We moved into the Hillson in January 2023, and it has been a series of disappointments ever since. Management has changed three times during our stay, and it has become clear that they have lost all our documentation. I asked for a copy of our lease multiple times since August and they have not been able to provide me with one. They were unsure of our move out date (again because I don’t believe they have anyone’s lease who signed with brookeside) and did not send any notice of lease expiring or renewal emails until the day before we moved out.
We experienced water backup from a drain in the utility closet, which caused water to seep through the living room wall and into one of the bedrooms, damaging the carpets. This issue occurred four times, and each time, we had to call the maintenance line multiple times and visit the office in person to express our concerns about potential mold growth. Not to mentioned that the water has been shut off or malfunctioning multiple times since we lived there.
Adding to our frustration, we returned home to find our apartment infested with ants. After calling the emergency number and leaving a message with no response, we did our best to clean up the mess. It took four more calls and another trip to the office to finally get them to send the pest control service that we pay for monthly. They apologized and promised it would be done that day, but it actually took an additional four days before anyone came to spray our apartment. During which time we had to buy multiple cans of ant spray which is ridiculous when we pay a monthly pest fee. It’s a no smoking property but I cleaned up cigarette buds off my patio or landscaping multiple times and the office never did anything about it.
We have also had ongoing issues with our upstairs neighbors being excessively loud at all hours of the night. When we reported this, we were told to capture video evidence. After doing so, the office claimed the noise couldn’t be heard well enough to warrant action. Despite providing clear video evidence of them thumping on the floor or playing music we could hear word for word well after quiet hours, the office stated they couldn’t take action because they couldn’t prove it wasn’t us making the noise. They said quiet hours are after 11pm but have never enforced it as there are always people in the parking lot working on their cars blasting music at all hours of the night. They have recently gotten a courtesy officer at night who we were supposed to be able to contact but for the first two months the extension in the office didn’t work and she wasn’t receiving any calls.
I won’t blame the courtesy officer; once we finally met her, she has done everything she can to help us, unlike the office staff. The office staff have repeatedly made it clear they don’t care to do their job. If I could give this place zero stars I would, please for your sanity consider literally anywhere else. I have been living at The Hillson for several years. The 1 star review that I have assigned to this apartment complex is because of how poorly they handled the parking situation of their loyal tenants. They already had access to the license plate, make, model and year of the car that I drive, but were stupid and unreasonable enough to have my car towed on 8/18/25. I work night shift so I sleep during the day. I was awakened by a text saying that they were going to tow anyone without a blue or red parking decal. I sluggishly got up from my sleep and went downstairs to make sure my car was not one of the vehicles being towed. To my dismay, my car was no where to be found. I went to the leasing office to talk to the two receptionist (a black female and a white female) about my car potentially being towed and their initial reaction was to snicker at the reality of my car being towed. The black female receptionist explained to me that they sent out a notification via email about the new parking decal arrangements about a month ago. I questioned her by asking her the following questions: Why did I walk by so many cars without a parking decal to get to the leasing office? Why would you let them tow my car when I have lived here for a couple of years so you already have access to the make, model and year of my car so you know that the car that you are trying to tow actually belongs to a tenant? I asked to speak to the manager who was a middle age white brunette female with glasses to see if she could waive the towing fee or provide some type of reimbursement for their loyal tenants. She was unwilling to do so. I honestly think The Hillson could have handled the parking situation much better if they had done one or more of the following: Placed warnings on the windshield of vehicles that did not have a parking decal Physically mailed out notifications to their tenants Physically mailed out the parking decals to their tenants Robo texted or called tenants that were listed as not yet being signed up for a parking decal. I ended up having to pay $281.84 to release my car. I also had to pay Lyft to get to work that night and to get to the towing company the following morning. I have enjoyed living here, but this unmeasured act by The Hillson really rubbed me the wrong way considering that I have lived here a couple of years. Read moreThis place was great when I moved in over a year and a half ago. As time went on there were multiple issues. Parking became a problem due to there not being enough spaces or cars parking illegally and blocking other vehicles Cars started to get broken into Someone discharged a firearm in thier unit (pew pew) The pool area was consistently closed last summer. Also, Almost every time I went to use the firepit last summer it didn't work. It seemed like there wasn't propane for it. I asked the front desk after a few weeks of trying to use it and they said it had propane. I then asked how to turn it on. They didn't know, laughed, shrugged it off and told me they get a lot of people having trouble starting it. (They year prior all I did was turn the knob and it would work, sometimes I need to light it too though.) For the most part only one entrance gate worked at a time while I was there Sometimes suspicious stuff happens at the end of the cul-de-sac. Trash pickup is spotty It seemed like they started to rent units to lower income people. I started to see public fights incur, firearm discharged, car break-ins, loitering, people not cleanings up after themselves, the office started sending more emails informing us of things we are not supposed to do, etc. This was not my experience my first year. Prior to moving out I went to the front office and asked if they had a list of what items needed to be cleaned to avid a cleaning fee. I was informed they do not have a list and if it looks like you "made an effort to clean" you will not be charged. I thoroughly cleaned the unit, but received a $135 cleaning fee charged for the oven & 3 drawers not being cleaned and command hooks outside on the patio. When I disputed the fee I was told they have a list in the portal and implied it was my fault for not knowing. The command hooks were there prior to me moving in and the drawers were cleaned. They dropped the cleaning fee to $60 which is ridiculous considering I went to the front office and asked for a list or what specifically needed to be cleaned. They also tried to charge me a late fee of $253, but removed it because I was not late and have never been late on my payments. Overall disappointed in my move out experience considering I was a good tenant.
I loved the layout and design of my unit. I hated living off of Bell Rd. The drivers are terrible and there are accidents all the time on that road. So make sure you have good car ins. if...
