.

We had a neighbor who was a mom of a young child near us and she had her bong sitting on her front steps all the time so we reported it. But alas, nothing happened to her and we were written up for having a small white step ladder in our yard. Mind you, the only reason it and some other items were in our yard was because we had just completed another “mandatory” move and we both work full time so we hadn’t had enough time to put everything back in its place. When you live in your RV it’s like a constant game of Tetris to tear down and set back up and it takes a couple days when you’re not retired. Seems we got on the wrong side of the GM somehow so between that and the long list of cons we chose to leave.

There are better parks in the area. As I said at the beginning, maybe it’s fine for a short stay, but for long term it’s a...

This is one of best RV parks around. We had a five week stay and when we checked In there was a hiccup and the front desk check in person could not fix my concern, tried to put us in the lower part of the park in row B and we paid for an under cover spot. The site they assigned us to in was not under cover to block the hot sun. We paid more for the under cover spot months prior. There were several spaces under cover, the entire time we were there that were empty to including the rv spot next to us. The lady at the front desk could not figure out the check in system to fix our concern. Butt... the RV Resort Manager came to our rescue and came up the hill with her golf cart and was very kind enough and show us a new spot fully under cover and that had the most breath taking views of the valley. This rv park has a beautiful club house, pool and exercise room. There is a an actual building off to the side of the front office for all the amazon packages that come in to include your mil.... When making a reservations you don't speak to the front office, rather a call center or folks working from home. This park has good communication with the customer and sends out lots of emails keeping you up to date. Electric is expensive and the cost went up during our stay. There are many trash facilities around. The one thing that is missing in the lower part of the rv park is a bathrooms/bathhouse for the RV sites. There are 4 bathrooms for the wagons only. Hopefully they will build a bathhouse. The laundry facilities are very nice and clean. You use an app to get the washer and dryers to work. The app is fantastic and lets you know when washier and dryers are available and when you own wash is done. Kudos to this app!. Cell service is not the best in the lower part of the RV park. It was great at the top of the hill. I did not use their WIFI. There are so many family owned restaurants in the local area that are all that and bag of chips and more.... If your looking for really good wine and Italian food, you must go to Moscato Italian restaurant. I still think of the best meal i ever ate there!. Additionally Bull Pen has great hamburgers. if you get a chance go to the Merkin Vineyard at the Hill Top... also Eden is a great little restaurant. I want to personally thank the manager of this park for making our stay one of best. Look forward to...

Cabin Life. We stayed two weeks in a 2 bedroom cabin with one other couple. First the good points. The staff was very friendly and helpful upon arrival and anytime during our stay. The pool area and clubhouse were very nice and well supplied.They also sent out notices of upcoming events and occurrences on the grounds. The cabin was clean and had a abundance of cooking utensils and dishware. The bedrooms did have a nice size wardrobe to store clothes. They also give discounts for week or month stays.

Now the downfall of cabin life. 400 square feet for a cabin is not a lot of room. Then to have 2 bedrooms, a bath, a loft area, and a small kitchen/living area in that space is a stretch. The bedrooms have a queen bed with just enough space to walk around them. The loft had a queen mattress on the floor and the ceiling were only 4 feet above your head, with very narrow steps to come down. The bathroom was fine with a nice size shower. The kitchen had a 2 burner cooktop with no oven. The refrigerator was full size. But the couch across from the cook area was so close there was no room for a table, only 4 folding tables. We cooked almost every meal there and one of the biggest problems was almost no counter space. For 4 adults we were on top of each other and we tried to spend little time inside. There is no way to comfortably have 6 or 8 people in a cabin and even with kids I would worry about hitting their heads on the loft ceiling or falling down the steps. They gave us 2 sets of towels per person for a 2 week stay and only one set of linens per bed for the full 2 weeks. If we wanted anything clean we had to do it ourselves or purchase more. We only had 2 rolls of toilet paper and they were reluctant to give us more so we purchased more. There was also a notice on the wall that they expected you to clean the cabin before you left. We didn't expect that and the morning we left we were scrubbing the toilet and shower at 6 in the morning. We did visit a one bedroom cabin and even though it was the same size, without the other bedroom, there seemed to be much more room. The one bedroom had a table, a bigger bathroom, and much more needed counter space. Would we ever return? Maybe if it was just my wife and I in a one bedroom, possibly, but with another couple...
