Stayed here 2/5 and 2/6 2018. While traveling to Tuscon from Las Crueses, we called Rincon East and made a reservation for the two nights. Repeated that the reservation was for two night on three occasions during that call. Checked in and the balance due was low, so I again confirmed that our stay was for two nights and was advised, yes. Right off there was something wrong, advertisement states escort to site, however,, there was no escort. Got the the assigned site and there were belongings on the site? Backed in and the guest from the site behind stated that the occupants of the site were our for the day, however, they were returning? Called the office and relayed this information and there was confusion on their part and they stated they would check and get back to me. Office called back about 5 min later and advised they were assigning a new site, so we moved off the site and down to the next site only to find a truck parked on that site. Tried to make contact with the guests on each side of the truck, no one home. Called the office to advise and they informed me that the truck parked their was out of their control, I asked what I was supposed to do and they stated that they would send the maintenance crew down. 15 min later maintenance crew shows up and does the same thing I did and tried to reach the guests on each side, no one home. Guest from across the street comes over and tells the maintenance crew that the site they are tying to put me on has no sewer?. Called the office and they stated they would have to see where they could put me and to sit tight. Office calls back 10 min later and provides another site across the street from the first site. Finally get set up an hour and a half after our arrival. No cable on site, note advertisement states one of the amenities is "cable" no asterisk next to that amenity, asked the maintenance man about cable and he says no cable. I state that his campground ad lists cable, he replies, not my campground. I asked if he worked there, he states he is only a maintenance man and that he only works there, I asked if there was anyone accountable at this "resort"? He said he was not looking to argue and walked off. Called the office and asked about the cable and was advised that cable is only on the "deluxe" sites. I asked about the ad and was advised that they were already no going to charge me for the second night due to all the issues experienced and was advised the only thing I could do was leave and they would refund all money, I asked where I would find another site now that it is 4 j||In the afternoon? They stated sorry but that was all they could do. I asked to speak with a manager and was advised they were busy, I asked for their CEO and was told I would have to call him at their other resort. Called and was advised that he had left for the day and explained the situation to the office manager, she assured me that the CEO would address the next day. Meantime, guests across the street at the first site we were directed to returned and wanted to know where their belongings were, advised maintenance took them as they were not supposed to be there. Gentleman states they were supposed to be there two nights and that his wife had paid already. I replied that was we were told when we made our reservation also, only to find out that was not so. Gentleman went up to the office to find his belongings. I asked the wife if there was cable on the site and she replied so||He did not know, I checked and the cable connection is there and in tact at the rear of the site, "deluxe" I ask, no she answered... some time later the gentleman returns and they end up leaving the resort? So, today around 3 PM I get an in person visit from the CEO who basically told me that I did not experience what I experienced and that they have been more that fair by "refunding" the second night, this brought a smile to my face as he was essentially denying his staff failed to charge me in the first place. He advised me that I should wipe the smile off of my face and I replied that it is funny how all of this is suddenly my fault and that I should be greatful for his supreme presence no generousity and that he would be glad when I left. I told him that his customer service was lacking and that he was treating me like a piece of $&@?, he replied that I was a piece of $&@?, told him to go to &@$! as he stormed off of the site. Now we have been RV'ing back and forth across the country for six years and have never, repeat never had an experience on par with this one. What a way to finish up a...

We rented a park model at Rincon East in January and February. It was an older unit that had been refurbished. It had new appliances, nice kitchen supplies and was beautifully decorated. However, we had multiple problems. When we checked in we were told the unit was ready except that the new oven needed a part that should arrive and be installed the following week. The oven was never repaired in the two months we were there. When we rented the unit, we were told it would have at least one recliner. We had only a sofa--no chairs. After unpacking, we discovered there was no hot water. My husband checked around and found a breaker off so he fixed that. A couple hours later, we realized the furnace was blowing air but not heating the unit. We called their 24 hour answering, but no one was sent out until the following day. We woke up on our first morning in the unit to a dusting of snow outside and 56 degrees inside. We did have a very small space heater we had brought from home that raised the heat in the living room to 60°. The service guy came and decided we were out of propane so they brought us more propane, but we still did not get heat from the furnace. They did move us to another unit until it was fixed the following day and we moved back in only to have the brand new toilet stop flushing so they had to come and remove calcium from the water lines. The screen door to the sliding door did not work and the sliding bedroom door came off its tracks. We reported that but no one ever came to fix it so we could not close off the bedroom if one of us stayed up late or got up early. We did have to call again in February to have the kitchen faucet replaced. It apparently was stopped up from calcium also. Thankfully, the maintenance guys were very nice, but there were just too many issues to give the park a good rating. The manager said he was going to comp us restaurant gift cards for all the issues we had, but they never materialized. Aside from maintenance problems, we could hear dogs barking several times every day and, although this is a 55+ park, our neighbors on one side frequently had grandchildren visiting and, given extremely close proximity of units, they were very noisy right outside our windows. Also, I was interested in ceramics as was listed as an activity, but the kiln was broken with no repair date in view. We also bought tickets to a park breakfast. The tickets listed meal hours from 8-11. We arrived at 8:45 to find the breakfast already over and were informed the tickets had the wrong hours printed on them but nobody informed us of that in the activity office when we bought them. This park also charges you for electricity and propane when you rent a park model. Our electric bill for the two months was approximately $115 and propane was $150 after I reminded them about the two day furnace issue and we were given $50 off on the propane charges of $200. We felt that was a little exorbitant for a unit that is only about 400 sq. ft., and the fact that I did very little cooking and no baking at all because of a non-working oven. Our total bill for two months at a 600 sq. ft. unit in Florida the previous year was only $46 and we had a working stove and oven and washer and dryer in the unit. All in all, our stay was not a very enjoyable experience and we will not be returning...

