I wanted to wait until after I moved out to write this review. After living at Ariva for 20 months, I've seen a lot. We moved in about six months after they opened and after just a month, I regretted living here due to issues with both the building and the staff. It's telling that nearly every long-term resident we spoke to--especially those who moved in early--had something negative to say about Ariva. The entire management team was eventually replaced, and the current one is much better. I got to know Angel, who is sweet and professional, and Cervando, who is cool and funny. The original leasing agent we signed with was completely incompetent. She showed up 15-30 mins late to our tour & gave us inaccurate information. We were told we'd be the first to live in our unit, but we found coffee stains in the cabinets and a fork in the dishwasher. She didn't give us a welcome bag on move-in day, and the lease agreement was full of typos and errors. Our apartment wasn't fully cleaned, and there were several damages when we arrived. Ariva said they'd send cleaners, but no one ever came. A kitchen drawer broke off, and the bedroom blinds fell because they were the wrong size. The Facilities team had to fix it all, even though it should've been handled by the Construction team. Facilities workers didn't even have access to update service tickets (only the manager), so everything moved slowly--picking up the broken drawer took a few days, and returning it took another two or three. We were also promised clean windows before move-in, but they were never cleaned. The construction quality was poor--basically fake luxury. We lived in Building 1, which we later learned was the model building. The baseboards weren't caulked, there were paint splatters on the floor, the cabinet installation was sloppy, and we even suspect the electrical work was done incorrectly as we got static shocks frequently. The walls are thin, and the building door had ongoing access issues. The crew working on the roof was loud and careless--screws and debris regularly landed on our balcony, and at one point, debris even came through the ceiling into our guest bedroom. When we complained, Ariva initially refused to compensate us--until we cited local laws. They also promised a post-construction cleaning that never happened. Shoutout to Dominique, who joined the team around that time. She followed up and made sure the Construction team was aware of the issues. Around then, the building also underwent a major exterior overhaul. They removed the storefront and entry windows, so for a while, it looked like an active construction zone--definitely an eyesore. The gates offered little to no added security. People would tailgate in, and the back gate was often left open. While they technically had Security, I rarely saw them, and it seemed like staffing had been reduced. With eight buildings on the property, one person just isn't enough. We also had repeated issues with false charges related to renter's insurance, even after providing proof in person and via email. For move-out, we scheduled an inspection for exactly 9:00 AM, as we had a flight to catch. We confirmed the time several times with the manager in person and over email. On the day of, no one showed up. We had to call the office at 9:10 AM before they finally sent someone from Facilities over. What made living here bearable were the amenities and events. The gym, pool, yoga studio, and resident lounge are beautifully designed. As a daily coffee drinker, I especially appreciated the complimentary coffee machines. Ariva is incredibly lucky to have Nahid, the event planner. Before she came on, the only activities were low-attendance fitness classes. Nahid brought fresh energy and created unique events like wine-and-paint nights, cocktail-making classes, a farmers market, and more--all while actively listening to resident feedback. Honestly, her events are what kept many residents from leaving sooner. Without them, the amenities alone wouldn't have been enough to keep us.

Avoid Ariva Luxury Residences: Mold Issues and Broken Promises If you’re considering moving into Ariva Luxury Residences, please read this review before committing! I toured the property in late July and viewed several units. During the tour, I asked questions about ongoing construction and was assured it was limited to the back three buildings and would be completed by the end of 2024. After the tour, I researched Google reviews and saw recurring complaints about fire alarms, pests, and noise. Concerned, I toured the property again to confirm these issues had been resolved. I was repeatedly reassured by staff that the problems were addressed and that new management had taken over. Given these assurances and the significance of my move from California to Nevada, I decided to lease a unit. I moved in mid-August and initially had no issues—until September. In September, I received an email instructing me to move all patio furniture inside due to roof construction, which was expected to last four weeks. Two weeks later, I was notified by phone that I would need to vacate my unit for up to six weeks because roof repairs required access to my apartment. This vague notice provided no details about the work being done, and I was told to leave my belongings behind. Ariva presented me with three options: 1. Move into a completely different unit. 2. Relocate to a “service unit” but continue paying rent on my current unit. 3. Break my lease and find another apartment. Reluctantly, I chose Option 2 because no available units matched my floor plan. I requested a rent waiver or discount since I couldn’t live in my own apartment but was denied. Their reasoning? The service unit was supposedly “super nice.” This was far from the truth—the furniture was broken, the Wi-Fi was unreliable (a major issue as I work from home), and housekeeping, which was promised weekly, never showed up during my entire six-week stay. When I inquired about the work being done in my unit, I was repeatedly told it was “roof repairs.” However, my Ring doorbell camera revealed otherwise: they were conducting mold remediation inside my apartment. Despite photographic evidence of mold removal teams entering my unit, management denied it. Toward the end of my six-week stay, they offered me a 20% discount on next month’s rent—on the condition that I wouldn’t discuss or post about the situation and would waive my right to sue. I declined. Since returning to my unit in early November, the fire alarm has gone off multiple times, the room affected by the mold removal is dusty, and the crown molding is uneven. Several doors were damaged during the work, my windows are filthy and filled with orange foam, and overall, the apartment is in disrepair. Bottom line: Do not move into Ariva until all construction is fully completed, the scaffolding is removed, and they resolve their internal management and maintenance issues. This experience has been a nightmare. Updated: 01/28/25 Police Presence: 12/14/25 Noticed police activity near the side gates on 12/14/25. Officers appeared to be searching a suspect’s vehicle right outside the area.

