Where to start. It is quiet and there are some really great people who live here. That is about all of the good things that can be said. There are about 150 spaces. They have gone up on the rent again, but they make no changes or improvements in the park. The internet is intermittent at best, don't even bother on a weekend or weeknight. You can get AT&T through your cable box, but they have to have AT&T do the wiring to your space, so they don't tell you about that. Whatever you do DO NOT Drink the water. It is from their well and not clean. Water also goes out frequently. There have been at least 2 times that I was in the shower and it just stopped. Last year the park flooded and caused pot holes to form on the roads and they have never been fixed. We had to make calls to the county ourselves to get Agnes worked on and the trees trimmed up. It is very hard to get trailers in and out of the Park on North and South Road due to the large holes. There are no trees in the park itself, so no shade of any kind and roads are dirt so everything stays dusty and dirty in your trailer. There are old junk vehicles parked in tenants spaces that haven't been moved since we moved in almost a year ago. There is a community center but it is closed off, they have a Washateria. They now charge 1.75 for a washer or dryer and they are very small machines. This is a new increase from 1.25. One regular load has to be split into 2. Dryer will only dry 3 pairs of jeans at a time. They charge .11 Cent per Kilowatt hour for electricity so a 50 amp 2 AC unit can run 75 to 100 in the summer due to there being no trees in the 90-100 degree heat. You are not allowed to plant anything, not that you could as the park is sitting on bedrock about 2 inches down, with tiny black rock spread on top. You can't keep the rock out of your trailers and it will ruin your floors if you pull your slides in without first using a long vacuum hose to get any of the rock out from under your slide. What little grass there is consists of mostly weeds. They mow maybe every 2 weeks and it is your responsibility to weed eat around your space. When the park employees did the weed eating everyone was having to replace their septic hoses because the worker kept cutting them. They have 4 dumpsters by the community center that are always full of furniture, etc. On Thursdays, when they empty them you can hardly get in and out of your trailer without flies buzzing in. They are bad the rest of the week also. MOSQUITOS are now the problem, they are the big salt water mosquitos and hurt when you get bitten. Needless to say they don't spray. You have to really watch your monthly invoices as we have been double charged for rent and mischarged for electricity usage. I take a photo every month and keep copies of the last month for proof of what the invoice should be. They are not GOOD SAM approved. They have RULES that are posted, but have not been enforced. For the 3 months we have been here I have not had a full day of decent speed on wifi or ethernet. A young kid is doing the work with little diagnostic equipment. I complain every day and beg them to get a professional. Cost is discounted to $20 but will rise to $35 a month. Showers are an extra $30 a month. Electricity is a full 3 cents per KWH more than market rates. Water and sewers free at this moment but check because I think they will nickle and dime you to death soon. Laundry just went to $2 a load and no duvets according to management. Mostly long term residents which I like. Their spaces are well lived in with yards and sheds. Starting at 5am every day the noise of people going to work in mostly pick up trucks will wake you up. The guy a couple of lots from me has a truck with little silencer or muffler and is so loud. The roads between rows of trailers are made of mud with some gravel. After a heavy rain you need a truck to get out and they always cause large divets and pot holes. The camp is run by Gruppenfuhrer Donna. A passive aggressive woman who will kick you out for very little reason and is judge and jury. There are no checks and balances at the moment. I am about to start a mini revolution to change this. Everyone is scared. We need a committee of volunteers who will hear the charges and make an impartial decision when someone is threatened with eviction. You are on a one month contract and they can terminate for ANY reason. My wife is handicapped and in a wheelchair. If they have no qualms about evicting us just for complaining then no one is safe. Your holiday will be ruined worrying whether you are doing everything right according to Donna and her army of spies. Nasty management. Owners only care for the dollars. Don't come here and maybe they will be forced to take a look at systems and services. Park basically surrounded by fields. Snakes and bobcats abound. The park is in the middle of nowhere, off a road which goes to some small quasi towns and loops back on itself. Read moreWe have lived here over a year, the place is quiet and does have a peaceful setting. But I have repeated asked mgmt. to get the South Road fixed. Huge potholes from the flood that washed out the road in April 2016, over a year ago - still hasn't been fixed! And I agree with some of the other reviews, they have let some long time residents completely junk up their areas, and are clearly NOT following the rules that have been outlined to every other newer resident. Some lots are full of old junk, old vehicles, furniture and all kinds of other stuff - packed all around then dilapidated RV's - as well as allowing them to build porches, decks, and sheds out of anything (pallets, shredded tarps, metal roofing - or any other wood scraps that could be found - which is very sad. As this could be a very nice park, if they would add a few trees, and upgrade the roads - I think full time residents would be perfectly willing to pay a little more, for a slightly nicer environment. And I agree on the free WIFI comments - it's a joke. I have never been able to successfully connect to the park's WIFI - so they shouldn't even mention they have it. And the water supply is very poor - both pressure and quality, we have double filters on all water going into our RV - and have to change them often.
