We recently moved out after 3 years of living at the Landings, and we are so glad to be out! All the neighbors on our floor are trying to get out as well, as soon as their leases allow. The place was really nice when we moved in, since they had recently done a multi-million dollar renovation. The problem is that they didn't put any money or effort into maintaining all those nice renovations, so the place declined steadily and is now falling apart (both literally and figuratively). We had some major issues with a leak in our ceiling and raccoons in our attic (a health hazard). We submitted multiple maintenance requests. Nothing would be done, and when I would check on the requests, they would mysteriously be marked as "complete." We tried going to management, who said they would get someone on it. We had an inspector from the health department out, who cited them for multiple health code violations. After months of hassle, they finally fixed the hole in our ceiling, caused by the leak, but never actually fixed the leak itself. The raccoons were still there, and we ended up having to rescue a baby raccoon who fell through the hole left by maintenance when they set a trap. When we called to ask what was going on with the raccoons, as it had been over a month, they said sorry but they "can't control nature." By this time, our lease was up, we still had a leak, raccoons, buildings with holes in the foundation, gutters falling off, management that wouldn't ever answer the phone or return calls or emails, and we were pretty over it all. Thankfully, since they had never answered my email about renewing our lease and we had them on all the health code violations, we were able to leave without giving 60 days notice, and are now happy in a nearby apartment complex that maintains the property very nicely! Here are some pictures we took near the end of our stay at the Landings. The pool stayed empty for the rest of the summer... I guess because they "can't control nature"? šŸ˜†

Making this post as a last resort I’ve lived at the life at Harrison trials for 4 years at this point and over the time I’ve lived here I’ve been a good tenant I pay my rent every month on time as I should. I’ve made several complaints to the staff at this place about the constant stench of weed that comes into my apartment. The staff has never handled it even though it’s very clearly stated in my lease and I’m sure others that there is no smoking on the premises It was especially difficult when battling a respiratory infection I was struggling to breathe in my own home. Outside of that I’ve also been a victim of gun violence. My vehicle has been vandalized by having a bullet shot through my window in the early mornings!! I wasn’t in the car or the intended target but a bystander. I’ll provide images and pictures below thank god I wasn’t in the car but this is something anyone especially someone with kids should know. I’ve been where when the place was rampant with both rats and roaches! Which they’ve managed to handle now. Please for anyone moving here know that the staff won’t take your complaints seriously and both your health and safety may be in danger by coming to live here.

They've had new management for a couple months but seems to be going in the same direction that it was going with the old management. There's nails holding my door frame together, my carpet came up from me vacuuming I had to replace the da*m vacuum. The office is almost pointless they never answer the phone or get anything done that needs to be done. Completely careless about residents. These are not worthy apartments.

I wish I could give this place zero stars seriously. I’ve been living here for over 4 years, never been late on my rent or have given any type of issues. In the last week we experienced a dead carcass under our entry way stairs that reeked badly. We emailed the office staff with no response and had to go in personally after a week due to noticing maggots outside our front door. The office manager stated all they could do was call wild life to remove the carcass. Wild life removed the carcass and the maggots were left EVERYWHERE literally! They sent pest over which is a fee we pay for with our rent each month who worked diligently to kill them but no clean up. We went back to the office to ask about the clean up of the maggots that were literally crawling up my door, the doorframe, and inside the threshold all to be told by the office manager in a very nonchalant and rude demeanor that a vendor would have to come out and it would take the vendor and/or maintenance 3-5 business days to clean up maggots from outside on the grounds of what they should be maintaining. The office manager kept stressing maintenance couldn’t clean inside our unit for whatever reason when that’s not what we asked for. We asked for removal of the maggots from OUTSIDE our doorstep and walkway. My neighbor and myself had to sweep maggots away from our door for over an hour to feel comfortable walking out our apartment without bags over our shoes. Maintenance came over and had NO CLUE what was going on and looked us right in the face and in a nonchalant manner stated ā€œoh I don’t do maggotsā€. I’m a resident, I don’t work for this place at all. I pay my bills to live here and I don’t do maggots either. I’m actually a social worker that has no training in pest or the removal of bugs but I feel it was absolutely disgraceful to say that to a resident that pays fees on fees to live in a place where maintenance doesn’t keep the grounds obviously. Another time I accidentally threw my keys in the garbage when throwing out trash properly and asked the office for help getting them out with possibly a ladder or even the help of maintenance and again the same office manager looked at me and told me I would need to just climb in the dumpster with no help and get my own keys because maintenance doesn’t do that type of work either. All and all I wouldn’t EVER recommend this place even if they offered money for referrals because it’s not even worth it. There’s no professionalism, there’s no help with anything because none of them do the type of work needed when you ask. I would never work a job without knowing my job description in totality, guidelines, policies, and procedures. You’re to make your residents feel welcomed, safe, and like they matter. Don’t EVER move into this place you hear me. No matter how many times they change the name, the unprofessionalism and miscommunication stays the same. They only communicate that you pay your rent and then have the nerve to say if you pay it ahead of time you can enter into a drawing for money off your rent that you never hear anymore about. All the office staff does is eat and smoke cigarettes to get a check. Hard work pays off but one day you’ll reap what you sow.

