We stayed here from December 2016 to March 2017. The owners are very nice and seem to really want to make this a great place. With that being said the park is less than a year old so the infrastructure is lacking in places HOWEVER the owners were improving it the whole time we were there. A great park isn't made overnight!
For the good: 1 Location, On I-30 with 10-15 minutes to anywhere in Greenville, an hour to Dallas and just south of Texas A&M Commerce. 2 Quiet, the highway noise is mostly blocked by the off ramp. Surrounded by a golf course and farm/country land it is very quiet and peaceful. 3 Property, surrounding the rv spots are open fields that our dog loved chasing the ball and a lake for great areas to walk. 4 Price, they are on the low side of average for the better parks which is a great deal but still high enough to keep the scary trailers out. 5 Owners, they are very nice and were very helpful and quick to fix any issues we had.
For the bad: 1 Mud, being such a new park the ground is very soft and a little rain creates a lot of mud. If you plan on it then its not too much of a problem, outdoor rugs solved a lot of our problems but its difficult to keep your vehicle clean. They put rock and gravel down several times while we were there and plan to continue doing that, this just takes time to get the ground set right. 2 Black/gray water hoses, our camper has a very low outlet pipe and the spot we were in was lower than the septic pipe. this caused water to back up in the hose and freeze in the cold. If your outlet pipe is low pick a spot carefully. 3 Laundry facility, they have 2 washers and 2 dryers in a very small space. There is a folding table but no place to wait on your laundry (for those of us that like to wait on it) The bathrooms next to the laundry are very nice. 4 WIFI/internet, when we were there the only internet was at the office and we had several problems with it but they had plans for getting park wide wifi when we left.
As a follow up on a 1 star review by Joey Tendrup, you should completely disregard his statement. We were there when they moved in through being evicted. He was obnoxious the whole time he was there, playing music loudly enough for us to hear clearly in our camper 3 rows away. Loud, rude conversations again heard clearly with our windows closed. Drunken conduct that gave me no doubt who did the damage to the bathrooms when the owners said someone had created a disaster in the men's bathroom. With behavior like his I would be very surprised if this was the first time they were evicted and completely agree with the owners...

But this RV park simply isn't suitable for Class A RVs if it has recently rained heavily.
They advertise "big rig" pull thru sites.
Problem is the sites are just loose gravel over dirt. There was no stabilizing underlayment put down, and the gravel seems to be partially very small size, like landscaping gravel.
It had been raining a lot the days before our arrival, and when we pulled into our assigned site with our 45 foot Class A we promptly sank into the gravel and muck below it. This was our front end. Of course all the weight in the RV is in the back end. If we'd tried to pull out going forward I think there's a good chance we'd be calling a tow truck to pull us out.
And this was in the more stable middle part of the site. The edges we're even more unstable.
We had to back out. We surveyed every single site and found about three that looked to be on higher ground and/ or more stable.
The second site worked better. But even it was a struggle getting out the next morning.
The staff (I think her name was Mimi?) was VERY friendly, which is why I hate posting this.
We got extremely lucky that we were able to get our RV out of that first site.
Also they've put large landscape boulders at the end of each row, so making turns in a large RV is unnecessarily difficult.
The way out is a problem too. It's a narrow concrete bridge over a small drainage area. It's very narrow and at an angle that's hard for big rigs to maneuver.
The sites are all pull thru but they are pretty short. If you're in a big RV plan on unhooking your tow vehicle.
I truly do hate posting this, and my low rating would apply only if you're in a large RV (though I did see deep ruts in sites with much smaller RVs too... Even some pickup trucks seem to sink deep into the sites).
Also some of the sites aren't close to level. Most are, but some are not.
It had been raining a great deal so maybe this is abnormal. But when we booked we were clear about the size of our RV. We were never advised that maybe the sites weren't capable of hosting a large RV. The website clearly welcomes big RVs, and the site we sunk in was one of the 'big rig' sites.
I truly hate posting this. But owners of large RVs need to know if getting stuck or hard to make turns are park condition possibilities.
One small thing. There are no picnic tables or anything else on the sites. So if you're just in for one or two nights and want to sit outside you'll be unpacking...

I have a storage unit that I have been renting out for just about a year or more and have never had issues until we get a notice saying I am 3 MONTHS late on payments. The payments have always been automatic so I never really paid any attention if they were ever taken out or not. There was no call, text, or email to the contact information on file to inform us of this. If there was any contact concerning this it would have been taking care of, but now I’m having to cover $230 dollars in late fees because someone forgot to do their job. Keeping in mind there has been cards on file to make these payments and haven’t had issue until one of my cards got compromised and had to give them my new card information and that’s when they stopped automatic payments for some reason. So when I call to settle up my late payments the lady wanted to separated them into three different transactions within a the week period. First payment of $100 was taken out the day over the phone. The second and third payment was supposed to be auto pay the second and third Monday. I then had to call the next Tuesday when I noticed the payment was never taken out. She stated that she “forgot” So now today is the THIRD TUESDAY and the third payment is not auto paid from my card. This just shows me it was NOT me that was late on the payments it’s someone not doing their job and that’s the reason for this mess. Never been late on any bills until someone forgets so do their job. Definitely unsatisfied and will suggest no one to do...
