My family and I stayed two nights at The Texan Resort. Despite what Arlen, the owner, said, we are far from “mean spirited” people, so I am attempting to write this review from a constructive standpoint rather than an angry one. And, if you can’t say something nice, don’t say anything at all, so I will start by saying that the Texan is in a nice, quiet location near the river and the cabins are decent and spacious for the price. Upon check in, we noticed dust and cobwebs throughout our cabin. We realize this isn’t a traditional hotel and rather a rustic retreat, so it wasn’t a deal breaker for us by any means. Unfortunately, we also noticed mice pellets along with various mouse traps throughout the home. Pellets on the beds, the couches and the kitchen counter. We requested new sheets for the beds and upon this action quickly realized that the management at the Texan could use some improvement. We were given the runaround and didn’t receive new sheets until our second night, leaving two of our party without a bed to sleep in. Upon mentioning our plight to Arlen, we were met with skepticism and an unhelpful demeanor. We were told there had never been problems in that home before, despite the presence of multiple mouse traps. An apology and a quick response to help would’ve been preferred. We were then told we could vacate the cabin that night (this was about 7:30 pm) and not be charged for our stay. We don’t believe this offer was made in good faith, as the owner knew we would have difficulty finding other accommodations in such a small town, at that time of night on the weekend. In addition, we were traveling with two small children who were already tucked away in bed. The conversation devolved to name calling from Arlen through text messages for which a screenshot can be provided. Unfortunately, it doesn’t seem that he cares how he talks to current or past guests, based on some of the responses to poor reviews that have been posted publicly. We were unclear on the checkout procedure and didn’t see it posted anywhere to look at, so we did our best to bag our trash, load the dishwasher and pile our laundry. This apparently wasn’t good enough, and we were told once again that it was our fault for not reading the rules on the website and we would be charged a cleaning fee, despite the fact we were forced to stay in a cabin which had very little cleaning done to it prior to our arrival. I know we aren’t perfect, and the customer isn’t always right, but a little understanding from the ownership at the Texan would be appreciated. I know you have a business to run, but treating guests in the manner you treated us isn’t doing yourself any favors. Perhaps some suggestions would be to leave extra towels, sheets, blankets, toilet paper and trash bags in the cabins so that these issues don’t arise. If you don’t want to do that, maybe just make it a little easier to attain these items. Posting check in/check out/cleaning procedures where they’re easy to see might also improve things. We received an email 30 minutes after we left detailing what needed to be done to the cabin before we were gone, and by then it was too late. Again, the blame was laid solely at our feet. Just an unfortunate stay, and it all boils down to the confrontational attitude of the ownership. Lake City is a great place we travel to often, and have met many wonderful people there, but unfortunately our experience with Arlen at The Texan Resort left a pretty sour taste in our mouth. It’s a nice location with a lot going for it, and I’d hate to see them lose business because of the way they treat their guests when they ask for something as simple as clean sheets. Read moreWe attempted to stay for one night at The Texan in Lake City, CO, but we could not. See, a place like this only has one job, and that is to provide the consumer with a comfortable place to sleep at night. However, there is no comfort (nor sleep, for that matter) to be found at The Texan because there is absolutely no way to lock the doors from inside. I cannot possibly feel safe in such a situation, and therefore I cannot be comfortable and I refuse to sleep knowing that, at any time, somebody can just walk in on me and I would have no way of knowing until it was too late. Upon complaint of this appalling lack of safety, my mother approached the owner with the issue. He said he could see if a latch (for a padlock) was available, but if there was an emergency, we would have to exit through the windows. Like a fire? my mother asked, to which the owner laughed. Upon looking around at the other cabins, ours appeared to be the only one locked (from the outside, anyway) with a padlock. We suspect that this was not a normal cabin they rented out, but rather one they cleaned out in an attempt to make more money for the holiday weekend. Of the two bedrooms, only one had a door, the other had a curtain that didn't even touch the floor, and there were cobwebs present in every window. An electric box with a missing cover (found elsewhere) was precariously perched in one of the bedrooms. The other bedroom had a turning knob light switch, but the knob was missing. The linoleum in the kitchen was torn up. At least the bathroom was clean. That's important.
We told the owner that we did not feel safe here and asked for a refund. He refused, telling us that he had turned down ten people already today so he could hold the room for us. We explained to him that we understood, but we weren't happy and would bring our complaints to social media. Two minutes later he reappeared and told us he had a new booking from Expedia and could now give us a refund.
We had this room booked since at least April 5th in order to cement our holiday plans, and we had a different room booked, but two days before we were supposed to arrive from New York, we were informed that our reservations had been changed. I can only assume that another guest who had arrived before us had gotten the unlockable room and complained as well, leaving us with this massive disappointment for the 4th of July holiday.
This complete disregard of a confirmed reservation demonstrates the substantial lack of integrity and professionalism on behalf of the owner.

Read moreWe booked our stay just before the Labor Day weekend 2025 and had previously (8 years ago) had a good experience at the Texan, but that ended abruptly when we entered Cabin 16. It was barely cleaned, we found a full juice box handfulls of chips, crayons and a sock in the couch. We went to make breakfast the next day and found the oven not working and the dishes needed to be washed again since they were filthy, which then led to us finding the sink leaking onto the floor which then made a puddle in the middle of the kitchen floor. The light fixture above kitchen table was being held up by the lightbulbs themselves which appeared to be from the 80's (probably the last time any effort was put into maintaining this cabin). Inside there were hardly any hooks to hang towels, coats or anything. There were unfilled holes in the walls throughout the cabin which added to that rustic charm. Outside the rebuilt built steps would turn over if you stepped outside the centerline of them, along with the porch light cover missing, most likely due to the roof leak so anything left in the middle of the porch was soaked by water leaking through. The one outdoor parking spot was basically a big mud hole that when it rain you would have to try and walk around the mud puddle and since the porch roof leaked you couldn't leave your muddy boots outside. Be bear aware in Lake City as well since there was trash throughout the complex from the bears getting into the garbage cage. We reach out to the managers to correct these problems over the 2.5 days and they were not able to correct any of the issues and they still haven't refunded us any money for the unused days (3) since we left early due to the poor conditions. Also since I forgot, the cabin beside "The Hiker #16 cabin" has a WT family living in it which the old lady would sit out and smoke most of the day and night while coughing with COPD like issues which kept us awake between 3-6am.
