I have lived at this apartment complex since August of 2017. I have seen this complex change from University Trails to Flatts at South campus. Please, trust my opinion when I say, avoid this location at all costs.
Reader, I implore you to look farther into Flatts than they hope you will. The people at Flatts want your money. They are not your friends. I want you to look at the reviews below this one and think about how those reviews got there. I'm guessing that most of the reviews from 3 months ago, by people who have never lived here, were a part of some promotion from Flatts. They most likely offered these pre-residents some kind of deal on their new lease in exchange for leaving a good review. Some are literally written by staff members to try and bump the rating score (Hi, Eli), so don't think the staff is above this kind of cheap promotion.
My list of complaints with this place is endless, but I'll try to get everything out here:
Money Oh yeah, if you thought this place was affordable, consider the fact that I've spent hundreds in extra fees beyond my regular rent payments. Hundreds! Paying rent is impossible. Their website is a broken mess and no one will help you with it. Not the staff or maintenance. You're simply told "get a money order," as though it is your fault their website is down. My online account was once down for 6 months. During this time, I had to go to the office every month to pay rent on a debit card. I reported the problems every month and it was not fixed until I raised my voice at the employees in the office. Only then was it fixed only a day later, which leads me to believe that it could have been fixed months before, but the staff didn't care enough to send one email to IT Oh, and they charge you if you use a debit or credit card. So during the 6 months were I was begging for someone to fix my account I had to also pay extra for rent.
Renovations I lived here before the apartments were renovated, and I can tell you nothing worthwhile has changed. (Go read the reviews for University Trails to get an idea) The idea of a "renovation" to Flatts staff is a new coat of paint and replacing a few very outdated appliances. Peel back that paint, and you can begin to see these buildings are rotting from the inside out. Appliances seem to vary from apartment to apartment, some have not changed in the renovations. For example, really awful washers and driers from when this place was called University Trails are still the norm. It usually takes 2-3 cycles to get anything dry. Extremely loud and obnoxious. Electricity and plumbing are iffy at best. Once had the plug to my fridge burst into flames. Ruined the fridge. Didn't get fixed until everything was already spoiled. Couldn't get compensation for the food either. Many wall sockets don't work. I worry about this place burning down any day due to faulty wiring. Bugs and mold are a big problem in most buildings
The staff I've never met less helpful people in my life. They are degrading and invasive. My apartment is constantly invaded for any reason. I lived here during the last summer and Flatts employees were in my house almost everyday for some reason or another. I would come home from a day at work to find someone in my house. When they say they do "inspections," they mean could walk into your house (after three knocks and no reply, such courtesy) anytime from 9-5 an entire week. Oh and you must pack up everything valuable during this time, because (as other reviews below have stated) they will probably steal from you.
Misc. A friend of mine was towed by mistake (had the Flatts decal on their car). The resident only got reimbursed for the towing after finding a clause in the lease. Flatts DID NOT CARE that he was towed and fined $100+ wrongfully. They only acted when legal action against them was possible.
In short Please don't live here. (And if you're a Flatts staff member reading this, sorry for the big words making...

The Flatts (formerly University Trails) is famous at Ole Miss as the WORST apartment complex in Oxford. They had to change their name and re-brand to get away from their reputation. Go read the Google reviews for University Trails.
The apartment they show you when you get a tour and the actual apartments are completely different! When I first moved in, the apartment was filthy and full of mold. There was old food in the fridge covered in ants. When I complained, the staff stated they are not responsible for cleaning the apartment for me before I move in (yes, you read that right). The pictures below are of my bathroom on the first day I moved in. The black spots in the tub are ants and cockroaches. I WAS FORCED BY THE STAFF TO SPEND MY FIRST DAY IN OXFORD CLEANING MOLD AND REMOVING BUGS!
As for utilities, there is a reason they're free. I did not have internet in my apartment for the first 2 months. Our washer and dryer did not work upon arrival and it took 1 month to replace. My building once went an entire week without running water and I was forced to live at my friends house. I had to argue with the manager for compensation (which was only $30). Our dishwasher also broke and the staff took 2 months in replacing it. While on vacation, my entire shower collapsed in on itself and the staff refused to fix it. I had use a shower surrounded by exposed drywall for the last 2 weeks of my stay. My toilet only flushed when you plunged it and constantly flooded my bathroom, which I had to clean up.
When I was away on vacation, maintenance workers came to fix my bathroom. They sole my laptop bag (which thankfully only had the charger) and brand new beats headphones. When I complained, the manager refused to listen to me and said the crew has never stolen anything before. According to other reviews, that was a lie.
The Flatts also hold the right to move you into other buildings and rooms anytime they like with no compensation. Many of my friends were forced to move out of their apartments on short notice and without any help from staff.
The clubhouse is a joke! The pool was closed for the majority of the summer for "cleaning". The "computer room" consists of 5 broken apple computers. When I asked the staff for help, they laughed and said the computers have not worked for years. The printer might work but I wouldn't know because you are required to buy your own paper and ink. I'm still trying to find this coffee bar that they advertise online. The "fitness center" consists of 2 working treadmills, one bench, and a few dumbbells.
At the end of my 11 months in this cockroach infested hellhole, I received a notice on my door that all residence must move out 1 month earlier than stated on the lease WITH ABSOLUTELY NO COMPENSATION FOR ALREADY PAID RENT! I spend an entire month fighting with the manager to be refunded the rent money for the month I didn't even live there! Then I got a nice letter in the mail 2 months later that they were charging me $200 MORE than my security deposit even though they can't explain why.
This is not an apartment complex. This is a scam. Do not give them anymore money. There are many other options for living in Oxford with comparable prices.
P.S. All of the 5 star reviews on here are employees of the Flatts (Eli, Harley, Catalina). Don't be fooled, no sane person would think this is a good...

I also asked for one of the newer buildings and told I could have one because I signed my lease so early but wasn't given it. They never even came up to look and I ended up fixing toilets, scrubbing walls, bleaching mold, and steaming carpets myself. They outsource the electric bill and that company has given me trouble every single month. The staff is nice but useless. Even the bouns they where suppose to give me for my new lease took months to come in. The apartment complex is also where the foreign exchange program sends its students and I ended up with a Brazlian and a Saudi Arabian. Now this isn't a bad thing on face value as I have no issue with any foreigners but the fact that they can't speak English makes paying the electric bills, buying groceries, even adjusting the AC unit into a chore. The Internet connection is slow. My appliances are 10 years older then the building can possibly be and had to pull out the smoke alarms just so I didn't wake the building every time I tried to cook a pizza, even after cleaning the oven on day one. All the interior door locks are worse then useless. Thank god I trust my roommates because every locked bedroom or bathroom door can be opened with a hard turn of the nob. And to add icing to the cake, I came home yesterday to find a notice that we had to open a police investigation about someone peeping in windows around the the apartment complex. I'm male and on the third floor so not much of a problem but it's still a bit unsettling. You read some really bad reviews on google about apts around Oxford and a lot of it can be chalked up to over expecting college kids but I'm a incredibly accepting person that came in with low expectations because of the cheaper price of the apartments. I'm still appalled at the conditions I unknowingly signed up for. I was shown a beautiful main office and a beautiful display apartment with nice staff I expected less of course because I know display apts are extra nice but I never thought I would get the equivalent of a third floor FEMA trailer. I give them 1 star because 0 and negative numbers are not an option.
