It is a proper homestay, Nhi and Lo live there and eat and sleep on the terrace. They are very friendly and very good with kids. We stayed in the family room at the back which was a good size, but no other furniture (desk, etc to put things on - the cupboard was already full of random clothes). Most of the beds are rock-hard, luckily in our room one of them was slightly better. The AC is strong and reliable and there is also a fan (the electrical socket was a bit broken and needs to be fixed). There is some basic snorkelling gear you are free to use, but everything else comes with a price. It is, of course, a business and up-selling seems to be a bit of a thing with Nhi - there were times when she had prepared something we didn't know about, and it was a little awkward to decline, but nothing too bad (you will find this behaviour a lot on the island) - unfortunately it made the whole mama/papa/'family' vibe a bit forced and contrived.
In general, be sure to ask for prices before ordering anything or getting a lift - we thought the pickup from the pier was free - as we were staying for a week we would have simply hired a scooter (150k per day) if we had known the charges. There are also lots of ways to book different things on the island, but it often is the same trip for varying amounts (scuba, snorkelling, etc). Best to check the prices and details properly before booking with anyone.
Nhi can cook lovely food, but be sure to mention how you like it, or else the same instant noodles and fried egg will be repeated. We are vegetarian and after the first repeated lunch we asked what else we could make from local ingredients (like salads, fresh herbs, chili, other vegetables, etc). She cooked us some great food after that, and we also brought home some good stuff at the market near the pier!
There is some noise, as the nearby shop often plays music early, which is Vietnam I guess, and there was some construction happening behind (July 2023) which was a bit annoying - but again, a lot less than the main town. NhiLo Homestay's is relaxing, and Nhi and Lo are trustworthy folks who you can laugh with, and all the guests we met were good people. The location is physically great, just forty metres from the small pier and bay, and the water is lovely and swimmable - you can jump off the pier at the end, but check the tide/depth beforehand!

The room my friend and I stayed in was clean and cool thanks to the direct air con. Great location only seconds walk away from a small mart, great homestay restaurants (we went to Mama Nhe's sisters and have to write a whole other glowing review about that one!) and some incredible snorking only a 15min basket boat ride away where you are treated to some crystal clear water, beautiful coral and truly your own private beach. We had an incredible breakfast served by Mama Nhe after a big sleep in (the room was that comfortable). On the way from main port to the homestay , you will see a lot of monkey and the most beautiful beach in Cham Island name Xếp beach.
