Non Arab lease for 100 - after which they will take it back .so for investment laws have to change - - at present it best happening in area - kudos to Arda - good competition for AlZahia .👍 - add to the point - after 100 years what happens- law can change. but at present aljda property can be leased for 100years if your a non Arab{where in dubai you can own the property as free hold)- alzhia by alfutaim -the competitor to Arada near to upcoming city center opening in October 2020 writes in the sale a purchase deal another 100 year will be extended- if in case aljada follows the same will have more coustomer - as European I love to buy and invest big but iam no Arab -sad.. I love the place -love to call it home - I think about the future- my next generation for them after 100 years if the aljda take back my investment (life earning) so my question my wife ask will you invest in land which will be taken back after 100 years from you. one more thing as per law a lease hold can be sold as lease hold not free hold - selling will be difficult . so if you buy a property for 100 years if u live in for 10 years only 90 years is left by which values goes down if u want sell its as per law . I have rented an apartment in Aljada by Arada . It's been only a week and every day there is an issue . 1-The construction of the buildings are very poor . There are holes all over the floor and walls due to which the apartments are ants infested . 2- the drainage is poor , the first time we used the washing machine , whole powder room was filled with water and even came out in the living room. 2nd time we used the washing machine, kitchen drain started ti film and foamy water came out of it . 3- The air conditioners do not work, we've been waiting for the ac company to come and fix it for 4 days but they always have some excuse not to come. 4- The built of the washroom drains is pathetic. First shower filled the whole bathroom with water , its merely just about designing for them , the usability of the apartment is not good. 5- there are no tile work in the kitchen area. The walls just have paint, once anyone starts to cook in these small kitchen area , the walls will get dirty and wont be able to clean. 6- NO PEST CONTROL , although poor construction led to ants infestation , and still they said they wont do pest control. We called a guy personally that charged us money. THE ONLY 2 GOOD THING ABIUT ALJADA , is the area and the environment they have built. & the maintenance. Whenever we have complained about something the team shows up , but they need to understand that due to these complaints, the overall experience of moving to a new apartment becomes bad.
