Update to review: Schuber Mitchell continues to be difficult to work with and will not take ownership or makes things rightâŠ.this time itâs my lawn. My landscaper told me no top soil was put down underneath the sod. SM told me they would send pics proving they did, but they have not done so. Also, water is draining down one whole side of my yard- making it a muddy mess. They told me it was warrantable if there was standing water 48 hours after a rain. There is and they refuse to do anything. There is no way grass will ever grow. Beyond frustrated with the whole company. They claim to be a Christian company, but lack ownership and integrity- very disheartening. I will be contacting the BBB and attorney generalâs office.
I purchased a home through Schuber Mitchell in October 2023. I would like to rate them higher, but, unfortunately, I canât. Like other builders, I feel like they rush and do things extremely quickly, instead of doing a quality job. They like to say the home is âbuilt with human handsâ and not perfect. Understandable, but they say that when things arenât done properly, and, honestly, just sloppy work. During the building process, I looked at the home a few times a week and had to continually let them know about things like pink hued cabinets, incorrect hardware, leaky tub, pendant lights that werenât installed, etc.
If you do purchase a home through them, I highly recommend using an agent so they can advocate for you (it will cost you the same either way). I wish I would have had a strong agent on my side. I had to argue with them on multiple things and I definitely got the impression that they thought I was being difficult when all I wanted was a great home for me and my children. Also, definitely hire a thorough inspector because they most definitely do not have qualified inspectors that go through the home with âa fine tooth combâ. My inspector found things like incorrect electrical wattage connected to the air conditioner and other items.
Schuber Mitchell employees are very nice, but lack professionalism. Examples include: when I asked them questions related to my home, they say, âI donât know, Iâm not a cabinet specialistâ, I donât know, Iâm the level five builder, not level fourâ or whatever. Point is, they do not attempt to get an answer for you. They just say, âI donât knowâ. Not a good business practice to not at least try to find out an answer for the customer or provide contact information to someone who can answer questions. Also, employees arenât on the same page with the floor plans. For example, I was told when looking at my floor plan that the only areas that would be carpeted would be the bedrooms. Not true. I have a very small patch of carpet outside master bedroom. It looks very out of place. I tried hard to get it changed to wood tile (which I was told it would be), but told no multiple times because others had complained too and it wouldnât be fair if they did it for me, etc. and that I signed off on floor plan. It was very difficult to tell from floor plan where master door was and where carpet would be. Do not sign off on floor plan until you thoroughly review everything.
When doing the final walk through, I was told all items would be corrected before closing. I looked at property the night before closing and it appeared minimal to nothing had been done, including dirty grout, sloppy concrete work, messy caulking, incorrect voltage on air conditioner, etc. It was extremely stressful.
Right now, Iâm dealing with the front door that completely fell off, fading of the wood stain outside, and cabinets that are turning a weird color.
In conclusion, I think they have the potential to be good builders, but need to focus on doing a quality job, taking ownership, being professional, and providing better...
Read moreThe home is great, fit and finish are well done. There were some things that happened that I knock off a couple of stars on though. They require an HOA which I didn't like but it's a minimal amount per year, I just hope it doesn't balloon into something more years from now. And there are shared mailboxes which I don't like but I think that may be dictated by USPS so I'm not holding that against the builder.
In my inspection my inspector told me they didn't paint the metal above the doors and windows. There's a factory primer on it but the inspector said that wouldn't be sufficient to protect it over time. Eventually they can rust, fall apart, and then all the masonry above them is compromised. I brought this up with the builder and I was basically told they don't paint those. But the bottom line for me is it was marked on my inspection report as a structural issue that was not addressed and it was something as simple as asking for some paint at the same time. That was a major kick in the teeth for me.
The last issue I had was on my closing day my realtor and I walked into the home for a final walkthough and it wasn't cleaned yet. They had a week to fix issues we pointed out like missed spots of paint or other minor issues as well as clean. We also discovered the drain for the AC unit was clogged so the garage flooded. I still need a place to live so we decided to go ahead and sign for closing anyway and hope that they fix the water situation in the garage and clean the house so we could move in right after closing. They did end up working very quickly to resolve those issues and we were able to start moving in that day. However, it did cost us quite a bit of time and money, and the cleaning job was more of a hasty one rather than a white glove treatment. (Not blaming the cleaners, they did great for the time they had) It pushed back the move by enough hours that I had to pay the movers more money than I had anticipated, and the utility costs were also on me that day.
Overall the house itself is great. It has all the features I wanted, the location is awesome. I don't mean to sound like I'm complaining because it is ultimately a good deal at the end of the day. I just want anyone reading this to know the experience to expect. No move or house deal is going to be perfect. I just mentioned the things that are fully in control of the builder and weren't done despite that. All that being said, I think I'm going to enjoy living in the home for many...
Read moreWe just got into our new home in Gentry. My husband and I could not be more pleased! The first time we went into there office north of Centerton in Bentonville AR. The Realtor Malachi helped us figure out which home we would like. We were introduced to the Project Experienced Specalist Will Metzger. Will explained how our home was being built from the ground up, he also showed us a film of all the different steps. Will even took the time out to take a video every Wednesday texting us with all the improvements that had occurred during the past week. We were given permission to call him at any time with any questions or concerns we might have. Will was wonderful to work with! Two days before we signed the contract Will showed us our new home walking through the house step by step showing us how to take care of it. Will is really a great person to work with, we are so thankful for Schuber Mitchell! Thank You, Great Work! Ken and Linda Miller, Gentry, AR.
Dec 7 2022 đđđ Address Stone Job well done by, Will Metzger, Josh Sealey and The Masonry Crew; Ref the installation of the address stone on our new home. Just want to say thank you for a great job by Schuber Mitchell Employees. I talked to Will Metzger our house Project Specialist and explained to him we had not received the address stone for the front of our new home. Will was very gracious and advised he would check into the matter and then get back to me. Will, contacted The Service Specialist Josh Sealey. Josh took time to contact me to tell me there had been an error and he was ordering a new address stone. A couple of weeks past , Josh called and said the stone was in and all they needed to do was contact us with the date the masonry crew would be able to install the address stone. Throughout all this everyone including the masonry crew showed caring and concern, responding with kindness to get our problem resolved. Our address stone was installed and now we feel like we are officially a part of our neighborhood.
