I am going on my second year here at the retreat. The first was great, managers, staff, and maintenance team all friendly and helpful. Amenities were clean and updated while communication between tenants and staff was regular and helpful. However, after a mass exodus of managerial and front desk staff the quality has been abysmal. Let’s delve into some of the issues from this past lease starting in September.
Wi-Fi and internet services: if you look around online you will see I am not alone in this complaint. Most of the staff responses will blame a recent (last week) thunderstorm for all the internet problems, however I can attest to this being a long-standing issue. The WiFi will go out randomly and without reason for up to a week at a time, staff will not communicate this issue or offer explanation for days, and then meet you with a vague excuse. White sky, the provider they use seems to be the main source, providing piss poor service and taking their sweet time reconnecting the thousands of people who live here at the property.
Because I have been so very bored, I’ll summarize the last outings from Jan 1st, 2024

Amenities: This ties into managerial communication as well. The gym closed one day back in February, plastic covering the only view into the room, and stayed that way for 2 months. Why? Who knows, until the first correspondence from the staff came out this week and said it would be reopening shortly after a sprinkler head had broken in the room adjacent. Why wait for two months before addressing a large issue in the offered amenities regularly used by a large portion of your tenets?
My conclusion: I have never written a public review before, yet I write this essay in my notes because another WiFi outage has occurred (April 2nd 2024), and will post when the next one comes (Today is April 10, 2024). I speak only on my personal experiences, please sort through other reviews online and notice the commonalities. A majority of these issues probably stem from the recent buyout by Landmark Properties, which have contracted out a ton of services which should be low hanging fruit for quality. Many speak on the poor quality regarding cleanliness of their rooms on move in day. I personally can voice for a number of appliance issues which have not been fixed in my apartment since before I moved in. My thoughts are this, if you have made it this far and are still considering, this place feels like a sinking ship, staffed by an uncaring and uninvolved team, and driven by a large corporate money vacuum. Managers, if you have read this far I hope you can make some serious changes, because while my one review may be a small cry into the void of the internet, the thousands of other residents driven to the same point I am will eventually bury the site in poor reviews.

Short Version:
Consistently broken WiFi Poor condition upon move-in, and never cleaned up afterward Rude maintenance team and a manager who always sides with them and never supports the residents (read the longer version for details about how I was yelled at in the lobby).
Long Version:
You may see a lot of complaints about the WiFi, and I can promise you this is 100% true. It goes out randomly and usually stays down for at least a day. The longest outage I experienced was two weeks. During this period, I had interviews and tests that required a stable network and private space. Of course, a place where I pay over $900 a month couldn’t even provide that.
When I moved in, there was dust everywhere. Even after requesting the cleaning crew to come back, they were in a rush because they were short-handed. When you move out, they give you a list with over 30 areas they expect you to clean. If not, they charge you a fee. At the same time, they charge a cleaning fee to the new residents as well. So where does all that money go? Why isn’t it used to hire more cleaning staff?
Some maintenance members are extremely rude. I once had a broken heating system that took almost a month to fix. They came several times and couldn’t resolve it, so they had to call in another company. However, the appointment for that took another two weeks. While waiting, I went to the office to check on the progress and seek other solutions. After being told help was on the way but without a definite time, I asked to speak with the manager (sorry, front desk, but this is beyond your control—I’m not trying to be a Karen here) to see if I could hire help myself and negotiate payment later. A few minutes later, an angry maintenance member came to the lobby, yelling at me and claiming I was threatening his workers. He refused my request to seek outside help, even though they were taking so long to fix the issue. The entire time, he spoke angrily and loudly in front of other residents, and when I tried to respond, he accused me of raising my voice (even though he was the loudest one there). I felt a bit unsafe when someone that easily upset had the control to all the key for all the home here. The manager stood there the whole time and couldn’t (or didn’t want to) intervene. After the maintenance member left, the manager apologized, but there were no consequences that I know of for that maintenance member.

Read moreThe only good thing about living at The Retreat was the location and amenities, when they were actually maintained. But nearly every interaction I had with management was frustrating, unprofessional, or legally questionable.
During my lease, I went through a takeover process that was completely mishandled. Carolina, the assistant manager responsible for lease changes, ignored my emails for weeks. When I brought this up to another manager, Austin, he refused to assist and just told me to follow up with her, despite her lack of response. I had to visit the office several times just to get answers, many of which were incorrect, including multiple mix-ups with my move-out date.
When I finally spoke with Carolina in person, she admitted she had seen my emails and never replied. Even after that, she continued to avoid communication for the remaining month leading up to my move-out and passed everything off to undertrained front desk staff, who were clearly set up to fail by management. They often had no answers and would just stare at me like I was in the wrong for bringing up a concern or asking to speak with a manager.
Then, over a month after moving out and finalizing my account, I received a second “final statement” from Holly, another manager, this time including a charge for a garbage disposal that was working perfectly at move-out and had not been flagged in the original inspection or final accounting. The charge was legally invalid under ORS 90.300(12) and inappropriately threatened collections and credit consequences. I formally disputed it, cited the law, and the charge was dropped, clearly because it was unlawful. Holly was condescending, rude, and blameful, and it became clear that management becomes defensive and combative when a tenant is aware of their legal rights.
There was no apology or accountability for the mistake, only blatant irritation that I pushed back and didn’t fork over money I didn’t owe.
This property operates on the assumption that tenants won’t speak up or advocate for themselves. If you plan to live here quietly and never need anything from the office, you might not notice. But the moment you need support, especially for something like a lease takeover or move-out, expect miscommunication, avoidance, unlawful charges, and general incompetence.
