Had a recent bad experience with WOJ when I visited this property to see a resale flat. As a buyer, I am only interested in visiting the actual property and decide whether to buy or not. It is the responsibility of the builder to inform their existing customers if they are allowing resale or not AND if allowing then what is the procedure. Doesn't seem like there was any communication and we ended up seeing a sample flat which is nowhere close to the layout we were planning to buy. But a badly planned group visits on weekend, they couldn't handle the amount of people arrived to visit the property. To their existing customers also they were showing the sample flat, don't know how that helps when one can visit the actual site.
First -- Communicate if you are not allowing resale Second -- Communicate if actual flat is not allowed for viewing Third -- If already communicated and it's owner's mistake that they weren't aware and still sent people to see their property for resale, BE POLITE and inform this to the new customers.
But we ended up seeing our real estate agent being scolded by the Gera management people there that how did you enter the property and so on. It was VERY RUDE and the image they've created for us, the buyer, is VERY BAD and we won't be looking for a property with Gera if this is how the sales team behave with anyone.
Moreover, honestly speaking the layout of a duplex is not at all impressive. They are selling it as 2/3BHK duplex and telling people that you can extend the floor to make it 3/4BHK at lower cost. WHICH WONT BE MENTIONED IN YOUR AGREEMENT as it cannot be legally shown in the carpet.

Delayed possession - While Phase 1 faced a slight delay, it's hopeful that Phase 2 will adhere to the timeline.
