We move in September 2024 a one yr lease. In That time frame we experience bedbugs roaches. You can hear your neighbors walk. If you’re downstairs late at night, you can hear people talk through the wall and do other things too.. when we move in we move from Texas we sold all our furniture and everything that we own . I bought the kids all new beds furniture. Everything was brand new. and they blame us for bedbugs and charge us $600 plus other fees. Management is not very understanding or agreement of things. The last 2 months of my lease agreement I got hurt on the job . I had my attorney write up a letter and spoke to them notifying them that I will be receiving a check when I receive the check they cut off my account and that was the day of my surgery. Long story short, we move they wouldn’t let us get our stuff. I told management under the Florida law that the resident has 15 days to receive their property. They let us it was nasty what I had to do to get my kids stuff…Got my kids stuff our property and we moved out keep your money by yourself a house Rent somewhere else but I know that they’re going to say something because they want residence to live here, I speak the truth. and if they want residence to live here, they need to look at their management team so they don’t get reviews like this on Google and other sites. Ps. When we live here, we had a lot of problems with the dishwasher not working coming out of the wall put in work orders. Read moreArbor Landing Mill Bayou is a beautiful property with a truly unique setup. We have been blessed with a three bedroom apartment that literally is massive in comparison to our last apartment and we finally feel at HOME!!!!
From the moment we walked into the leasing office and met Danje she has been nothing less than amazing!!!! The other ladies in the office are just as amazing as well and every single interaction has been like speaking to family because that’s how comfortable they make you feel and welcome you into this community!
The maintenance staff is also amazing and SUPER FAST to help with any need we may have had (by the way minor needs I will mention as these new units are amazing)!!!
If you are looking for somewhere to call home in the apartment world please check out their website. The apartment floor plans are very well thought out, numerous options in the layouts, square footage bigger than literally any other complexes we looked at and well the best part is the price is literally the best!!!!! Also a unique feature available here are some of the units have ATTACHED garages to the unit (no running in the rain to get to your stuff from your typical detached apartment garages).
We attended our first resident function Monday for Halloween and it was a great feeling to see so many neighbors come and participate just as we did and especially with kiddos!!!! Feeling at home, relaxed and entertained are just a few of the great ways I can describe how it has felt to move in and reside here!!!

Read moreI would not recommend living at Arbor Landing Mill Bayou. Privacy is non-existent, and management constantly invades in ways that make residents feel singled out instead of supported. The gates that are supposed to provide security are always broken, and to make matters worse, you can enter using any gate code — which completely defeats the purpose of paying for a “gated” community. The pool is also frequently closed due to unsanitary issues like feces being found in the water.
Inside the units, the quality is just as bad. Breakers trip from simply running the dishwasher and garbage disposal at the same time. On top of that, loud music and instrument playing starts as early as 7am, Monday through Friday.
Management does not handle problems fairly or professionally. Instead of taking responsibility when they’re wrong, they resort to threats of eviction. They also fail to enforce rules consistently — trailers, boats, and box trucks are parked on property without any follow-up. Meanwhile, dog feces is left in doorways, driveways, and common grassy areas, and nothing is ever done about it.
Even the property itself is poorly maintained. The foundations and driveways of buildings that are supposed to be new are already cracking.
Overall, the complex is mismanaged, overpriced for the quality, and more stressful than it’s worth. Save yourself the headache and...
