Worst Rental Experience Ever - Avoid Rivers Edge Luxury Apartments
I rarely write reviews, but after enduring a truly dreadful year at Rivers Edge Luxury Apartments, I feel compelled to share my experience to help others avoid the same frustrations we faced. Our time at Rivers Edge was marked by a cascade of issues that made it, without a doubt, the worst rental experience we've ever encountered. Here’s a comprehensive breakdown of the problems we faced:
Incompetent Property Management: Over the course of one year, we encountered five different property managers, each more inept than the last. Each new manager seemed to have no clue about our ongoing issues or the history of our complaints. The constant turnover led to a severe lack of continuity and accountability, making even simple requests or complaints a monumental hassle.
Incorrect Billing Statements: For twelve consecutive months, we received inaccurate billing statements. The Rent Cafe system, which is supposed to streamline rent payments and account management, was perpetually erroneous. This led to endless disputes over non-existent late fees and incorrect charges, requiring constant follow-up and fighting just to get things corrected.
Unresolved Apartment Condition Issues: The condition of the apartment itself was far from luxurious. We had persistent issues that were not addressed in a timely manner, from minor repairs to more significant problems. The response from management was either slow or non-existent, leaving us with unresolved issues for far longer than acceptable.
Constant Construction Noise: The noise from ongoing construction was incessant and disruptive. This wasn’t just a minor inconvenience but a daily disturbance that continued seven days a week. The construction noise permeated every aspect of our daily lives and made the living experience intolerable.
Poor Property Maintenance: The overall property management was abysmal. Grounds maintenance was nearly non-existent, with poor snow removal in winter and subpar lawn care in the warmer months. The hallways and stairs were often dirty, and we frequently encountered spiders and other pests. The lack of attention to these basic maintenance tasks was inexcusable for a property that markets itself as “luxury.”
Lack of Communication: One of the most frustrating aspects of living at Rivers Edge was the lack of communication. Attempts to reach management via phone, email, or text were usually met with silence or vague responses. This lack of responsiveness compounded every other problem we encountered and left us feeling ignored and undervalued.
Overall Rental Experience: Given the combination of all these issues, our overall rental experience was overwhelmingly negative. The disorganization, poor maintenance, and dreadful management made living here a constant struggle. We felt trapped in a situation where our concerns were met with apathy and our quality of life was severely impacted.
In summary, I strongly advise potential renters to steer clear of Rivers Edge Luxury Apartments. The property’s name may suggest high-end living, but our experience was anything but luxurious. If you value competent management, reliable billing, a well-maintained property, and effective communication, look elsewhere. This place failed on every front and was a monumental disappointment. Read moreIf I could rate this negatively I would. Welcome to your new half a**ed built apartment. Have kids think again the wall paint is flat meaning every scuff, marker, knick shows and you can’t magic erase it off. Granite counter tops cool but the caulking to the back splash deteriorated in less than a few months of being there. You pay a HOA fee on top of rent of over $1500 a month that was for a den. NO late exceptions on rent $45 fee and $10 each day it’s late past the first. READ your lease because they must’ve changed it before I moved out, “no more than three holes per room” but yet mine didn’t state that. I only received $735 of a $1,395 security deposit and I stayed and cleaned the whole apartment before I left. Leasing center is worthless, trying to get a hold of the main company forget about it they don’t answer. Most unsatisfied with the complex and company. Their terms on normal ware and tear are clearly not as the standard definition is defined. Document everything when you move out as apparently having photo and video proof of how the unit was left requires no response on why I only got half the security deposit back. I have never not received a full security deposit back until this place.
UPDATE; I highly will NEVER recommend this place to anyone, you have to “email” why you got whatever you did back for security deposit and they did last minute before the 30 day mark was up, and let me tell you…. THEY WILL KEEP YOUR MONEY, not only did they state per my lease (normal ware and tear mind you is exactly how I left it) they made HOLES in the walls bigger (picture nail holes less the size of a thumb tack- anything that was major was puttied before moving out), put a nick the size of a dollar in a door frame that WAS NOT there when I left, they hit me for paint (that was there when I moved in from the painters) on the laminate floor- how do you expect me to get that off laminate when I cleaned regularly?! DO NOT RENT FROM HERE, save your money. I would care less but I’m a single mother and scraping by so I relied on the money back in full to pay medical bills from when my son was born. I clean my apartment regularly and my whole life ocd with cleaning, I also received my security deposit back from 2 other properties I rented from… completely disgusted with this company...

Look up the CEO, go online and look through their endless amount of lawsuits... trust me when I tell you, dealing with the management of this apartment complex was actually hell on earth.
Management & Customer Service = A Nightmare The way tenants are treated here is appalling. I recently asked why water testing was suddenly happening after living here for over a year and a half, and instead of a simple explanation, upper management dismissed me with, "Read your lease." The regional property manager? Rude beyond belief. The higher up you go in this company, the worse the attitude gets. They seem to have no concept of respectful communication or tenant support. Instead of addressing concerns, they gaslight you into believing you’re the problem. Emails and calls? Good luck getting a response. They care more about advertising half-off storage units than actually ensuring tenants are happy.
Constant Staff Turnover: When we signed our lease, Beth was the property manager, and she was incredible—knowledgeable, responsive, and professional. Unfortunately, she left right before we moved in, and that was the first red flag. Since then, we've had FIVE different property managers. Clearly, corporate/upper management is the problem. A quick look at their BBB page shows lawsuits piling up. Not a great sign.
Noise Levels: We can hear EVERYTHING going on above us. Every step, every conversation, every song being played upstairs came right through the vent in our living room. On top of that, the neighbors above us smoked pot all the time inside their apartment. The smell would come through the vent in our master bathroom and the entire bathroom and bedroom smelled like weed. It was just lovely to deal with. You can also hear the crazy loud sound from the neighbors dryer every single time the buzzer went off. It would scare the crap out of me.
Just do yourself a favor and DO NOT sign a lease here. You will be thankful...
