***READ THIS BEFORE DOING BUSINESS WITH WINDSOR communities*** and if you are already living here good luck…. My wife and I enjoyed our time living here until Windsor rolled in and turned everything upside down. We were the picture perfect tenants. Quiet, peaceful, residents that paid rent on time every single month. We decided to move out because we simply needed to live somewhere else for work. ***Here’s the catch!*** when you move out Windsor is going to conduct a move out inspection that is going to make up crazy fees as seen in the screenshots below. If you think ā€œNORMAL WEAR AND TEARā€ is going to be tolerated you are very wrong. They are going to go above and beyond to find things to make up charges for. I would honestly hope you had to pay a security deposit to help bring down the charges you will be liable for. They will over emphasize everything to charge lofty fees. Trust me they aren’t targeting the items you note on your initial walkthrough form they are going to charge for mostly cleaning fees and things you can’t contest with a previous initial inspection form. Take a look at the screenshots. • 50$ to clean the stove • 105$ for small scratches on the fridge • 30$ for cleaning the microwave • 15$ to clean a toilet that is CLEAN • 20$ to clean a tub that is CLEAN • 85$ to clean cheap carpet that was CLEANED •85$ for ā€œCustom charge non-expressā€? • 25$ to remove discarded items (they moved the dryer to find a sock underneath. When we reached out to Windsor about this they told us ā€œsorry you are a past resident we can’t help you. Please take up your concern with the resident advocate (the third party)ā€ they will wipe their hands of all accountability and you will be stuck. The resident advocate is a debt collector so if you refuse to pay you will have your credit score affected and be legally accountable. Shady business and even perfect tenants are not safe from these practices!

New resident here! The team here has been excellent to work with! They are always prompt to answer questions and write back if you have any concerns. I have not had any issues getting the information I need in a timely manner. When we were first moving to DFW area we looked everywhere and found legacy square. I can say without a doubt it was one of the best finds we could have asked for. They were able to get us in on our time table (which was very tight I might add) and have been very accommodating! The town homes are absolutely beautiful inside and out! Their floor plans are large format and are well thought out. They actually have 25 different floor plans coming so if you don't see what you like on first look, look again. It's so nice to be able to not only find the floor plan you like most but also many of the floor plans come with different colors schemes. When we walked into the kitchen of the first unit with the white cabinets and green tile I knew that we were going to be living here soon as I saw my wife's face. The grounds are well kept and you can tell they take pride in the appearance. I have neighbors but the walls must be thick because I very rarely hear anything at all which is a huge plus. Their gym is excellent and the best I have ever seen in a complex! Another positive (among the many) is that each townhouse has a quite large full size garage that easily fits our cars with room to spare which is something I have not often seen in similar settings. Small note they are still building so you might have to look a bit for the entrance but if you find it I assure you that you will love what you find!

It has been one disappointing thing after another. The good— they moved us into a unit while ours was getting finished and had movers help with the move from one apartment to the next. The gym is large but some machines don’t work even after resetting it. The bad— we signed a lease for a two bedroom that wasn’t ready on time. They notified us on a Thursday night when we were suppose to move in on Monday morning. (The good, see above.) We stayed in the temp unit with no cable or internet until given a hotspot on the second week. Construction workers will open doors of units (opening it while we were present, without knocking). We move into our 2 bedroom unit on a Friday. Turns out the unit numbers were wrong on the doors— quick fix right? Just switch the numbers. Nope! The unit numbers are incorrect with AT&T as well so the situation still isn’t resolved and we still have no internet. Lastly, we come back from vacation and our unit door is unlocked and unlatched. We weren’t given notice of anyone entering and when they did enter, they didn’t have the courtesy to shut the door or lock it. It looks pretty from the outside, but I personally wouldn’t lease at a new build ever again. Update— I’ve emailed your staff without a response back 3 weeks ago. There’s no need to email marketing. Nice try though!

TL;DR: don't move here if you can help it.

I lived here for 2 years and have witnessed first hand the decline since it was bought out by Windsor.

Pros: Taylor in the front office and the maintenance staff are great. The gym is also pretty nice for it being an apartment complex.

Cons: Mold everywhere. if you're touring ask to look at the 2nd floor of the south stairs of building 2. The entire ceiling is mold and I suspect that it's everywhere the walls too.

-Parking - Have fun trying to get a covered spot if you don't pay for a garage and get home after 7pm. There are 6 cars that have not moved in almost a YEAR and management refuses to do anything about it. One car was sitting for so long that it was covered in a layer of dust and people started writing slurs on it. The gates were also rarely working so really anyone who wanted to park there could. Cars without parking stickers are there for days and nothing happens.There was also a resident who I guess owns a dent repair business called select auto hail repair who keeps cars that he's working on in covered spots for months while he has his parts shipped to the mailroom at the complex. When I raised the concerns with the office about this I was told that I can just rent out one of their garages for $150/month.

Move out - this has been a nightmare. I moved out on 7/11 and based on the documents my move out inspection was done on 7/14 which imo is timely (ty maintenance staff) Tell me why I didn't receive my move out summary and fee sheet until Friday 8/8 at 9:05PM with a payment due date of 8/19??

