Pine Trace — Hotel in Spring

I give it a one because I'm forced to give a star ⭐ when it should be zero Stars . I am buying my mobile home and I regret it with the bottom of my heart if I knew how things are here I would have never moved here . I have held myself from giving this place a rating because I tend to mind my own business and I tolerate a lot . But at this point I am very Fed up . A few months ago my husband got a phone call from the office saying that he needed to come into the office right away. Because a dog bit one of the workers from the office. But we don't own any pets and amen by the name Frederic smith said that he was positive 100% positive on my porch . So then they made a sign a paper saying that we would never own a pet . Come to find out it never happened in my porch & it happened the next block away . I don't know exactly how they run the office but before accusing people I would make sure that I know exactly what I am talking about . This is not the first time that they get my address wrong one time they left a huge red pink notice that I had to move out ?? The person from the office got the wrong address . There's a lot of little inconvenience and embarrassing situations and it could all be avoided if they actually hired people who could read a correct address. I picke this place because I had a swimming pool gym but nothing never works the gym equipment is always broken the swimming pool it's not open year-round there's trash beer cans everywhere dogs running loose lady who walks her dog let's her dog poop in my yard . It's mind-blowing how they made me sign a paper saying I am not allowed to have a dog but yet I have to pick up dog shit every other day . The people from The office had a really bad attitude the people from the office have a really bad attitude they are not very friendly or happy people you don't feel welcomed any confuse you the man in the office cuts you off and doesn't even answer your questions . Supposedly they have security guard and I have never seen a security guard they break into people's cars they steal your mail I had my package taken in the beginning of last year . I really thought that I was going to come here and be happy I & my husband but it's not a happy place it's not safe . It's not safe for children either big dogs running around and people racing down my block . I suffer from multiple sclerosis and epilepsy . So if I really needed I would be able to get a service dog but I guess I can't now because I was forced to sign a paper saying I can't...

I agree with Ms. Castillo. We've also had our bad experience. Unfortunatly, my husband and I had just moved our new mobile home into the community when we found out it was "OUR" responsibility to invest on the lot and provide the sewer and electrical services!! which means the lot had none of those and we had to spend $1,700 on the electrical connections and $2,500 on the sewer! When I had signed the contract it clearly said those services were going to be provided but it was all a lie!!! I was not the only one with that problem my neighbor had to go through the same issue. That's not all.... about a month ago 3 black people broke into my home at 9:45 in the morning my husband and I had just left for no more than an hour when we saw the broken door, they even stole my frozen foods from the fridge and the sodas not only that they stole my husbands clothes and shoes, and they even stole the wedding video we had!!! that's not all there's a sheriff that "guards" and when we ran for help he didn't even rolled the window all the way down, he didn't even bothered to take a look he just said he was getting payed to guard the office and that we had to call 911. Now we have a security system but even so we are not safe in here anymore a lot of black people are coming in to the community and crime in escalating!!!!!! My advice to anyone interested in this community is to do YOUR research and ask people living in the community for information. Don't even bother going to the office because they are just going to sugarcoat everything for you. In all honesty I don't recommend this community it looks nice and peaceful but don't let that fool you. I'm trying to move out from this hell...

I have been a tenant for a year now in the "New Section" and I have had nothing but trouble with the management/office staff. Never answering calls, never responding to repairs/fix-its take up to 2 weeks, always loosing your payments and never fails they provide you with a "LATE NOTICE"/EVICTION when its their fault in loosing the payment. I have notified Corporate about the accounting issue's and nothing has been done. Its sad the amount of money you spend for homes they are NOT worth the price they are asking(Falling Apart). My neighbors have 10 dogs in their home they poop in my yard and never clean it up and my children cant play in our own yard when the dogs are out running loose because growl and bark at them IN MY OWN YARD, cant put up fences for the kids to be able to play safely because the streets are so full of speeders with near misses hitting a child. Down the street dope deals are going on cars in and out all hours of the day/night. Where is "Security" ? I haven't seen a sheriff in over a month. The homes being robbed in the daytime. I thought when I saw this place it was a nice place to call home I was WRONG. If it wasn't so close to my job I would MOVE-OUT ! ATTENTION CORPORATE OFFICE - GET SOMEONE IN THE OFFICE THAT KNOWS HOW TO RUN AN OFFICE !!! ON 6/10/2016 APROX BETWEEN THE HOURS OF 1:AM - 6:AM MY TWO CARS WERE BROKEN INTO ALONG WITH 11 OTHER CARS ON MY STREET. A NEIGHBORS HOME WAS ROBBED TVS, SOUND & GAME SYSTEMS, MONEY, JEWELRY WERE ALL TAKEN. ACCORDING TO THE CONSTABLES OFFICE THE "NEW" SECTION OF THE NEIGHBORHOOD IS BEING TARGETED.
