This is a Very long review, sorry I had a lot to say.
Before I start, I want to say that you can ignore those reviewers who have said that the river wasn't accessible when they were here. I will give directions to the river under the good section of my review. My dogs love the river here.

I love this RV park, every dog is judged individually, not by breed. Many families have chosen RV living, because our dogs breeds are on top of most breed restriction lists for property owners insurance. I have my 2 pitbull mixed breed pups. Frayja & Beast help me sleep & deal with other issues that I've found I'm not good at dealing without their assistance. So I chose RV park living because of the nice parks just like this one, who's restrictions are based on the individual dog's behavior instead of it's breed.
Rates:: Nightly Rental Fee $45/night Weekly Rental Fee $310/week No idea if the night/weekly changed but Long-Term Monthly Rentals went to $700/month + electricity
::The Good::
Truly dog friendly,All dogs are judged by their actions instead of their breed. Absolutely no aggressive dogs are allowed here. That's decided by the individual dogs behavior instead of it's breeds reputation.
There's Cable & internet thru a local company for long term & For short stays there's wifi available & cable on the basic package. Best of all it's not satellite, the local company uses Wave. Laundry on -site A Small store setup in the office building for our convenience. Multiple towns near the park for shopping & entertainment. Nice showers & bathrooms cleaned regularly. One bathroom has bench & a shower sprayer you can adjust it's height or hold to shower. Great for those with medical issues that make standing for showers painful, like.
The Landlords & park managers are really helpful, they always respond to all messages/calls & maintenance requests when they receive them or shortly after if they can't do so while working with both hands, driving etc
They have an app that helps keep track of rent & electric, the app offers a way to increase our credit scores by sending the information onward to the credit Credit companies when rents paid on time. There's another app that the rent app that will advertise that offers a way to pay the rent in payments. The payment options have rent split in 2 payments,3 or 4 payments each month.
There's a nice river right along the backside of the RV park. If you can't find it, you just need to ask for directions to the path. Theres a path that starts at the dog park, theres stretching the length of the last row of RVs(those closest to the river), The path will pass a couple RV spaces before youl see the 1st of trails leading towards the river. A couple more have been carved out in the half a yr. Please remember to keep all dogs on their leashes while at the river or anywhere within the RV park (except the dog park) Even dog's who love most humans & animal's, may act aggressively to protect their family when any stranger(s) with dogs leashed or unleashed accidently surprise then or their family.
It's a Leash only RV park which means you shouldn't have any encounters with unleashed dogs out walking with their family. let's all keep it that way, by keeping all our dogs, big or tiny on their leashes while walkingthem outside the dog park.
This RV Park is Located near McMinnville & Salem plus there's a casino up the road.

Read moreIf you like living right on the highway… this is the place for you. Right by the train tracks as well. There’s also no shade or trees, so if the suns out be prepared to be cooked. You’re not allowed to put up a little fence (probably bc they need to mow, understandable), so your neighbors dogs will poop all over your front lawn and under your trailer, then you get in trouble if you don’t pick up their dog’s poop🙃. I can’t count the amount of times I’ve opened my door to the same three off leash dogs barking or growling at me (pug, heeler, French bulldog). Then, when you take your dogs for a walk you have to avoid all the off leash dogs that like to run at you. The kids will also use your trailer as their bike rack. The showers are ok, but usually dirty. Often we find hair globs on the floor, wet toilet paper on the ceiling, and lots of trash. The laundry room is fine; small washers that barely fit a normal load, the dryers are good size, they raised the price, and the app is terrible. The “better” spots by the river aren’t really all that different from the normal spots, you might get some shade tho. Just wish there was some form of privacy between spots so I could open a curtain, you’re view is literally inside your neighbors trailer. Probably the worst park we’ve...
Read moreUPDATE- Since my original post we have stayed several times, just more pros. The manager definitely addressed the cold bathrooms, they are not only much warmer but the locks are better and they are cleaned all the time. Wi-fi was great, Jewel still friendly as ever and all the little pups leashed. Definitely easy in and out for a quick stay, pull in to enjoy both McMinnville and the coast, great central location!
Pros, easy in and out, felt like the speed limit was abided by, bathrooms and laundry on site, very friendly on site help-Jewel, stores and gas close. Some fast food but also sit downs near as well as the casino and a short drive to Lincoln City. Small trail to the river for a view, dog friendly areas.
Cons, bathroom was very cold in the winter like there was no heat at all, app for washers was very delayed due to wi fi connection, I saw a lot of people dealing with that. VERY aggressive dog next door that lunged at me multiple times and that the frail owners struggle to control.
