Worst Renting Experience I’ve been living here for a year and a half, and there are constant problems — I never feel relaxed. But what finally pushed me over the edge was the construction. When I read the reviews before moving in, I saw that there had been construction work here a few years ago. I assumed it was finished — but wow, I couldn’t have been more wrong. It’s happening again, and this time it’s right under my windows. If you value quality sleep or work/study remotely, forget about peace, quiet, or comfort. The apartment management doesn't care — they act like everything is fine. The sound insulation is so poor that I hear every little thing the workers do outside. No exaggeration. What to expect on a regular basis: 1. A false sense of security from the gated entrance. Strangers without keys or access codes wait in the turnout area near the gate until a resident drives in — then tailgate in behind them. They use your amenities — the pool, parking, etc. — and often leave trash behind, and act with no respect. Also, sometimes the gate just doesn’t work at all. 2. Don’t be fooled by the greenery. When you enter the complex, the trees, bushes, and palms might look beautiful. But you’ll pay for that beauty: blowers go off almost every morning or during the day, and every so often crews come in to trim the trees and palms. Whenever that happens, it’s loud and disruptive. You won’t find peace and quiet here. 3. Renovation quality is terrible. I rent a “renovated” unit. The finish is cheap, and the gaps are so big that ants live here full-time. They come in from every direction. Sure, management will offer pest control, but you have to prepare the unit, remove your things, stay out for hours — and the ants still come back. Now my wife keeps nothing on the counters or shelves. You can’t leave food, dishes, or even crumbs out. Feels like the military or prison — strict order all the time — and even that doesn't help. Ants will crawl even toward water in the sink. 4. Kids and teens riding electric bikes around parked cars. They do tricks and ride recklessly. If you care about your car — get ready to stress. 5. Parking is a nightmare if you have more than one car. If you have one car — fine, garage parking is yours. But more than one? You’ll constantly be hunting for a spot. People park randomly, and there’s not enough space. The garages themselves are tiny. I drive in with barely an inch to spare between mirrors. You need real parking skills — anything bigger than a Mini Cooper and you’ll suffer. Getting out of the car once parked? Good luck. 6. Our car was sprayed by a garbage truck — luckily a neighbor saw it and warned us Check the early termination policy in advance — you won’t be able to leave easily, even for personal reasons or because of the terrible conditions they’ve created! You’ll be told that the high rent is because of the location — “you’re near the ocean.” But let’s be honest — you didn’t move here for a vacation. You probably work or study every day, and what really matters is your daily routine and quality of life. You’re not spending your days at the beach. You’re trying to sleep, work, and live — and this place makes that hard. By now, I’ve gotten used to a lot of things or forgotten some — but I’m writing this after being woken up again by the construction. I’m exhausted and frustrated. So many new apartments have been built in Irvine and Orange County — take a look at those instead. These apartments are not worth the money. They’ll apologize and promise to fix things — but nothing actually changes.

This has been a pretty good place to live except for the construction. When I signed my lease, it sounded like there would be about 3 months of construction on my building. Over a year later the construction continues, just not on my building. I was compensated $500 a month while it was on my building, but when it's on the buildings directly next to you there is no compensation. The amenities are nice, and the apartment is fine (appliances a little outdated), but from 8-4 M-F it sounds like a war zone outside. I wish I would've understood this as I work from home and cannot open my windows or talk on the phone during the day.

We chose Turtle Ridge because it's quiet and peaceful, has excellent amenities, is clean and well kept, and is very central to the freeways, Irvine Spectrum, Fashion Island, Irvine, and Newport. What makes this location even BETTER is the staff here! Kaleb is an incredible community manager. His office team is always ready and eager to assist. Together with the maintenance crew, they are all a real credit to Irvine Company.

Where do I start
 bugs, no parking cause no one parks in their garage, cheap carpet that falls apart, loud neighbors and you can hear everything, property management that doesn’t care.

First issue I had was my move in day the Toliet was clogged
.

Then had bugs in my kitchen cabinets/food shortly after I moved in, right after I bought all new food. Had to throw away everything and management said it was not them. Someone at the office mentioned they would reimburse me for my food, then the next person said that she was new and it wasn’t worth enough to reimburse and she didn’t know what she was talking about. M

Next have had to kill a few cockroaches inside my apartment
 on the second floor, very clean, no pets.

But the cherry on top of my lease and what prompted me to write this review was when they recently resealed an apartment bathroom below mine and did not properly ventilate the apartment so the fumes came into my apartment through the vents and inhabitable for 3 days.

It occurred on a Saturday night and I called to report it to the emergency line and they told me to “step outside if I feel dizzy” and there was nothing else they can do. They said there is no way for them to get into the apartment and open the windows and doors to ventilate it
. Even though it was a part of an apartment that can be toured and all irvine company tours are unlocked virtually with an app
 I spoke with other neighbors after this instance and none of the doors and windows were opened until the next morning & after the fire department was called to the location cause of the smell.

After this instance I spoke with Chelsea (assistant property manager and Katie ( after multiple calls when they said they would call me back but heard nothing so I had to call back to them) at the residential services offices explaining my concern for my health and my dissatisfaction with the company for being in this apartment for less than a year. They didn’t care and said they would offer me “50 dollars for an inconvenience fee.” What a slap in the face that my health is only worth 50 dollars to the Irvine company.

BE CAREFUL WITH THE IRVINE COMPANY!

They are great at making you feel like you are special, and everything is for you, and you get all these wonderful amenities (you will rarely use).

The honeymoon period wears off about the end of the 2nd year. Typically they wait about till your third year then jack up your rent by 8%. I lived there two years, then when the renewal came up for year three they raised my rent by 8%, more than the typical cost of living. They said that is was the current going market rate for an apartment like mine. When I asked to see the research that determined the going market rate they ignored me.

When you move out they will send you a bill for carpeting, even if the carpet is in great condition, by law it must be left in a state beyond the normal wear and tear. They use this law to keep your deposit because most people don't want to take them to court. (They also use very cheap carpeting, I had them come repair a spot where the carpet was coming apart at the joined seam)

The will also charge you for every other little tiny thing they can. Thankfully I had video before I moved in and after I moved out, but it required a court case to get the deposit back. The Irvine Company only cares about MONEY first, people second.

They also don't care if your spouse dies, they will evict you immediately. I personally know of two separate individuals, and different properties owned by the Irvine company that sadly had a spouse die, leaving them with no way to afford the rent.
