I feel bad for anyone who has to have the misfortune of living here. It has been by far the worst housing experience I have ever encountered in Gainesville. If you are looking for housing near campus, I recommend you avoid any properties managed by American Campus Communities. A month before move out, we were informed that the flooring was getting replaced, and we had to move everything out of our bedrooms and from the common area for two days, to be determined later, and that we would need to be out of our apartment for the whole day. The actual date which our flooring was scheduled to be replaced was postponed twice, and when they finally came around, the installation was very sloppy with several boards not fully glued down, missing boards in corners and against walls, and improperly cut boards, causing them to not seat fully and pull up from the floor. Getting these issues resolved took several more weeks, and many were never fully fixed. Around the same time as the flooring, the roof in my bedroom started to leak. The first time, I went to the office and submitted a service request. Maintenance's solution was to spray paint the water stained area white, to hide the water damage on the ceiling and walls. Several days later, another spot appeared on the ceiling. I submitted another maintenance request, and once again, the spot was painted white. A few days LATER, I came home to find a massive stain on my ceiling, and the floor of my bedroom covered in water, with a pair of speakers and several notebooks which I had stored under my bed completely ruined, as well as several other bags and devices also sitting in the water. The room was dried out, but the spot has still not been fixed, and has been getting larger, so I doubt the leak has been fixed either. There have been other issues, such as the AC failing, as well. Luckily, I'm moving out, but I feel bad for anyone who was conned into renewing their lease, since the mismanagement has just been getting progressively worse and worse.

None of our furniture was placed back in its original spot, there was trash just left throughout the apartment, and there was even leftover food in my bathtub (picture attached below). This complex does not care about its tenants, they only care about making people sign leases, once you sign the lease you are just a number to them. If you want to live somewhere that is actually good, I would recommend anywhere else.

I lived here for 2 years and I loved almost everything about it! The amenities aren't the best but the gym is okay and the pool is a pool. The rent is so cheap that it doesn't really matter. Its also a pretty small complex so you don't have too much noise to complain about. The rooms are pretty big, the closets are a bit small, the furniture is nice, and they upgraded many of the kitchens so they are great too. Parking is easy and you don't have to worry about guest parking. The drive to the school is pretty quick and you have all of Archer very close. You have a $30 cap on electricity per person but if you live on the 2nd floor you will have quite a large overage during the summer months if you have the AC on at all. We kept it at 78 and we had overages of $20-30 each quite often. During the colder months you'll likely only have to pay a few dollars each if at all. For the most part my unit didn't have many bug problems. We had a huge tree outside our unit which led to quite a few spider incidents but maintenance would always come by and clean up our doorway whenever we asked.

This apartment has two amazing things that kept me there for 2 years. First, the maintenance was insanely quick, if not same day then they'd be there within 24 hours. All the maintenance people and property managers were very sweet and I never had a problem with the staff. The second best thing was the amount of buses that come to the complex. I think there are 6 buses that come through which is a must since UF parking isn't great.

Having said all this the apartment WILL try to charge you after you move out. Everyone I've ever known who has lived here has been charged and they aren't the best at contacting you about it. I did a walk-through when I moved out and was told that there would be no charges since my place had only the expected wear from being lived in. 3 months later I get an email telling me that I am past-due on a payment I never even knew about and a threat to report me to the credit bureau despite this being the only time I had heard about it. The fact that they still had my contact but waited until after the due date to contact me electronically did not sit well with me. When I asked what the payment was for I did not receive a response and haven't heard anything since. Its a real shame since I really enjoyed my time there yet this experience has left a bad taste in my mouth.

TLDR: Its cheap and great but just prepare to be charged electrical overages and at move-out.

Edit: Was finally contacted about the charges. There was some miscommunication from an employee who no longer works there and that was why I was charged. Am being refunded the full amount. Appreciate the staff working with me to fix this but unfortunate that it...

I lived here for three years in a ground-level apartment. The accommodations were fine (appliances functioned well, maintenance responsive, good location and transportation via bus) and the pricing started out great. That's why it's two stars instead of one.

