Stayed here for 2 weeks 2/2024 Pros: -friendly staff!! Loved getting to know the manager/office staff. Vicki and Gloria?? (so sorry if im forgetting your name!) were so awesome to chat with!!! Truly lovely people!! :) they were looking out for us and remembered us. -greatly monthly rate -we loved our site, 100% level, concrete and easy to park, great view of an open grassy area 253E -paying is easy, could pay with credit card if I am remembering correctly -some great neighbors, people care about their set up and space, and nice people live here, including full-time families, couples and elderly folks. I regularly saw families walking, biking, people enjoying their yards on a nice day. -new from flowerbeds shows me they do some projects -close access to highway 10 but have to drive 10-15 for main grocery stores. -felt generally safe. Comments: -our direct neighbor yelled a lot during working hours and evening. I could have told the office about the noise issues but I felt like they couldn’t do much probably for this issue. Not sure though because I never brought it up. -washers and dryers looked old. I didn’t end up using them but I could have. I really don’t know how old they are and didn’t check them out very hard, just decided not to use them by the looks. -fitness room and equipment is lacking. I would have used it, as it looks like it’s never used, but there is insulation falling from the ceiling in that room and I just decided best not hang out there. -the on-site managers are great but it seems the owner of this place could give back to the residents by working on those two amenities mentioned (gym & laundry). The rooms for the gym and laundry are huge & could use a few things to make them better. -the gate blocks cars from coming in at night to the rv park, as the gate is only closed at night with resident key fob access.. however pedestrians can walk around the gate so it doesn’t necessarily prevent theft by strangers or strange people from wandering into the park. I did feel safe though and the park is generally quiet. -surrounded by the oil and gas industry, this is a great place for people living and working in the area. All in all, I enjoyed my stay here aside from our noisy neighbor and lacking amenities, which ultimately didn’t affect my 2 weeks here but could be nicer for residents.

I give just 2 stars because the staff was great, absolutely no issue with the ladies at the desk or the guys who filled my propane. There are two sides of this RV park. One is what you see in all the pictures. Nice roads green lawns nice driveways. The other is like going across the tracks to the ghetto. Not because of the people staying there by no means! For the most part it's plant workers. There are some people who live there year round. The reason I say ghetto is because if the park owners invest money that that are making hand over fist on the road ways on this side of the park, and enforced the no parking on grass it might look a little better. There were also a lot of older trailers that looked pretty rough that doesn't help the look of the park. The flooding issue on the rough side was terrible. Many of us used pallets to get from our trucks to our trailers because of mud and standing water from the lack of drainage. The next time I'm in the area I will definitely be staying at San Jacinto Riverfront RV Resort.

People here just don't care about anything and it shows. It's basically a lawless RV Resort with no rules enforced. There is also no security patrol either. We have lived here for a little over a year. The place was decent when we moved in. It has slowly but surely gone done hill. The manager is lazy and worthless. She sits on her duff and watches TV all day. She does not do any rounds to make sure people are following the rules. The washer and dryers are always broken. Today is Tuesday, I pulled my RV and got it all setup last Wednesday real quick and took off back to the house to attend a wedding. I returned to the RV on Sunday, cleaned up a bit and got things ready for work for Monday, after I completed everything, I decided to relax a bit and catch up on my Netflix / Hulu. Here's where the problems start, the onsite internet kept kicking me off like every 2 to 5 minutes. I said no problem, I mean it's free can't complain. So I called Comcast to setup an internet connection for the lot, which Comcast stated that they could do, and scheduled me for Wednesday, I would have to leave work like 30 minutes early to be there, so I decided to call today to ensure that it was still a go, so that I could inform work I would need to leave early tomorrow. When I called Comcast today, they inform me that the Houston Leisure RV Resort has a no upgrade police in place, I asked and what does that mean, basically it boils down to them not being able to come onsite to make the internet connection at my lot without approval from Houston Leisure RV Resort. So I asked Comcast would them installing an internet connection would it interfere with the basic cable that is already setup at the lot, Comcast stated that no it would be an entirely different separate cable not affiliated with the basic cable. I call a gentleman named Rick that the front desk of HLRVR gives me, I explain to Rick everything that Comcast has provided me with, Rick tells me flat out NO, and the reason is anytime Comcast comes out to do any service work it interferes with the basic cable, even after I explained to him that Comcast stated it was a separate cable line all together. Needless to say, I called two other RV parks literally within a mile from HLRVR, and I ask them if it was a big deal if I had Comcast come out to install internet at my lot, not only did they say yeah, no problem, they encouraged it. So with all that being said, I will be moving my RV just as soon as I get the allotted off-time from work. So if you want to STREAM, PLAY GAMES, or anything of that nature, I would keep looking for other RV sites which are with-in a mile or two from this site.

