Probably my least favorite KOA. Definitely NOT big rig friendly. We were in 2 different sites - the paved area is very narrow and very short - just barely fit our rig. 1. The nickel and diming - $10/day extra for a second car and $5/day for a dog - plus tax. We were there 2 weeks so that added up quickly. What bothered me most is they don't put that on their website and even though they made us pay for the extra car they admitted they had no place for us to park it. 2. The pull-through sites in the older section are buddy sites and super small, so as soon as you walk out of your RV, you're greeted by your neighbors trying to enjoy their breakfast/dinner/quiet time. 3. The sap that fell from the trees was ridiculous. My husband rinsed both cars, RV and outside furniture every day just to try to keep things somewhat presentable but the ground was so sticky that everything stuck to your feet and you dragged it in with you. 4. Even though we had a pull-through site, we had to back out when we left because everyone is crammed in so tightly that between the pick-ups across their sites and the trees we were not able to pull out. 5. Good water pressure as long as the neighbors aren't taking a shower at the same time, then it's the same as having someone in the rig washing dishes while you shower. 6. Our slides broke, we asked if they had any info on a tech that would help. I was handed a business card and told he's the only person they will allow in the campground and he's booked up for months. These sites are quite pricey so to have zero room to put out a lounger or enjoy outdoor time without strangers right there is not something I'm interested in. Excellent location and very friendly staff though.

We made reservations a year ago for this campground, I wish we could have seen pictures of the individual campsites in advance instead of just a map. We have a 37’ 5th wheel, we got a back in lot. We were sandwiched in, not hardly enough room to open our steps. We have never experienced anything like it. The only way we could park our truck was to park it in front of the trailer horizontally and it still went in the road. The neighbors behind us wanted to start a campfire and were afraid the flames might damage our truck, we asked an employee on a golf cart if we could park it somewhere near us so the neighbors could have a fire, there was a large area with dead grass not too far away, he told me you have to go across the bridge into a different part of the park to park your car. He said everyone always gets pissed at us about this. There was a maintenance bldg just one lot away so I went into the office to ask if we could park it next to the building. The gal said that we couldn’t because sometimes they parka golf cart there. Another gal stepped out behind the counter and walked outside with me, I was so frustrated with our campsite, now we have to move the truck…. The gal told me it was okay to park next to the maintenance bldg which was very nice of her, we are an older couple, and were leaving early in the morning. We moved the truck, and the neighbors were able to have their campfire. Their campfire pit was right under our bedroom slide out. We had to close the windows to not get the smoke in. Just crazy, not a good experience at all. I’ve never written a poor review before, but this was just an awful experience.

This park is a KOA. What else can I say? With that, many of you already know that they have a variety of lodging options and many things to do for families. For me, the thing that sets one KOA apart from another is how we are treated and how the park is maintained. The staff here is great. They are welcoming and very helpful. The park is well maintained and it has a good stand of trees. Spots are mostly gravel with the interior roads paved. The park is about 2 miles west of town so it’s easy to get where you need to go. Power was good, water was good and sewer ports were convenient. Sites are close to one another but not horrible. The pull throughs are offset so you don’t feel as much like you are staring into someone else’s space. One of the best things about this KOA is that they have just overhauled and installed a modern Wi-Fi system. The staff told me when we checked in that it is truly high speed and works great so feel free to stream anything we want. More parks need to be willing to invest in this type of amenity. The biggest negative about this park is that they charge $5 a day for a dog. So for a week it’s an extra $35. Not sure why they feel the need to do this. My dog doesn’t use any utilities. He doesn’t sleep in a cabin. He doesn’t swim in their pool or play on their swings. Sadly, we are seeing more RV parks do this and I think it’s simply another way for parks to make extra money.