This is my experience and it’s not inaccurate AT ALL. In fact I have witnesses, and evidence and it’s been 4-5 days after promising a power wash and carpet clean with still NOTHING done. This is completely accurate and for you to disregard and discredit my experience when it didn’t happen to you is even worse. I’m not reaching out for anything anymore. My 8 months thus far. READ FULL REVIEW

*NOT QUIET - I live in the 2 story lofts and I am a terribly quiet person. The walls are paper thin to the way that I could provide you a dialog of my neighbors conversations. It's horrible. I can't to move in April. *Never had a problem with my vehicle or my bicycles locked out front under neath a cover. *Mail never altered *Police patrols more than often *Efficient maintenance

I liked living here. As I had no neighbors/problems, I felt I was rather lucky. I lived on the South side of the community which is quite dead. Out of roughly ten units in the 'strip' only 3 were filled and fortunately they were all at the other end. I never even saw anyone while ever doing laundry at multiple times through out the day. Do make sure you tour the apartments that have been renovated. My apartment is very modern with new everything and looks really nice as I feel I live in a downtown apartment which is very nice to have in this area of town. However, much of the property is still dated and does not looking anything with I have. The photos on the website are of a one bedroom and looking nothing like the lofts so be sure to tour to get an accurate ideal of what you'll be considering.

Safety / Security

Since moving in, the property has been safe besides your every day uneducated scum arguing in the parking lot every now and then. But in the past three months, I have received two letters telling me to stay aware of my surroundings and to protect myself and loved ones; Even "Try not to walk alone at night". Lawrence metro police have patrolled the area almost every night since including asking me for ID as I was trying to unload my motorcycle from a storage truck. I kindly told him to go away and this was my paid private property and that was that. I witnessed a high speed pursuit chase fly right by my front door involving three state police cruzers three weeks prior. The laundry rooms always wreaked of heavy weed and mine had two gang tags in sharpie on the door with one reading "$bunGang". However, do listen to me when I say, "Do not live on the north side of the property. I hear domestic complaints coming from that area not only from residents, but staff sending out formal communications to us as a warning.

Office Staff / Maintenance

Justin, Assistant Property Manager, is a great guy and really considerate when listening to your addressed concerns regarding the property. Allison and the rest of her staff are also really nice on the phone and in person which is a nice relief consider the poor shape the of property that I blame on the residents that live there, not the management. Maintenance always addressed my concern with 2 days.

Closing

In the end...pay rent, stay proactive with your safety, keep your blinds closed, and and you'll love it here! I liked it, but I want to actually have a place to call "home" where I can invite my family and friends to visit, and not worry about their personal belongings or their vehicles overnight. A suggestion, make it a gated community and raise rent about $50 and I believe that will eliminate much of your problem. The north side of the community is very full and causes problems according to what I see as I travel back from weekend activities late at night at from the letters that...

I lived at the Landings at 56th for 2 years and things progressively got worse the longer I stayed. Overall issues included: -Questionable business practices- myself and other tenants struggled to receive our packages that were delivered to the office. They did not provide notifications to tenants when they received packages on behalf of the tenant. As such, it was three months before I received a piece of mail, containing my license plate and registration from the BMV that didn’t fit in my mailbox. When this issue was taken all the way to the property manager, their solution was to no longer accept packages for their residents. So rather than do a better job, they decided to just eliminate this option for residents. *It also should be noted that when calling in, there is never an option to speak directly to someone. You either leave a message and they may or may not call you back (my experience was no call back the majority of time) or go into the leasing office and be the recipient of rude, aggressive, and truly awful attitudes of the staff. -Disgraceful professionalism- the staff will either ignore you or they will be confrontational with you. -Unreliable maintenance- My A/C broke 4 times over the span of my residency. On one occasion, when the temperature was in the high 80s, it took me 72 hours of calling the ā€œon-callā€ number in order to have someone come out and look at it. -Thin walls- I heard and smelled everything my neighbors did (and smoked) -Bad Neighborhood- many, many public drunken disturbances that resulted in the police coming out. I woke up to gunshots on two occasions while living there. My experiences with the Landings at 56th were so terrible that I broke my lease early. I notified them more than 60 days in advance, requesting to not be held at-fault for terminating my lease early due to the list of issues that I endured as a resident. I faxed this notification as well as emailed it to both the leasing office and the property management company, Herman & Kittle. I received no response so followed up with another faxed and emailed letter. A month later, I received a notice on my door reminding me that it’s almost time to renew my lease. I subsequently followed up with a certified letter to both the leasing office and property management, including executive staff, and still didn’t receive a response. The Landings at 56th is not worth the amount paid in rent. Living there was as stressful as it was frustrating. This complex exhibits reprehensible business practices, appalling customer service, and zero indication that they are willing to make changes in order to improve.

To the owner- Don't even bother replying with an apology like you've done with the other posts. Your time is best spent doing something about your property

**Response to owner's reply: Do you realize you just request me to either call or stop by the office AFTER I have stated that A) no one answers phone calls or returns messages and B) I receive incredibly terrible customer service? Why would I put myself in that position to continue to be ignored or to be treated rudely?