EDIT UPDATE: Today is 04 March 2018, Sunday ... The owner called me back on 01 March 2018, Thursday and informed me that he would allow me to install Cable Internet at my RV Lot ... I told him thank you & he himself would have to give Comcast the authorization, which he states he did after I tracked down a number for him through Comcast Services, now I have to wait for Comcast finish their Serviceability part so that they can install it, something about a new lot, even though the lot next me is already on the list, oh well, hope this doesn't take to much longer, considering I just want to go in chill/relaxation mode after a 13 hour day at work. Now as far as the rest of the RV Resort, it is really pretty nice considering most I have been to is always lacking trees, you know because trees = shade which makes it much more comfortable in the RV world, and these trees are for the most part very tall, so the only time RV's are getting hit with direct sunlight is like 1100 hrs. to 1300 hrs. ... So that's a definite bonus to keep the trailer cool naturally vs running the AC hard throughout the entire day. Plenty of amenities that I can see as well, even though I don't have much time to utilize any of them, but from what I can see they all look pretty nice. Yes when it rains, water pools up in a few places, but hey what do you expect when in the Bayou City. Showers seem to not have much traffic, but I use them pretty darn early in the morning like around 0300hrs. , so I may not be the best resource to answer that question. I will keep this post updated and let everyone know the outcome if the Cable internet actually...

I don't know if we're all taking about the same RV Park or not, but this RV rental is beyond poor. I've been here four months and the rental RV my husband and I had was great in the beginning. As time went on we had toilet issues, (low water pressure without notice whether or not water was being worked on) maintenance sucks. I've called on a few gas and plumbing issues and it took to long and parts had to be changed. The internet service sucks big time. Little to NO service. When you ask the front office to check on it they just say, it's on No ones complained. Duh! What do you think I'm doing? Last week I called that I had trikling water. I called to have someone come out. The guy comes out and checks so called everything. I informed my husband there was still no water coming out of faucet. He then unscrews the faucet and low and behold he fixed it himself. The filter needed to be cleaned. Thanks for nothing maintenance guy. Then lastly but not least. This will be the give away. My husband went to pay rent. He literally was harassed two days in a row that we were late. Well according to our records we have never been late. My husband always made payment on a timely manner. But here's were the Epic fail with the girls up front was. As a customer mind you behind the counter. You go in inform them how long you'll be. She is then on her computer typing in info given by the customer. She then is given the card to charge the amount. Epic fail on her part she punches the wrong amount. You in turn are not charged right and then become late at her fault. As a customer i don't see the need to be harassed for something I was not at fault at. If that was the case professionally give me a notice. Come to me or my husband and inform me. But to just outright tell my husband you're "Late". No once but several times. I went over all my receipts of charges to our card and their so called printed log. Well according to all receipts we we're late because the clerk failed to charge us accordingly. We tried to fix this situation by wanting to speak to the manager personally. He was just as unprofessional as his clerks plus rude. Sorry, but my husband and I don't fix things over the phone. We wanted to do it in person. That never happened, manager never showed. So we packed up because management failed to address us. Just to let you know Mr. Manager, our business is now somewhere else and Thanks to you're cutting crew my husband had 3 fishing poles(valued at $400.00) stolen and your front office people didn't give a Damn! Adios Houston...