I'm nearing the end of my 1 year lease and thought I'd write a review of my experience before leaving. When I first moved in I thought it was glorious even though the reviews were terrible! All the amenities sold themselves. It was incredibly quiet, almost like a ghost town. And then....the issues started to arise. Smoke in a non smoking property, marijuana stench, prostitution, cops coming all the time, kids/babies in the gym, construction for 8 months, no use of patio for 3 months, people not picking up after their pets, management was horrible...I could go on but as of right now, here is my honest CURRENT review.

Pros: #2. The gym has everything you'd need. #3. The yoga room is barely used, so you can have that for yourself most of the time. #4. The utilities are pretty reasonable. #5. You have a gas stove!

Cons: #1. The walls are very thin. Every morning like clockwork I hear my upstairs neighbors walking at 5am-ish, it's like an alarm clock. On every Sunday I think they have bowling because it sounds like someone is rolling ball for a few hours above my head. As of recently, I have been woken up by my neighbors beside me a few times at 3am arguing, that's been super fun!

#2. I'm always having issues with my mail or packages getting delivered here. If the boxes for packages goes offline in the evenings, you have to wait til the office opens up in the morning to have them fix it. Also, for some reason some of the delivery drivers with Amazon don't know how to get in to deliver packages half the time. It's a constant frustration with them.

#3. You have to pay for VIP trash of $30 a month, even though you can walk your trash to the shute.

#4. You're assigned a parking spot that may be quite a distance from your apartment.

#5. The hallways and elevators need to be cleaned more often. They're pretty dirty.

#6. You have to pay $75 for VIP which is paying for the amenities. Which the amount you pay for rent is already high.

#7.....this is a long one but I'll keep it short. For 8 months of me living here, I lived in a construction zone. It wasn't until I wrote a review in December that they offered a small compensation for the horrific environment we all lived in. Read more reviews on Google about this craziness. I thought it was over but after replacing windows in our main building they had to do it again last month and it's unfinished with drywall showing and zero trim. I could post all my videos and images again but I'm leaving and honestly don't have the energy to spend on a rewrite of that review.

#8. I put a work order in within a month of living here because my front room ceiling fan only works on a few of the settings. When I put it on 3 or 4 it completely stops. Maintenance claims it's how it works and nothing could be done.

#9. My microwave for some reason would trip the fuse and twice I had to reset it for it to work.

I have now written several emails to the event manager Nahid, over several weeks, without any response. At the beginning of the year I sent an email to her and the headquarters asking if the community events could start a little later because they were starting at 5pm and 6pm on weekdays when most people aren't even home from work yet, I didn't get a response back. The times never changed. We get notices that if we aren't checked in for the community event within 15 minutes of start time, they will remove us and give the spot to someone else. So, I've only been able to make it to 1 or 2 events in the last several months. Since that letter, we were notified if we don't show up to the event that we RSVPd to, they'd charge us. I tried reaching out about one of the events that I was going to be late for since I get off work at 6pm, twice, and Nahid never responded. I ended up canceling it. She also never emailed me even days after, to say she received the email. I find it to be very unprofessional.

I wish I could review with no stars! I will keep my review up, even though they emailed a family member (someone who is not on my lease) which I believe is illegal, a cease and desist letter and said that they will evict me if I don’t take my google review down. Never sent me such email though?

I have met residents who have had their vehicles towed, some, several times. They tow our vehicles for parking in front of a building THAT WE LIVE IN!Which would make sense if there was no available spots. However, Parking is wide open. They will say they don't pay a tow truck company, even though there is a sign literally advertising tow company on the property.

They will sign a lease with you believing you are getting a good deal, then suddenly each month your rent will be raised hundreds of dollars, and they will blame it on utilities. My second month here I noticed my account was negative $400. I walked down to the leasing office and spoke to one of the employees. She asked my name and unit number, pulled up my account, and reassured me that the negative balance means I have a credit for $400. It made sense since I was told some of my move in fees would be returned. I pay my rent in full every month. I pay the amount that my balance showed. The next month my rent went up $400. I contacted the office and was told they never issued me a credit, there was no record of me even having a credit, proceeded to accuse me of not paying my rent in full the previous month. I told them which employee I spoke to and asked them to pull up their security camera feed (something they do often! As long as it is in their favor). They refused to take responsibility or return the money! They charge me a membership fee for someone who has never even stepped foot on the property! The leasing office is fully aware I live here alone.

Although I do see employees keeping the grounds as clean as possible, it smells like dog pee everywhere, residents don't clean up after their animals, trash and litter are constantly an issue inside the buildings hallways and stairways. We are all obligated to pay for “valet trash service" which is residents leaving their trash outside their front door for someone to pick it up and walk it to the trash chute. We don’t want to spend our hard earned money for something so silly. It would make sense to ONLY charge people that use the service instead, it’s another way to make more money off of us. This one service is the downfall of Ariva! Walking potential renters through these hallways is a gamble. They are littered with garbage, trash cans, dirty floors, and the smell permeates our hallways. There are people that passed on this place because of the garbage. Clearly this service is backfiring.

I moved here to start fresh after battling two cancer diagnosis. Ariva had seemed like the right choice and I believed them to be honest, and caring. I feel totally duped. It would have made more sense to choose a different property with more space and where I don’t feel uncomfortable each time I walk out my door. They don’t take in to account that we are only here because of the bs they fed us. All of the people researching or touring the property deserve to know what Ariva represents. The negative reviews are new and updated! They have been known to write fake 5 star reviews. If a resident writes a negative review they threaten a family member or an ex spouse with eviction instead of you personally. Some of the staff are super nice and do their best.
