Biggest mistake of choosing where to live was to purchase a home in Sweetbay. When we first bought and needed repairs, they never responded. I finally had to get the Panama City building director to come and met with the Vice President. Before we bought the house, they were supposed to fix the curb but never did. Now I call them and they say it's already turned over to the city. I called the Building permit director who told me if they did shoddy work, it would not matter if it was turned over to the city.
They gave us fines over 3000 dollars during the pandemic when I had zero day off of work for 9 months, for weed in the lawn, not enough pinestraw, and gutter not clean enough. The common areas are full of weeds. I was going to sue them to get the fines back for being unreasonable because hardly anyone was working except doctors and nurses, and they took advantage of the situation. The HOA is not comprised of homeowners. It's still run by the developers so of course they would fine the owners to the max.
A friend of mine who is an Egyptian doctor whose son was playing in the pool area got harassed by some lady when she said to the young boy "you look like you don't belong here!" What the hell??? If I had time to move, I would have sold our place at a loss and get the hell out already. Bunch of scumbags. Do yourselves a favor and buy in another...

Tonight, we’ll be sleeping upstairs, because the downstairs AC quit working. The technician we called said it was installed improperly, and he’s already had to fix several units in this neighborhood with the exact same issue.
The fact is, they keep selling these houses, and they just don’t care. So if you buy in here, make sure you have the time to harass them to finish your house that won’t be done when you move in, fix the issues that arise because they prioritize speed over quality, and the patience to deal with an AC unit that goes out in 90+ degree heat.
The demand for houses and to live in this neighborhood is high enough that they just...
