
Weird and expensive move out policy, poor communication. Here is my experience with the manager at the Exchange at Bayfront: My wife got a job in California and she wanted to move so we found a few apartments before traveling and made appointments to see the apartments. I got one week vacation from my work and was in California on Monday. I saw the apartments and decided to rent it since it was new. Then on Tuesday I went back there and we signed the contract to move in on Thursday. I got insurance and internet and money order as the manager asked. When I was there on Thursday manager said I didn't finalize your contract to confirm something with you. She said you have to pay for cable and internet even if you don't use it because we got for all apartments. I said ok. Then she said if you are not staying at this apartment for 3 years you must pay for repainting and cleaning of the whole unit when you move out and we get your signature to accept it. She showed me a quote for around $3000 for move out. I said I am ok to pay for cleaning at move out and pay for all damages but I can not pay for repainting if there is no damage to the walls. She said no since these are new apartments our policy is charging you for whole painting at move out so we can paint it for new tenants. She was acting like she doesn't want us to move there. And she actually said that for everything at the apartment. Any scratches resulted in charging the price for replacement since they all are new. So we finally had to cancel it and find another place that we don't like in half a day since we didn't have time to search for another apartment. Also advertised 2 months free is not with the listed price. For one year contract they added around $300 to the listed price and then offer two months free so you are actually paying for...
Read moreI've only been here a month and I'm enjoying the property. It's quiet, it's well kept and my apartment is much bigger than it appeared when I viewed it vacant. I'm still getting acclimated to the open-concept and have become creative with storage. Maintenance requests responsiveness has also been great!
The property is very dog friendly however I wish there was more green space in the gated garden portion of the property. I prefer not to go outside the gates late at night and the doggie relief area is fairly small for such a big property with so many big dogs.
Other than that, I'm thankful to live somewhere so close to nice walking trails, and close proximity to grocery stores and shopping.
Hopefully the city of Hercules will begin construction on the already approved ferry building across the street and I wish more restaurants were down below on the first level. Fingers crossed we'll see more city development...

I’ve let management know that my air conditioning is not working in my place, and the issue has yet to be resolved. When I first moved in, my AT&T cable was not working, it took three weeks to get a cable technician out. Lastly, I hear loud rap music outside of my windows at all times of the day/night, as if someone is constantly partying in their vehicles outside of the establishment. Covid-era is coming to an end, you’d think everyone would try and get back to work and become a working asset to society again.