I have been staying here for a few months each year for 3 years now. Initially, it looked and felt amazing. The community was very friendly whether they are FT/PT, snowbirds, RVers, it felt like the people is what made Rincon East one of the highest rated RV and 55+ parks in Tucson. I had heard about the new ownership from the beginning, but no one had much experience with them. Well, 3 years in and sadly the park has changed, for the worst. New management seems focused on maximizing their revenue with little concern to the community. The park is full of new park models all selling for well over $100k, and has reduced their RV spots. Residents of older park models are being forced to re-side their units if they want to resell at any point (average cost $10k). Annual rents have gone up each year and this year by almost 10% for both park models and RV's. Some residents are now being charged an additional $1800 (on top of the 10%) because their lots are now considered "view lots" with a higher rent. The park management has approved improvements, additions, painting, siding that individual residents are making only to come back to them after the fact and say they have changed their mind or changed the rules and what they initially approved is no longer acceptable. Management has no concerns about the added expense to the residents caused by their actions. The feeling is that the park management is making demands of the residents to improve the park so the owners can raise rents and increase their revenue and there is no longer any acknowledgement that it is the residents who have made this place special, and they are now being pushed out one by one. You will see an increasing number of older models for sale at the park as well as the sister park Rincon West, this is because folks are giving up. There is less staff maintaining the park, reduced services and additional costs added wherever they can be. To add insult to injury, the communication from the owners and management is atrocious, most of these changes have happened with no warning and coming in letter form, RVers learned of changes when they got here. The owners hide behind the managers and there is no one for residents to really talk to. Since this is a 55+ park, I am hoping that there are some protections for seniors in state law and am looking into that. Sad to see a place that has been so beloved lose its...

Can’t begin to thank Rachel & the staff at this resort. After some miscommunication about location ( East vs West) Rachel was able to handle both the Cancel and booking with a smile, couldn’t be more impressed. Location is nice,tucked away along a wash with access to biking paths and hiking within short drive, plenty of shopping and such conveniently located close by. Resort is on smallish side with nice lots it’s mix of RV & Park model. All the amenities at the park are clean and well maintained, pool area is nice and we did get a couple pool days in during week stay. Crowd is friendly, lots of activities and people doing them, we will be staying a moth next year and may get involved. We almost feel we may have been guided back to Rincon after a $#*§€£} experience at at another ( I won’t mention the place but you can check our reviews, it sticks out, this is the ANTI that place😂😂) we spent time at the West location in 2017. Friendly resort, friendly staff, great location in a area we love…We will circle back next year but it’s looking like home.

This place was soooo cool! To start, it's one of the most accepting and friendly communities that I've ever found on the road! Met many people I hope to stay in touch with for a long time. The amenities are awesome. Excellent spa and pool center. Took a woodcrafting project off of my to-do list in the wood shop on-site and now I have a rolling tray in my camper cubby. Played more pickleball than I ever thought I would and found a new sport love. Even finished a book or 2 from the library. What an excellent month! If we hadn't bought a house locally, we probably would still be there. Don't let me forget to mention, this park is quieter than any RV spot I have ever visited. Just placid and peaceful. If I had 1 gripe, it would be the showers in the community restrooms. There is barely enough water pressure to get dowsed, even if your doing laps in the shower. Remember the "Bad Hair" episode of Seinfeld? Yea, that kind of lack of water pressure! LOL We may go back and staycation there, just because we had such a great time!

I give this Park, it’s grounds, activities and especially its staff a 10 star review out of 5 lol. We stayed here for the months of January and February and now that it’s time to move on we don’t want to go! We stayed in a deluxe site with all hookups, a picnic table, landscaped site and cable. The ONLY issue is trying to get into the site without taking out the palm tree but even with that said, the Palm Trees really make his Park. Well, them and the huge hit tub, sparkling pool, again SPECTACULAR staff, outdoor activities and all the great workshops (unfortunately closed now due to COVID). Will stay again!

This place was soooo cool! To start, it's one of the most accepting and friendly communities that I've ever found on the road! Met many people I hope to stay in touch with for a long time. I give this Park, it’s grounds, activities and especially its staff a 10 star review out of 5 lol. We stayed here for the months of January and February and now that it’s time to move on we don’t want to go! We stayed in a deluxe site with all hookups, a picnic table, landscaped site and cable.
