Avalon Acton has a great team in leasing office. They are very professional people and help with entire move-in process. The community has good amenities as well as responsive maintenance staff. I am moving in with my wife and son (6 y.o.) and I consider this is a safe place for my family. Even if they do not have all the parking lots as designated, you can go for reserved parking/ garage at additional cost(If I am not wrong). Its been hardly a month for me I moved in, I never had a problem with parking my car. When I had a tour before the contract, the apartment was nicely cleaned although not occupied. All the kitchen equipment, laundry equipment and other utilities looked almost new. They have enough parking space. The community is clean and nicely maintained. They have centralized AC and it works well for me as of now...This review is in June 2018 and not yet experienced the winter here. However, looking at the current experience I am hoping its going to be good. Few reasons I chose Avalon Acton are
The rent is slightly higher as compared to other apartments in this area. However, when I come home, I want to be in a place where I can relax and have a good time. Avalon Acton is definitely worth it.
A special thank you note for Victor who responded quickly to my concern on the blinds in living room. Appreciate his quick actions to completely replace the blinds with a brand new set.

I lived in Avalon Acton from January to May. During my stay, the Leasing Office was really nice. However, after moving out, their service was really the worst. We were informed that we have to pay extra rent fee because we didn't do Intent to Vacate 60 days ago. The local leasing officer informed us that we need to pay about $3600 more (which is our monthly rent fee). However, the Final Statement said that we need to pay about $5000 more. So we have complained many times that this amount is different from the amount we were informed about, but the local leasing office only tells us to call the customer care center because it is not in charge of the financial part. We have called the customer care center several times, but the answers we have heard are that it takes a long time to process because we are dealing with a large number of residents. It's been more than four weeks since they first guided us, but we still can't get an answer or an updated Final Statement, and no matter how many times we send the local leasing office, prior resident department, and customer care center e-mails, we can't hear their answers. The Local Leasing office mentioned exactly how much we have to pay, and guided us during our stay that we only have to pay that amount. But after we move-out, they are busy shifting the responsibility that financial is in charge of the customer care center. We have protested this issue several times, but we have not been able to receive any guidance from the customer care center and local leasing office. In addition, the Local Leasing office was informed that if a new resident moves-in in the space we used to live in while we had to pay extra, we would only have to pay the amount before moving-in. So the Local Leasing office said when we move-out if someone new signs up for the space we used to live in, the local leasing office will inform us, but the local leasing office have not updated that part in the Final Statement and did...
Read moreAVALON ACTON happens to be the first location where I have stayed in the USA. First impression is the last impression as they say. I had a very good stay in here from 2016 (brief) and then a long one from 2017-2021.
The community is spread over 2 towns (Acton + Westford). Both towns happen to be top schooling locations so it is a +1 for schooling children. The area is pretty huge too so a brisk walk and a jog in the morning is very cool and evening strolls are pretty peaceful. The amenities in the community are very user friendly and the renovated ones are pretty awesome and seems to be updated with COVID-19 guidelines.
(unfortunately i never visited the new amenities since pandemic but have seen the pics).
Even pre-pandemic amenities (swimming pool, basket ball court and gym) were amazing.
Now coming over to my views over maintenance - 1- the maintenance team is very efficient and most of my service requests were resolved within a day 2- once I had a problem with the dryer appliance and as soon as the maintenance team scrutinized it and verified the fault, they changed the entire dryer appliance within a very short time. 3- during summers, it is the best place to enjoy with nice views of sunset and sunrise. 4- snowy winters seem to be challenging because looks like seasonal vendors are to be relied upon the cleanup of the walkways and driveways. 5- The residents are well informed with 2 mediums - email and facebook group. 6- another challenging aspect is trash disposal but regular updates and measures are working well.
The rents might not look reasonable to some eyes but considering the amenities, maintenance and trash disposal included in one amount, it might make sense.
