My family and I rented the swimming hole and I couldn’t be more disappointed with this place. I can’t believe that they wouldn’t do a formal walk through before renting this place out. It looked like it hadn’t been cleaned since 1972!!! Cobb webs visible everywhere. Bugs on the bedding. I pulled back our comforter to find rat droppings on the bed, ON THE BED WHERE THEY EXPECTED US TO SLEEP. In the bunk room behind the couch the wall wasn’t even finished, they just put a couch there hoping no one would see it. The kids saw rats crawling up the ceiling coming from that hole in the wall. The kids restroom shower wouldn’t turn off. The water had a bad smell of sulfur, clear sign no one had stayed there in a while. This place was a health hazard to say the least. They ended up relocating us and asked us to take our rat infested bedding with us. Just to turn around and charge us for taking a comforter which we were instructed to do so in the first place. We lost a whole day packing up, relocating, having to unpack and having to wash all the bedding just to use where we had been relocated at. The pictures shown on their website are so misleading. I wouldn’t rent from these people ever again. Very disappointing and disgusted at how they run...

We stayed at Monte Vista, which was a nice place. Upon our arrival, we discovered that the place was not very well cleaned. The toilets were the main issue. They state that if the place needs a “touch up”, they are happy to send someone over. This suggests that they already know there’s an issue with their cleaning crew. The dryer doesn’t work. We washed towels and had to dry them outside after running several cycles in the dryer. Finally, the reason for my one star review: We also had to deal with very little or NO water pressure the entire time due to rolling brown outs for water conservation. They acted like this was a new thing. However, recent google reviews prove that they knew this was going on and failed to disclose this information. I understand this is out of their control. However, I believe prices should be adjusted, or at the very least, they need to let people know that they will not have water at times. The solution that we were given was to bring ice chests to their office to fill with well water so we could flush toilets. We paid way too much money to have to deal with this inconvenience. I think we’ll find somewhere...

We just left 71 Laurel Ln Concan, TX…dealt with NO water and no water pressure. House was not cleaned thoroughly upon arrival. Items were broken(chair, back screen door),refrigerator was malfunctioning and trash was piled in receptacle upon arrival. Whoever owns this property should strongly consider using a different management company. We spoke with Bob and attempted to inform him of issues and his excuse was, “he doesn’t sit behind a desk.” He was hostile at the onset of the phone conversation because he was out of office when we went to check out…although I’m sure his staffed warned him that we were coming in and left fled like a coward instead being a man and facing customers. He was very rude and disrespectful and he stated his staff informed him that they were treated disrespectfully, when in fact, they weren’t. I don’t know if his staff was lying to him or he was lying about what his staff informed him of. DO NOT book with Frio River Fun. Save yourselves the headache,...
