I will start by saying that I strongly prefer state park and Army Corps campgrounds over every privately-run campground I've ever stayed at, so take that bias into account when you read my honest review.
This place reminds me of frat row on game day. Some people want a campground experience where they can party until 1am every night. Most people around us seemed to be enjoying their stay. My daughter enjoyed it. My husband and I did not. We were there on a busy holiday weekend and expected a crowd, but this was not a relaxing experience. Like frat row, almost everyone was friendly, music blares at all hours of the day, you occasionally smell something surprisingly delicious on the grill, but then that smell is quickly replaced by the overwhelming smell of pot smoke and alcohol. You don't quite understand why everyone is wearing light-up devil horns, but a friendly person hands you a free pair so you smile politely and take them. If you love to tailgate, you're probably in heaven.
The bands, while good, played until at least 11pm every night. Our site was very close to the front of the park, so there was no escape from the noise. Even the white noise of our AC couldn't cover it up enough for our daughter to sleep. After the bands were done, we had neighbors using an impact driver at midnight, idling very loud engines for no apparent reason, and screaming bloody murder at each other. The roving bands of teenagers, who were all supposed to be in their sites by 10, were quieter than the "adults" around us.
The bathrooms by the office are dated. While they were obviously cleaned every day, they are overdue for a deep clean. I saw staff busting their butts to clean them and the laundry facilities, and they do genuinely seem to care. The showers function, but there are only 6 for the entire park, at least one of which was broken on our final night. No one here seems to wake up before 10am, so go early and there won't be a line. Their septic system was backing up, so using the shower in our camper wasn't a great option. I did not use any of the other bath houses. My husband said they at least had functioning locks, which was an improvement over the ones I used.
Our site was mostly level but VERY narrow. We couldn't put our awning out all the way with the slide out. Luckily, the sites are pull-through so setting up wasn't too much of a chore. The firepits in our part of the park were all immediately next to the road, so if you wanted to cook or relax around the fire without the seasonal folks staring at you or random passerbys commenting on your setup, you were out of luck. Again, I like private, quiet spaces when camping. Some people could say this arrangement helped build community. To each their own.
All of our interactions with staff were pleasant. The activities they arranged were among the best of any private campground we've stayed at. My daughter loved the playgrounds, crafts, water slide, pony rides, s'mores, etc. I appreciated that they were all included. Karl and his team aren't going to nickel and dime you for everything like a Jellystone or many other family campgrounds. I wish the pool was cleaner, but it was packed so I can understand if the filtration system couldn't keep up. By the end of the weekend, the pool water was murkier than the river water. You couldn't see the bottom in the shallow end.
My honest assessment is that I'd never come back, but also understand why people seem to...
Read moreThis place seemed like a dream on paper, fun activities and great location, but in practice it turned out to be very intolerant of school aged kids. If you’re Visiting with adults or babies/toddlers it shouldn’t be an issue, you’ll feel welcome. But when we arrived as three families with a bunch of kids (the youngest being 9), we immediately became the target of attention of the management. Our kids were in an age that they venture out on their own and don’t need constant supervision as they don’t put things in their mouths and don’t run in the street. It’s an age where they need space to explore but we’re still aware of where they are and what they’re doing and have older siblings watching the younger ones. But each time our kids did something: ride bikes, go swimming, go to lake, teenagers messing around, arcade, playground, showers, etc. the management had an issue, and drove their little golf carts to complain that our kids are not supervised and that it isn’t their job to babysit them. At some point they even threatened our kids they were going to call the police department, and called them terrible names (jackasses). As a mom of 5 I have plenty of experience and have never been accused of neglecting to watch my kids. I understand clearly that kids need supervision, however at an enclosed campground without major roads, crowds, and urban dangers we expect to give them the freedom to run around and play. This place was way over the top about their tolerance of kids and their parenting expectations and made us feel uptight at every step. I didn’t relax this weekend. I felt I was under the gun the entire time. Our kids felt like they’re in trouble with the principal before school even started. We have plenty of time to be uptight all year long when we’re at work. We go camping to relax and recharge and let our kids be kids. Unfortunately, we drove 4.6 hours to feel as if we had to be in line at all times or else. Another note, if you’re in a tent, there is only one facility to shower. The other bathroom facilities did not have a shower. The walk from our tent site to either restroom was about 5 minutes through gravel. In the dark or in the morning when you have to go urgently it feels very far. We commend this establishment for their wonderful programming for labor day weekend but Unfortunately will not return as we did not achieve the R and R we came to enjoy. I rated it average rating because it was clean and had amenities and...
Read moreUpdated review from 3 star to 1! Due to the unprofessional response! Photos don't lie but you do!
We stayed for a full week in July 2025.
Upon arrival, we waited about an hour to check in, there was no one in the office, no response from the walkie left at the door, and no answer on the provided phone number.
Our campsite was overgrown with tall weeds, littered and so many pine needles. It looked like no one had cleaned up after the previous guests. We had to clear quite a bit of trash before setting up. The picnic table was rusted and worn, and unfortunately, our rug was damaged from that rust.
The pool was closed for 5 of the days we were there by the state! The river itself had a greenish tint near the edges, and the mud was excessive. The water really should be tested. The beach area on the river was not maintained at all.
The bathrooms were surprisingly well kept, but the showers seemed outdated. They worked, but they could use attention
On a positive note, the roads throughout the campground were well maintained, and the option for daily pump-outs was convenient, though it would’ve helped to have the Y & N tags explained upon arrival rather than five days in.
As for the scheduled activities, the calendar lacked clarity. We arrived at 2:15 for a 2–4 pm event only to find out tickets were already gone, and we hadn’t been told we’d need them. Bingo was enjoyable, but again, there was minimal information, and we had to chase down staff to find the location.
Most of the seasonal campers were very friendly. That said, many of the campground rules don’t seem to apply to them, they speed around in golf carts and block the boat launch without consequence. Karl came across as intimidating, though I understand he’s trying to keep things safe. As a fellow business owner, I get it. Still, warning kids they’ll be kicked out just for riding their bikes a way he doesn't like felt excessive. A softer approach would go a long way. We camp frequently throughout the Northeast, and this was the first time we felt unwelcome at the start
Since the owner tends to respond to reviews in a passive-aggressive tone, I documented our experience with photos.
Overall, this campground has potential, but it’s in need of attention and improvement. We would stay again to only sleep...