But these people are real squeezers when it comes to money. They are dishonest and will say one thing then charge you another. Also, though not a dishonest policy, rent was raised by at least $100 each year.

I don't know if it's under new management or something, but the "utilities included" line used to mean something for the first year and a half or so! Then they added water/sewer to the billing list and utility bills skyrocketed. Each of my roommates (EACH!! individually, of FOUR) were paying one hundred extra on top of rent at least, despite all of us being frugal and money conscious and just normal overall when it comes to shower times, laundry frequency, etc. To me, it felt like a change to justify overcharging on utilities as a whole. Luckily that change only went into place the last few months we lived there.

Also, the really unnecessary parking policy that other reviews have discussed. The monthly fee didn't used to be half as high, and booting didn't exist either. The lot has plenty of parking, way more than the amount of people they're leasing to, and it's not a garage (less maintenance costs for them). I could understand high fees and rigorous enforcement in downtown or midtown where parking is coveted, but this spot is right across from cow fields. It's not like people are trying to park there to go to games or something.

You're only allowed one guest pass, too. Say goodbye to hosting any kind of social event at your place.

Also, I ended up paying one hundred extra on my lease the final year ON TOP of the annual rent increase because of a mistake on their end for "accidentally" removing my renewal application without my knowledge and charging me the same as someone applying with a new lease. They refused to own up to it. I was lucky I could eat the costs at the time, but it was a major bummer.

Also, little petty complaint, but they charged me $50 for a missing room key they never gave me despite the person at the front desk saying they'd only charge me $5. And upon move-out, after deep cleaning my apartment, I was still stuck with a $100 cleaning fee that was not outlined ahead of time in the lease.

If you can eat the predatory fees and weird utility stuff and overall have the flexibility in your budget for unneeded costs you weren't alerted to ahead of time, then the place is great! Do not let your student—or even your worst enemy—live in this apartment complex. From day one, our experience has been nothing short of a nightmare. The management is disorganized, unresponsive most of the time, and consistently difficult to deal with.

My son moved out in December 2024, yet even with his lease ending this month, we’re still being told to expect two more utility bills—despite utilities supposedly being included in the rent or credited accordingly. This feels deceptive and completely unreasonable.

This complex is a blatant rip-off that takes advantage of students and their families. Please think twice before signing a lease here.

This place is the worst ever! If I could put put a zero star review, I would. They charge multiple fees that are in fine print. They charge every time you make a payment regardless if payment is online or over the phone. They tried to put my son into an uninhabitable unit then charged a penalty when it was made clear that no one can live in it. CANNOT REACH A MANAGEMENT you can only talk to Flunkies. Very very DISSATISFIED!!!

You only get to talk to flunkies. If you ever try to escalate your concern, it falls to deaf ears. Make sure you read all the fine prints otherwise be ready to pay every fines/penalties/fees they can think of. All you will always hear is “I’m sorry. There is nothing we can do. You’ve sign the lease.” They will charge you right away a $5 LATE FEE PER DAY whenever you have a balance of $100 or more even IF YOU HAVE AUTOMATIC PAYMENT SETUP as it only process once a month & they will charge anything anyway they can. So in my case even with my automatic payment setup, we were charged a transfer fee TWICE because my child needed to move to a different unit but was not given a chance to see the unit first so he has no choice but go through the process of transfer and when he saw the new unit it was actually occupied & the next one to it was UNINHABITABLE! So he right away told the management which didn’t care at all and instead of waiving the transfer fee as initially promised, my son was charged NOT ONE BUT TWO TRANSFER FEES TOTALING TO $500 plus late fees right away & a $20 transaction fee to pay the unreasonable unexpected charges! And mind you I have to pay twice also the transaction fee because they billed me separately! Very frustrating and no wonder lots of students who barely can afford gets in more trouble financially because of these corrupt/no conscience companies who like to take advantage of others in a “legal way”! And lastly, THEY DON’T ALLOW BREAKING THE LEASE ON CEN IF YOU OFFEF TO PAY A FEE! It’s THEIR WAY OR...
