We stayed here for four nights while visiting the local attractions, Magnolia table, mammoth dig, Dr. Pepper museum & a few others. Overall it was fine for what it is, the dog park was nice, roads have been recently paved, the pool was nice but not clean at all water murky, RV sites are relatively level but not the best. It is far from an RV resort feel by a long shot, back half of the RV park is mainly comprised of permanent residences who have their RV’s under metal overhangs looks industrial & takes away from the charm. Glad we only stayed four nights as this RV park made my wife feel uncomfortable due to lots of vehicle traffic entering for small periods of time and leaving at all hours of the evening. Vehicle’s entering the RV park did not appear to be anyone who was staying at the RV park seemed “transaction related” as the vehicles kept looping until they found who or what they were looking for leaving intimately after. We only stayed here because we were unable to get the preferred location we wanted as we booked too late. Also emails were never replied to sent weeks in advance asking questions so keep that in mind as well.

This Rv park is the best and nicest of any local park near Waco. They do their best. I’ve read some of the reviews and some are bs. First off, there is no petting zoo. It’s a pasture that someone keeps sheep. Someone stated that the dog parks needed cleaning? Well there are bags there and it clearly states to pick up after your dog!!! I’ve never seen an Rv setup where both front wheels were off the ground. There’s also a sign that all rvs entering must stop and check in at the office. Even if it appears that they’re closed. Common sense. If there’s a problem, it’s not with the park nor the staff. It’s people that come and go. The park staff has always been kind and helpful. The lots are plenty of room compared to what I’ve seen in others. Several ponds. A place to tee off in golf. Pool. Free breakfast( tips are welcome). Nice covered units but there can be a waiting list; in which it doesn’t take long. I know you can’t please everyone no matter what but it’s really a nice place to be. And they’re no responsible for the interstate nearby. Hope you enjoy.

This park is in a convenient location when visiting the sights in the Waco area and we would have no concerns staying here again. The park is reasonably priced for the location and amenities. This Rv park is the best and nicest of any local park near Waco. They do their best. I’ve read some of the reviews and some are bs. First off, there is no petting zoo. My husband was transferred to Temple, Texas Fri. Oct 19 to start an inspection job Monday, Oct, 21. I had one day to pack up and find a monthly rental. I called the 1-35 RV Park in North Waco and they said they had availabilities for monthly rentals but that I would need to send pictures in as our coach was over ten years old.

I picked this place because in their ad there was NO mention of RV age restriction whatsoever. The park we came from was a 4.5 star Good Sam Club in Wichita Falls so I didn’t think there would be a problem. The owner, John, said to send pictures in and they would get back to us. He never acknowledged our communication and my email with pictures went through as if they don’t Microsoft always lets you know.

After multiple email attempts and phone calls, by us we were unable to get a response period and they left us hanging. So rude. So unprofessional. So uncaring. No excuses here for lousy customer service.

We ran out of time and just drove down here thinking at least they would physically eyeball our coach and we felt comfortable they would accept us as we just left a four star Good Sam Club RV Park where we were staying four months before in Wichita Falls, Texas.

When we got here Bonnie, the night manager did NOT even come outside to look at our coach, and when we were at their mercy they offered us a weekly rate of 308 and that’s with a Good Sam 10 percent discount!!!! Highway robbery and punishment for not having a newer RV!!!!

To me the whole experience made me feel they treated their dogs better than people at this place. Is that a classic bait and switch??? Lure you into here with hope say they will at least call you and then they leave you hanging and gouge you money wise as they know you have money as you’re on per diem. Greed gland working here big time.

This is a VERY poorly managed, unfriendly, cold, rigid Rv Park that should be advertised as pet friendly but not human friendly RV park but they sure like to take your money when you are at their mercy and up against a wall. You know where they can shove their free breakfast don’t you?

I am going trash talk this place forever for the inconvenience...

First there is NO WAY this place has a legitimate 4.3 stars. have you ever lived in Russia? well move here and find out how bad it can be. this park was bought out a couple years ago, and the new staff told us they were told "nothing would change and we would all be grandfathered in". Here we are about 2 years later and the few of us that are left (37ish families) are being run out of here, Literally .. In the last 2 years the rent has gone up more than 6 times. I totally understand fixing things up and changing more, but this is the first place I have lived where everything gets worse and prices still go up. As I hear they bought a new sign for the highway that cost more than 100 thousand dollars. But it's to much to keep the water on when the temperature falls below 50 degree. And if They don't like your wheelchair ramp, fence, shed or Any other "grandfathered in item" they will micro manage you out of here. while not doing anything about the loud music, dogs ties outside trailer, or any of the other problems. In short here are a list of problems they have at this park. The internet, the Wi-Fi here is great until more than about 20 people log on. If so you won't be able to use the interne. This is a "car show" park if you love loud music you will love it here. Dogs tied outside trailers left to bark all day. Water DOES NOT WORK when it get down below 50 degree. Power is generally off at least 1 day a month, and have seen 4 days in one month. The septic system smells terrible and when the wind blows your in for a real treat. There is almost no one here that is part of a "community", as a result of the new owner running off over 120 families. Dog parks are not maintaine. In fact there is dog droppings everywhere no one cleans up.

First of all, we have stayed at this park numerous times over the years even before it changed its name. People running the park have always been accommodating in the past. When we arrived, I took my dogs to the dog park. It was full of unpicked up dog poop so I left. There were no dog bags in the dispenser and the trash can was overflowing and open with flies everywhere. So unsanitary! Took the pups to the next dispenser by what used to be a little pond. Its trash can was turned over and poop bags were flowing out! UGH! Went to next dispenser and it was empty -the one by the dumpsters. Finally arriving at the 4th dispenser there was one roll of dog bags at the largest dog park. Its trash can was also open and full to the brim with flies everywhere! This morning it was the same including the dispenser at the dog wash. I have NEVER seen it this bad so I went to the office which had open sign on it. I walked in to see two ladies behind the desk counter. Neither greeeted me. The older woman seemed to be orienting the younger one but not sure as she was also answering the phone. I stood there for 3-4 minutes while two other customers came in( they were picking up their packages and mail. Never was I told “hi,hello or be with ya in a sec!! I finally just left and said as i was leaving I would post my complaints here so maybe another RVers and dog owners could BEWARE!! This place is supposedly Good Sam Park but it does not fulfill expectations -they did not show our discount on the receipt either,despite charging $65! The management needs...
