Be very careful the Arizona desert is teaming with snakes. Few people who buy bother to read nor understand the CC &Rs of this place! They are very restrictrive and leave the developer (owner) in charge of the HOA and all its functions....I have seen discriminanatory practices, and what I believe to be corrupt ...even UN lawful operation in the past....it dosent seem to be changing much...as evidenced by the recent evection of a former multiple lot owner. (Hushed up of course) who was visiting and tending to...I.e. weeding watering etc.. a mutual friends lot. Who after just ten days got word to leave ...that they could not stay...seems the hoa committee...the appointed architectural committee members who see them selves as deputies reporting to the sheriff (developer) owner...president of the hoa...and board member along with his wife and daughter...sent a letter to the mutuall friend and lot owner stating guests according to the ccrs could only stay 21 days....and renters for longer periods had to have prior approval from the hoa boad of directors...when the lot owner then asked for rental permission it was denied. ....I know of no other instance where such approval was needed...and there is no paper trail for such...they the board...simply do not like the former owners ...who to date have never had any formal notice for anything...not even weeds in thier yard...but have been vocal in the part in regard to making the hoa a leagally operational entity.... This is discrimination ....Get the picture?... some friendly people live there..some not so...hoa is still completly controlled by owner/developer...and dont be fooled you give up a lot of the regular rights of ownership under such harsh and controling...sometimes selective and weaponized CCRs used to manipulate home owners by the hoa...the hoa board...the hoa architectural committe...the developer and owner....watch your step there are a lot of...
Read moreWe just got here and are staying for several months. Beautiful facility, large level lots, we're leasing 178 one of the larger lots in Phase 2. The people here are fabulous I haven't met one person that isn't super friendly and offers their help. Every afternoon as we walk our dogs around the place, it becomes social hour as people come to talk with us. Sunrises are stunning.
I work remotely and was hoping to use T-mobile home internet here, but the service quality is pretty poor. I was getting 12mb down and .9 up. Definitely plenty for email or streaming but I'm a designer and need more than that. I am using Starlink on a pole here and it's connecting to a satellite in TX skyline apparently. Speeds are slower than I typically experience with Starlink but still adequate - around 30-80mb down and 4-8 up.
Wish the facility here had an off-leash dog park as do many of the residents. There are a few lots that obviously suffer from drainage issues during the monsoons - seems turning one of those into a dog park would be ideal use of the land.
There are critters around so many of the residents use flashing lights under their rigs to deter them along with physical deterrents. I recommend bringing your own lighting kit and wiring your car and truck with light/aural defenses to keep the mice/packrats from damaging your vehicles. This isn't a problem with Arizona Legends - it's part of living in this part...
Read moreThe people are nice here. This is an HOA with a management company. You have to have each structure approved. I had more rights renting because at least I had control over the RV I owned. The HOA can control what you do with the RV here. If there is a dispute, even if the resident is not at fault or false allegations by a neighbor there are at least 30K legal fees when this type of set-up. Don't let them tell you that they don't really have a board set up yet, etc. Get all...