The only reason I'm even giving it 1 star, is because 0 stars isn't an option. I guess the 1 star is because the kids had ample activities. Now, when we pulled in with our caravan, we had booked our 6 night stay over 5 months in advance. We had 2 fifth wheels with us. Upon checking in, we were told the larger RV was in a pull through spot. Nobody escorted us to the location. Once the spot was located, it was NOT a pull through and it was impossible to get the trailer to park properly since it was not a pull through. It had to be backed in, which made the hookups on the opposite side of the trailer. Before hooking up, we spoke to the front office and asked if we could move that trailer to a different spot. The manager was rude and uncooperative. We were told they would reimburse us the money and we could find a different park to accommodate us. No other local parks were able to accommodate 2 trailers on such short notice. So, we were stuck. Manager, Jim Mucci, kept saying that we were unable to switch spots (MANY were available and photographed) "because the computer system in South Carolina PUT us in THAT spot." The hookups were on the wrong side of the trailer, so it was difficult to hook up the sewer. We had to get a longer hose and the manager was a jerk about the way we had to do it to make it work. He griped and actually yelled at my in laws over this. They had dog poop in the shower/bathroom floor for over 24 hours before it was cleaned up. The laundry area had a huge hole that looked into the men's bathroom. I wouldn't allow our 6 year old son to use that bathroom after I saw the hole. When we were doing laundry the coin changer was out of order. We went to the office to exchange our cash and the front desk was rude saying, "there's a machine in the laundry room that can do it." We informed them it was broken and they huffed and puffed while giving us the change. The evening we left, there was MORE poop ON THE SHOWER DRAIN (photographed)! While we were there (7 days total) 2 separate incidents happened where employees of the campground acted recklessly and wrecked ATV's. One employee was fired and made a spectacle of it. One of the employees is a resident camper. He has his tent camped out on the furthest/only drop in spot for inner tubes. He gets intoxicated (broken beer bottles scattered about in his spot too!) and harasses people trying to launch their inner tubes by "his" spot. The manager is rude and a poor leader and his employees (for the most part) reflect his poor leadership. When we were checking out, the person in front of me was switching her spot-- with no problems! Ironic. This KOA needs some MEGA employee "housecleaning" starting with Mr. Mucci. It's a poor representation of what a KOA should be, accommodating, clean and family friendly. I know KOA was shown on undercover boss. The higher ups should do it again, and start with their Steamboat location. I look forward to visiting Steamboat again, but we will be staying elsewhere next year. Rudest management and worst customer service I've ever experienced. Would give 0 stars but that's not an option. In January we booked a cabin for our family for 5 nights at the end of July. We were then contacted this week (2 months later) saying they've decided to do a construction project and can no longer offer the cabin we booked. They asked if they could move me to a tent site since they had no other cabins available. I advised we don't have a tent, that's why we booked a cabin. They then told me that they had a cabin but it was only available for 2 of the 5 nights we had booked and asked if I wanted that. The other "great" option was they could just cancel all together (with full refund, as if that was them doing me a favor) and we could find somewhere else. Well, at this point I've lost 2 months and the majority of places are fully booked due to a large baseball tournament happening this same week. So, I agreed to take the 2 night so that I could at least have something while I looked for another place. I was then informed that the cabin they were moving us to was $100 more per night and they could not adjust the price (even though this was completely their doing). When I asked to speak with a manager I then had the great pleasure of speaking with General Manager Bob Junker. Bob began to get very rude when I asked if there was anything they could do due to the incredible inconvenience they caused us. He acted as if this was a bigger inconvenience to him than us and initially threatened to cancel even the 2 nights in the more expensive cabin they moved us to. He proceeded to tell me that they can get full price for the "premium cabin" they were moving me to and had no reason to give it to me for our original cabin's price. At this point in the conversation I asked to speak with his boss to which he said "No" and stated he can make whatever decisions he wants and ended the conversation.

You'd think that would be the end but the story gets better! After attempting to contact the owners of the campground to lodge a complaint I received a call the next day from good ole Bob saying they were just going to cancel my reservation all together and hung up. I guess my call to the owning company’s office made its way back to him. ‍ Thanks Bob for the incredibly horrendous customer service! Really well done! I hope you're proud of yourself for ruining our trip and making that extra couple hundred bucks! Here's to hoping you're not actually the owner and they eventually decide to get rid of you for causing their sales to decline by...

We had a lovely time during our first stay at the campground. We stayed in one of the deluxe cabins. It was well stocked with a necessities, including things to cook with toilet paper, paper towels, sponges, and linens for all of the beds. It was spacious enough for our group to all eat together and spend time together. our cabin had a nice patio where we could sit around the campfire where the kids could play safely. This campground has a very family vibe to it, and kids are always riding their bikes around the campground. It feels safe and very family oriented. The staff are super friendly and willing to help you with anything you need. It seems like they genuinely enjoy their job. In the middle of the campground, you can walk down to the Yampa river and fish or just hang out along the riverside. Town is a 5 minute drive away.

In general, the cabin felt very clean when we arrived and like it has been well cared for. It did appear as though the walls and carpet had probably not been cleaned in a while. I still rated five stars because when you go to campground and you’re staying in a cabin, you don’t really expect it to be quite as clean as a house would be.

There is a weird door between the two bedrooms that makes it so you can hear every sound. This is hard with kids but we made it work. There is a space under the stairs that is perfect for the pack and play for the baby.

We were pretty hot in the cabin at night. Opening the windows helped a bit but we were worried to leave them open overnight with bears, so we were very hot and had trouble sleeping. They did have a fan that could go in one of the rooms. This helped a little but not enough for us to be comfortable.

I would also recommend bringing a lamp for the bedroom. The light in the bedroom is so bright and not conducive to winding down in the evening.

The campground is unfortunately, right next to a major roadway, and there is constant traffic. It would be nice if there was a sound wall built so that you felt like you were a little bit away from the traffic.

My only other feedback is that it would be nice if the playground weren’t so close to where the cars drive. It would be nice if I felt my kids could run over there without me.

My kids enjoyed the playground and the mini golf and I know they would’ve enjoyed the pool if it had been still open for the season.

We would definitely come back and...
