
A lawless neighborhood for vehicles with nice amenities like parks and pools. Pedestrians can improve their awareness skills with the high volume of speeding e-bikes and cars as all traffic rules are optional. It's probably because there is no police here, but you get to pay a fee for security to drive around. They don't do anything, but it's a nice perk to pay extra for nothing.
This neighborhood also doesn't have any retail (e.g. groceries, restaurants...) so you get to visit other neighborhoods. You actually do technically pay for the development of retail in GPN as part of your mello roos, but of course, that payment is also basically for nothing since retail has been deprioritized for quite a few years now.
Another big feature is the Great Park Sports Park. We get to pay for this too! They have facilities like soccer fields and tennis courts. It's open to the public and there's no online booking or status...so you can just show up, wait some time, and go home. It's a nice feature since if you buy a house here, you're already very close. The parks, amenities, and facilities are not only top notch, they are designed and built with the residents' comfort and convenience in mind. The attention to detail within these spaces is astounding, from the landscaping to the playground structures to the clubhouses — every specification is well thought out. What impresses me the most, and what makes GPN stand out from the other communities I've lived in, is their community relations and the effort they put in to their events and outreach. One major downside and something that may affect especially those who work from home or sleep during the daytime after a night shift is the aircraft noise. Not sure if this is a common issue throughout the great park neighborhood, but has been noticeable for me at Rise. Usually starts around 9a and can extend to midnight. All the best.
Update: Confirmed with John Wayne airport. This area is the usual route for small aircrafts to get queued in. Perhaps now more noticeable with increased in air traffic post covid restrictions being lifted and season change. In any case, wish I knew this before.
