Living under J. Ardinās property management has been frustrating due to ongoing neglect of basic responsibilities and a lack of genuine care for residents.
Key maintenance issues are repeatedly ignored. The front gate is often left broken for long stretches, raising security concerns. The pool bathrooms are poorly maintained and frequently dirty. Pest control is clearly lackingāspiders and webs are visible along building walls, and the stairwells are overdue for pressure washing. These are basic upkeep issues that continue to go unresolved.
Meanwhile, the only part of the property that seems to get consistent attention is the clubhouseālikely because thatās what gets shown to potential tenants. Once youāre in, itās a different story. Suggestions from residents are dismissed, and follow-up rarely happens. J. Ardin starts off personable to get people in the door, but quickly becomes cold and indifferent once the lease is signed.
The older maintenance man, who also lives on the property, adds to the issue. Heās not approachable or friendly, and is often seen riding the company golf cart to a nearby bike trail during work hours, where he smokes rather than addressing maintenance needs. Itās disheartening to see on-site staff neglecting duties while so many issues pile up.
Because both the property manager and maintenance man live on-site, many residents feel uncomfortable speaking up, fearing backlash or being labeled as difficult. Thereās also a sense that only a certain ātypeā of tenant is welcome here. If you donāt fit that unspoken standard, you may find yourself being subtly singled out or scrutinized.
Overall, this is not the community it pretends to be. The lack of accountability, poor upkeep, and dismissive management make it hard to feel truly at home here. Until thereās a shift in leadership and a real commitment to caring for all residents equally, I wouldnāt recommend...
Ā Ā Ā Read moreLet me First say, it is a Pleasure to able to review J. Ardin at Apopka. There is so many positive thoughts to convey. This is a diamond in the rough. You will miss this location if you are not looking for it - and isn't that what most of us want home to be - an oasis from work life. I'll start with my mother-in-law - Two emphatical statements in the form of questions - Where do we sign? and Does J.Ardin build houses? We knew this was home: when as we finished parking, Andreia Cancino - (leasing Professional), met us at the door. (who does that?). My family and I were taken by the J.Ardin design, the detail - and we hadn't seen one Apartment yet. J.Ardin understands the importance of professionalism, however, Andreia, added something most potential residents are looking for - Compassion, Relatability, Kindness and most important she listened. Andreia, undeniably loves what she does and is vested in ensuring (Now Residents) like us are welcomed even before we are approved. Back to J. Ardin - This oasis called home is loaded with every amenity you can think of including electric stations for EVs (elctronic vehicles). The views are stunnng, the staff is great and the apartment sizes and closet space will not disappoint. The 2 x2 with Den and the 3 x 2 are a must see. The cons you may ask - ummmm ummm okay The street names are corky - that's it LOL Look We got ours so its time for you to get yours. Its J. Ardin at Apopka for...
Ā Ā Ā Read moreWASTE OF TIME! I would give 0 start if was possible. Debbie were the only person that actually try to help. It feels like after you do the application they slow down the process. Taylor which I heard is the manager of the complex couldn't even get my phone number when I called for the first time. I asked him to send me information about the apartment and he never send me anything. After calling the complex several times finally Debbie helped me out. After doing my application they asked me the same things over and over. I had emails explaining the same exactly things and everyday I had a new request coming from "taylor" the manager according to Andreia.
I called the complex trying to contact TAYLOR several times, I talked to other people asking to have Taylor call me back and he never did it. I wasn't understanding the process. I had so many questions.
After so many frustrations I just withdrawn my application and asked my refund back. It feels like after you do your application the just wanna have the "finest" people living there.
I totally understand we always wanna have the best customer but sometimes its important to at least listen to "others"
For me its just insane how someone can be a manager of a such big complex if the person cannot even make...
