We've lived here for about a year and a half. There are great amenities and daily, weekly, monthly activities for those who like to be active. There are 2 pools, a family pool for residents with visitors under 21 years old and an adult pool for anyone 21 years old and older. They offer water aerobics 5 days a week, water volleyball, and water yoga. Beanbag baseball, bocce ball, pickle ball, shuffle board, card games, game night, bingo, arts and crafts, line dancing, karaoke, horseshoes, monthly lunch/dinner outings, dominos, mahjong, pinochle, Friday morning coffee klatch, and large events/dances throughout the year. There is an arts and crafts building, billiards room, library filled with books, a gym, a community garden, a sauna and a hot tub. The clubhouse is available to rent for private events. If you enjoy volunteering, there are plenty of opportunities to help with or lead events. There's no reason to be bored! It's peaceful and quiet for those who prefer to stay inside their homes to relax. There's a nice sized dog park (with human bathrooms) for residents with dogs. They offer, on a first come, first served basis, parking for RVs/trailers for a monthly fee. A 24 hour gate security guard makes us feel safe, day or night. We feel safe walking around the park after dark. There has been a turnover with office managers, but the General Manager of the park has been in place for many years and lives on site. We appreciate that the management are a little more understanding and let residents live without constant fear of eviction. The community is a senior 55 + park and some residents struggle with yard upkeep and such. We prefer to be treated as adults who will do the right thing, not like children who have to be told what to do. Rules apply, but a live and let live attitude is prevalent. The lot fees have increased, but are still one of the lowest in Tucson. Try renting an apartment for less than the lot fee. Try purchasing a home for less the $90,000. There are people from all walks of life that live here. We love living here and have met so many wonderful, friendly people. There are a few grouchy complainers, but that's common everywhere these days. All in all, we highly recommend Rincon Country MHP.

If you're 55+, and are tired of maintaining a large home, yard/acreage and pool, move to Rincon Country MHP. We moved in on July 1st and we've never been more relaxed and happy. We went from feeling isolated and overwhelmed to enjoying social activities with some of the nicest people we've ever met. There are a variety of activities choose from. You can be as busy as you like or just enjoy the peacefulness of your home in this quiet community. The two pools are heated year round; there's aqua aerobics and water volleyball or you can swim laps or float for hours. The neighbors are friendly, helpful and interesting. We've met people from all walks of life. One resident's aunt is a famous movie star from the 1980's. One resident remodels vehicles into travel trailers, that resident is 85 years old. The management team are on the ball, ready to listen and get things done. We feel like we've won the lottery and are living in a resort. Our only regret is not moving in 5 years ago when we turned 55. We had the pleasure of working with Robin and Cheryl to find the perfect home for us. They were both helpful, knowledgeable and patient during the process. In the end, Cheryl was able to find exactly what we wanted.

Owner raised lot rent in midst of Covid-19 shut down further stressing we residents. Lot rent is quite high for many of us single home owners. Power went out several times in 2020 during extreme heat, then again in 2021 with assurance new transformers had been adjusted. Many owners leave their dogs outside unattended inside fenced in areas and allow the dogs to bark without stopping the barking. Park is clean and well taken care of. Landscaping is nice. Trash pickup is consistent. It appears new tenants to the park may not be educated about rules such as not leaving dogs unattended on porches and inside fenced in areas or needing to have dogs on leash with the owners as there are problems with this in many, not all, cases. It tends to be a quiet park. Recycling bins available weekly pickup. Head of maintenance/landscaping/manager and maintenance employees show up and work hard seem to care about the park and take pride in their work. With rent skyrocketing in Tucson, the value for this park is worth the issues. I like owning my own home and taking care of my yard, trees,...
