I've lived here for 2 years and it's been good overall.
Management is pretty hands-off yet hands-on at the same time. They'll send out messages trying to enforce nice patios and threatening fees for those that don't comply, but to my knowledge nothing really changed. This isn't to say they're uptight. I've seen people with a dog poop covered balcony not getting in trouble so. They've been pretty understaffed and since upper management is changing all the time, it's a bit hard to reach them when you need to, especially since you're unable to leave a voice message. For example, I've had to reach out to them to reset my door codes like on more than 5 different occasions (which was super annoying because I couldn't access the gym). Almost every time, I ended up just going in person because I couldn't reach them on the phone. Just to be clear, management is fine and they're super nice people. It's just that they're terribly understaffed and always having to figure out new systems.
In terms of the actual apartment, I really liked mines. The only gripe is that for some reason dust accumulates so fast outside (patio/balcony). And also how the water get so sulfur-y if you're out for like a week. The lady that brought me to my apartment just told me to run the water until it's gone. This definitely works, but it gets annoying and you still have a very subtle odor that hangs around all the time.
I wouldn't pay too much attention to the amenities. I saw a review saying they're open 24/7, but that's really not the case. The gym is 24/7 which is super nice (if your code is working). Anything in the clubhouse is closed off when it's not office hours which is a bummer for people that have a job... but it's not a deal breaker.
It's felt pretty safe as a gated community. Gates are sometimes left open for some reason, but it's usually fine since the apartment is in a suburban area. It's super well lit at night and I feel I can walk around in the dead of night with no worries. Only time I felt unsafe was on my way out the gym and walking past some loud intoxicated folk at the pool, but that's probably the case anywhere.
It's about 15-20 minutes from everything but also has great food places like 5 minutes away. Super convenient location especially if you go out a lot. If you like running, this place could work - they have trails bordering...

An official Texas form they asked us for in writing - they gave me a one-sentence, handwritten note for it and did not even write their name, mine or our apartment number on it.
I walked over to their office (no other choice!) to follow up on my request for a maintenance order. I had sent the initial order through the online portal weeks ago. The person that had showed up to evaluate the issue back then never got back to me. So I walked over to the office on Friday. The new assistant manager suggested I send him a reminder before our scheduled visit :/ I did. He never showed up. He called me 1.5 hours after our scheduled visit and I couldn't pick up. He did not leave me a voice message or email me to reschedule. There's that sloppy, mediocre, paycheck-entitled attitude the Cushman & Wakefield new management has. In their opinion, I need to send them pretty-please reminders for them to provide me a necessary service. And when they don't show up, it's cool that they either don't follow up or follow up in such a halfway, impractical way that you have to follow up with them again.
I gave Pioneer Hill Apartments a 3-star rating because I am mature enough to distinguish between substandard management and an otherwise great building and facility. Yet, it's management that makes or breaks your experience and, eventually, the physical building itself. I won't get started on how they never clean the building hallways and you've got neighbors' trash residue pasted in the hallway... Pioneer Hill Apartments is a new, nice community. With the entitled and mediocre attitude of management though, it won't stay like that long.
Yes, Tiffany has great energy when you actually get a hold of her (by having to go to her physical office). But energy without work doesn't amount to much. These folks are just here for a paycheck. That's a far cry from the luxury standards they claim on their website... for which you...
   Read moreIâve decided to change my review as a whole considering how things have changed in a short month since the new management team has taken over. This place is littered with trash and is feeling less and less like luxury. Donât bother using the BBQ because they are always out of propane. Also donât bother calling the front office either they wonât answer. Itâs crazy to think when I first moved in how professional and responsive the last management team was. This team is here to collect our money and forget. I want to say positive things but itâs just getting worse and worse here. My neighbors are all plenty friendly and I like them but I donât expect the top notch service from the front office that they use to provide. Missing the old management team praying for changes.
Update: As most residence are aware the parking situation has gotten a little out of hand. I called to ask if there was going to be any sort of adjustments to help residents with this situation but was told I could only guarantee a spot if I purchased a covered space for $45 extra. Now I didnât mind doing this and they said Iâd have a spot at the beginning of February. When time came they never contacted me again in regards this. I called the office recently just to get an ETA and the only answer I got was that they donât recall reserving and open space for me. Now Iâm little more then frustrated because it seems to not be a concern for them. I wouldnât have an issue as long as they would of communicated but they completely forgot about me.
