Honest Review of Marden Ridge – A Major Disappointment
I had high hopes when I first moved into Marden Ridge, but after living here for a while, I can confidently say it has been a huge disappointment. From the misleading promises about a “smoke-free” community to the constant noise and lack of maintenance, this place is far from what it claims to be.
False Advertising About a Smoke-Free Community One of the main reasons I chose Marden Ridge was because I was told it was a smoke-free property. That could not be further from the truth. There are people smoking on their balconies, in the breezeways, and even around the amenities like the pool and dog park. Not only is it unpleasant, but it also makes it extremely difficult for non-smokers to enjoy their own space. Management is fully aware of this issue, yet nothing is done about it. It’s clear that enforcing this rule is not a priority for them, despite advertising it as a benefit of living here.
Disgusting Garbage & Poor Maintenance The garbage situation is absolutely disgusting. The dumpsters are always overflowing, and the trash compactor is broken more often than not. As a result, garbage piles up, leading to a terrible smell, pests, and an overall unsanitary environment. It’s embarrassing to have guests over because the first thing they see is trash everywhere. For the amount of money residents pay in rent, you’d think keeping the property clean would be a basic expectation, but it’s completely neglected.
Loud Neighbors & Zero Noise Control If you’re looking for a peaceful place to live, Marden Ridge is not it. The noise levels are unbearable, especially from the neighbors above me. It sounds like they’re constantly stomping, dragging furniture, or even jumping around at all hours of the day and night. Complaints to management go ignored, and they do absolutely nothing to enforce noise policies. The walls and ceilings are so thin that you can hear everything, from conversations to loud TVs. There is no sense of privacy or peace here.
Frequent Police Presence & Safety Concerns Another major issue is the amount of times the police have been called to the complex. It seems like every few weeks, officers are here for one reason or another, and that is a serious red flag. Whether it's noise complaints, disturbances, or other incidents, it does not feel like a safe and secure place to live. This is not the type of environment I expected when moving in, and it’s extremely disappointing.
Final Thoughts – Would NOT Recommend Overall, I would strongly advise against moving to Marden Ridge. The false advertising, lack of maintenance, constant noise, and safety concerns make it not worth the high rent prices. Management seems uninterested in fixing any of these issues, and residents are left dealing with problems that should have been handled from the start. Pros: The apartment complex advertises itself as luxury and the grounds are mostly pretty nice. The pool and amenity center are spacious with a large pool, a pool table, coffee machine and more. When I moved in the apartment, while small, was clean. The staff also seemed pretty friendly. Dogs are permitted and the staff are mostly pet friendly. Also, I have always enjoyed the grounds crew who will say hello to you when you walk by. By the way, the grounds crew do a pretty good job keeping the place clean. Also, when there was a maintenance issue they were quick to resolve it for us.
Cons:
My experience on the first day was not spectacular mostly because the only lights in the apartment are in the kitchen and dining (something not disclosed in the tour). Yep, no lights in the bedrooms, family or the little alcove at the end of the family room. Also, only one ceiling fan in the family room (nothing in the bedrooms either). Disappointing.
While the management does allow does with a fee last month they announced that all residents were required to have their dogs DNA tested. They threatened that there would be severe penalties if you didn't. Also, if you fail to pick up your dog poo there would be escalating fines totaling hundreds of dollars and ultimately eviction. Having a dog I know that while occasionally I would see dog poo that hadn't been picked up it certainly wasn't a problem in my eyes. So, I took this as an invasion of privacy and a money grab by management. It soured my experience when the management (mostly the apartment manager) made threats.
Recently I also found that management had placed a giant green sticker on my brand new 2018 truck threatening to tow it. The sticker said that my vehicle wasn't properly registered. It is actually registered through 2021 (it's early 2019 now). It took almost an hour to remove the sticker and was very frustrating to deal with. When I emailed the apartment manager about it she demanded proof that my vehicle is registered.
While I give props to the maintenance staff and grounds crew I would say that the relationship with the management has eroded in recent months. They manager, Donna, lacks people skills and comes across as threatening. From my perspective she doesn't build relationships with the tenants but instead has created barriers between the office and residents.
Also, I disagree in the statement that this is a luxury apartment complex. Sure, you get granite counter tops but everything in the apartments are very cheap. The vinyl floors are low quality and were poorly installed, the cabinets are very cheap and small, and the lighting is poor inside the units. The towing email is ridiculous and will cause issues. First of all if tags are expired fine. But if someone's vehicle is damaged, have you ever thought that maybe that person is waiting for insurance, or waiting to be able to pay for repairs. Instead you send out a towing notice email. How about upgrading the complex with cameras. Send out fines for dog poop everywhere. Fix the pool area. If someone has a flat tire maybe they cant pay for it right ow. Times are hard and you all are making it harder. I hope this towing notice is in the lease. If not then you need to update the lease. Wish I could give 0 stars. I see the pool area everyday with unsupervised kids. Do something about that! And none of wearing their "wristbands"
Another update. There needs to be something done about these people coming in to the pool that don't live here. Us residents pay our rent and fees and can't enjoy the pool. What is the point of sending emails saying we need wristbands but yet no one has them.
Update your hours. Just saw 3 people coming in before 6pm!!! And you all left.
This is not a luxury apartment at all. -bad neighbourhood literally dog poop everywhere, the dog parks trash can is overflowing with poop bags, it's disgusting and a health hazard at this point -the neighbors are rude. Mine hammers all night and moves furniture every single night. not sure what the cleaning people are doing besides walking around in crop tops and shorts with their parts hanging out, very unprofessional. Are we cleaning or ??? the pool. Wow the pool. People that do not live here swim in this pool!!! Paying to live here but can't swim because it's overcrowded and always dirty or broken. No it does not get cleaned frequently playground has trash all over it. one of my neighbors said their neighbor runs a nail salon and you can smell the acetone Police are always here fire alarms are beyond loud and always going off. Always. the hallways are disgusting. Trash is always out. we pay a monthly trash fee but trash wasn't picked up for the longest time, the schedule always changes. But you get threatened with violations if your trash isn't properly out. Get your schedule right. Pay your workers. -people complain about noise during the day but helloooo do you live in a mansion or a single home.
