The Park at Woodland Trails — Local services in Houston

I lived here for about 4months - Moved in date was Feb 2023 , A few months in I experienced RATS AND ROACHES . Then comes the month of May I was sitting in my car in the parking lot and was Robbed at Gunpoint . My car was Also Shot at that same night . The Office manager ANN MARIE was very sweet , Since I didnt feel safe in the Ungated community , She offered to let me move into their Sister Complex on the other side of town . I took the Offer and moved on June 1st . Prior to moving I cleaned the entire Apt , The only thing that was left behind in the Apt were the Rats and Roaches . Around August I called to see where my deposit was mailed to and nobody answered For weeks I have called the Office and no answer . Finally I got thru and Spoke to ANN MARIE she told me that she has emailed the accountant to see what is going on . a few weeks went by and I still haven’t received my deposit so I called again , ANN MARIE answered and said she will email the account again but she was on vacation and wont be back till Monday (this was on a friday) . It is now September 12th 2023 and I have yet to receive my deposit. I called the Apts and a lady answered her name was DENA or DINA she started off rude, I asked for Anne MARIE and she stated first of all calm down , ANN MARIE no longer working for the company and I would be receive a deposit of $125 .I never once said anything rude or disrespectful . I asked why and she said because the Apt was dirty and for Pest Control .I told her that was not true and my deposit should be at least $350 excluding the utilities. The Lady hung up in my face TWICE and She email me pictures of what the Apt looked like afterwards and the pictures were even available to Open . I have had my Lawyer send them letters . They have yet to respond . This Company is Weird The Apts I live in now OAKS AT WAYSIDE office is always closed . They have the walk up gates chained up so at night if you dont have a key pass to get out or a car , You’re basically stuck inside the gate . This company Lacks good professional Management . I would NOT recommend living at Any Arise Communities . When I move out of here Im not even expecting to get my deposit back the way these people work . I will simply take my Loss and go somewhere else . Everytime I walk my dog someone always ask me about these Apts and I tell them to look elsewhere . Because I would hate for people to lose out on money...

Resident since 2017! Do not move here! it's all about the mighty dollar not taking care of the tenants & their personal property. My renewal lease was never sent to me on time after me sending numerous emails. Finally when it was sent it caused my expiration date to be extended, I am never late on rent & we pay the different amounts each month without even receiving an itemized invoice. After I even request one. I am just tired. Management was away for 2 weeks I went to discuss more damages to my vehicle again,not that they do anything . The parking spots are all different sizes not suitable for a standard Suv. They keep painting over the same old lines to make the property look maintained. I parked in a visitor spot due to my vehicle being hit again. It was fine over a week. This Morning my Suv was gone. June 15 2020 I got this email from the manager.

Please move your vehicle from the handicap space in front of office, it is for office only between 8am to 6p Thank you Management

She parks here often with no handicap placard & I have 1. I immediately moved my vehicle per her request.

Why could i not be contacted as a courtesy. Now I am missing appointments with work.. I am out of pocket almost $300.

Think twice before becoming a resident @ The Park at Woodland Trails.

One problem after another! The parking is horrible, 3 changes with management within the last year. You can never get a live person to answer the phone. Promise after promise and their word means nothing! Maintenance isn't very clean when working in your apt. The plumbing isn't very good either. Tubs & Sinks are peeling. The additional fees being charged monthly are useless. Valet Trash isn't consistent, we pay for parking spots and we always have to sit out in the parking lot blowing the horn for someone to move... annoying. Pest Fee and you still have roaches we had to put down our own poison to get the roaches out. I won't be signing another lease after 2 years.

I lived at the park of woodland trails for over a year. Stay far away. Roaches when I first moved In I ended up having to complain for a good 6months for the to finally bomb the whole building. The parking is a nightmare you pay for a reserved spot bc there is no parking and I had my rental car towed from my own spot when I notified the property that I had a rental when I tried to get my money back ms Collins tried to tell city gate that the car was my boyfriend's car that was towed when I showed proof I registered the vehicle and emailed the office and showed it was a rental I got my money back but it took almost two months for me to get the money back. I had my upstairs bathroom leak to the bottom bathroom twice. The second time ms Collins tried to blame me and threatened to charge me when it was a drain seal that had gone bad & the list goes on. I have now been moved out since March 1st and I am currently fighting to get my security deposit back. Ms Collins and the current new head of city gate Victor will not return my email or phone calls. I took before pictures and after pictures of my apartment as my proof. When I returned my keys to ms. Collins I asked her if there was any charges for anything I wanted a itemized list and prices she rudely told me that's not her job that's what maintenance is for, as simple yes I will get that to you if I find any would of worked instead of her constantly being rude and disrespectful to everyone at that property I am definitely not the only one who feels this way talk to any of the neighbors they all feel the same which is exactly why I left. I want to be done with this property as soon as I get my security deposit returned. Also not to mention the Gun shots you hear nightly and there's no security they have someone come Friday and Saturday but they only stay for a couple of hours which is pointless.
