Waterside Village Apartments — Local services in Pennsville Township

New resident here since May 1st. I must say I am very glad I decided to rent here. Kristin, the property manager, has been incredible to work with. Any concerns I've had (very few) have been promptly dealt with.

Pros: It feels like a very safe place to live. You will see maintenance riding around in carts throughout the day which is comforting to see. The two maintenance guys I've met were very professional and approachable.

The apartment is quite nice looking. Nice looking kitchen cabinets, floors look new as well. Lots of storage space.

Kristin is a quick phone call away and available by email it seems all the time which is great. She is one of the reasons I decided to rent here as she addressed all the questions I had.

They are changing all the main entry doors to the hallways, painting, and replacing carpet for laminated flooring which looks great. This is huge as it was the only eye sore the place had and the only item I really had an issue with. They have already completed a few of the hallways and they look great! I would list this under negative but they are actively working on this as I can see every day.

The grounds are very well maintained. Grass, flowers, etc all getting proper treatment.

Negatives: I honestly dont have much to list here. The stairs in the hallways squeek and some of the laundry dryers look a bit on the older side. Though I will say I've been told this is on the agenda to get worked on. I do trust it will get done as Kristin is working to make this place a wonderful place to live.

Price point, looks, overall experience thus far, I am very glad I chose this...

It's been a very miserable summer for me. To no fault of Kristen or the maintenance, even if they do continue to go along with hot air rises which is why the second floor units are so hot lie. My unit regularly gets up into the 80s (highest was 87) no matter what I do or what I set the AC to. Even on a 89 degree day, the unit would frequently get as high as 84. "Working as intended" the so called professional HVAC contractor they had come out multiple times tell me despite me telling him I know better and that it being in the 80's when I have it set to 70 is not normal nor is it working as intended. They did finally admit the something was broken but the issue still has not been resolved. It's been 3 months, a very hot, humid, miserable 3 months. Hopefully they switch HVAC contractors to someone who knows what they're talking about. You may as well find somewhere with no central air that's cheaper, as the central air here is practically nonexistent and will cost you an exorbitant amount in energy bills in an attempt to stay somewhat cool in your own home. I will be having my own guy out to make repairs and fix all the issues (as is my rights in NJ as a tenant) and possibly make expansions to the duct system so the AC unit can actually work as intended and taking this LLC to small claims for financial compensation over the high energy bills due to HVAC...

I been leaving here for 7 months and everything is breaking apart there don’t like to fix at all i pay my rent on time , still waiting for them to fix can wait to move very bad complex there don’t like to fix anything but i make sure I pay my rent no hot water is very warm tired of complaining and nothing is be done my tub looks horrible still waiting for that to be painted be waiting like for months just not to happy. Hallways are very dirty and smells people leave their garbage for days and nothing be there about that.Worst place I ever live so much trash that I saw mouse there don’t fix I put a work order in and still waiting the Guy Jay told me is to much money to fix the complex so nothing is not going to be done I be living here 1 year and is be hell since day one with my apartment there promised to paint my front door because is looks so bad ever got painted. My floor is lifting up my tub there redid my tub is getting bad again garage all over the complex especially in the back looks really bad maintenance doesn’t bother to clean it up and the rent goes up every year to live in a dirty complex not fair the owner is very cheap. But there make sure the front is always nice but there forget about the rest....