I of course had some questions like why is my total over $500 and why am I being charged $300 for carpet replacement after being in the unit for 2 years? Isn't there supposed to be some sort of depreciation over time?

Heres: the timeline of everything -

7/11 - Move out 7/14 - move out inspection done by staff 8/8 @9:05pm - move out statement received via email 8/8 @9:20pm - I send a response asking for clarification 8/14 @5:19pm - I receive an email saying that they're received my dispute and will look into it. 8/19 @7:56am - I follow up because it's the payment due date and I have not heard anything 8/19 @3:46pm - I receive and email saying that they're waiving the carpet charge (hell yeah).

At this point I'm also told that since the change hasn't gone through yet and since I can't pay a custom amount in the portal I would have to pay the full original fee and that the difference would be mailed to me in the form of a check later on which is bonkers and something I did not trust them to do if they aren't even able to reply to an email.

8/19 - while waiting for Winsdor to fix their error my account is sent to collections for non-payment. 8/22 (3 days after original deadline) @ 1:34pm I finally receive email saying that they're waiving the carpet fee and receive an updated move out sheet with the credit applied.

So after allllll of this I figure I just call the collections agency and pay or whatever. nbd right? Nope - Windsor's staff being the fools that they are didn't send the updated move out form with with the credit applied my account so now I'm in the middle of a dispute between collections and Windsor waiting yet again on a resolution which is silly because I have everything in writing.

Do with this what you will. I'm sure other people have had different experiences but this has been mine. Thanks for reading if you've gotten this far and I hope that my experience can save you some headaches...

Before today I was between this complex and another complex but the interaction and the way I was treated at the the front was enough for me to make my decision.

My wife and I toured the complex in March with Zack. He was friendly and very helpful. At the time we were looking but not sure where we wanted to end up location wise. My wife works in Dallas and I had not finished Dental School. Fast forward to now we have a newborn, I know where I will be working and the location is perfect for my job and it’s close to my parents which will look after our newborn while we are at work. We saw online that they had an apartment available that was exactly what we were looking for. We hadn’t seen this layout during the visit in March. We were in the area and decided to stop by and have a tour. This is where the terrible experience comes in.

There was an elder lady who just made me want to rent elsewhere. She said she could give me a tour but she needed to see my ID. Being a new parent who doesn’t get much sleep I forgot my wallet with my ID. When I let her know that I unfortunately forgot my wallet is when the interaction went downhill. I told her that I could just come back Monday. To which she rudely let me know they don’t do tours Monday. So she asks me for my name and number so I can come by Tuesday. I had to reapeat the info three times because she keep talking over and calling me by the wrong name.

I then explained to her that I had been there sometime in March so my Id should be in their system. She then then says she can’t find my name. Come to time find out she misspelled my name after I had corrected her so many times. Also she gives us the run around that since Zach had given us the tour he was the only one who could give us a tour that day. After hearing that excuse, I too my wife ā€œ let’s just go, they clearly don’t want us hereā€.

After I expressed my frustration, she then told us that they can see us Monday. I do not know if she felt a bad review coming or genuinely felt she wasn’t being helpful. This only further annoyed me because i was told at first I couldn’t come in Monday but all they sudden I can ? Anyways she tries to book us for a Monday tour and we agree on a time. After we agree on a time she tops off the entire interaction by telling us they only schedule apartment tours on Saturday and we would have to wait until next week.

My current lease ends in August, so I could come back for a tour but honestly after that interaction I can only image how they would treat me after I’m locked in with...

If negative stars were an option...

DO NOT MOVE HERE – $3,200 A MONTH FOR THIS NIGHTMARE?

Tenant lived in Unit *4 at Windsor Place Apartments at 2100 Legacy Drive in Plano. With rent nearing $3,200 a month, you'd expect a high-end, hassle-free living experience. What actually happened was the opposite—an ongoing nightmare of water intrusion and damage, noise issues, and complete mismanagement.

Just two weeks after moving in, a heavy rain caused significant water intrusion—leaking under the front door and through the front wall flooding the livingroom. That was 13 months ago! Despite countless maintenance requests, nothing has been done. The water intrusion continues to this day. During storms, water still floods the unit.

Over time, the issue has spread: water now leaks through the roof, the stairwell, the spare bedroom, and the closet. Most recently, water damage required ripping out baseboards and cutting 12 inches of drywall from the living room.

The air conditioning unit has been another disaster. It vibrated so violently and loudly that the tenant couldn’t sleep. For months, they were forced to stay with friends or rent elsewhere just to get rest. Management delayed any action for two full months—and even then, the issue was never resolved. Nine months later, it still hums loudly.

When maintenance did come to patch drywall, they failed to protect the tenant’s belongings. Texture spray was blasted all over the apartment—on the TV, couch, furniture, drapes, ceiling fan, windows, kitchen island—leaving the unit filthy and damaged.

To top it off, noise insulation is virtually non-existent. Road noise from Legacy and Custer is nonstop. Cars, motorcycles, even conversations from people walking by are clearly audible inside the unit. The windows and walls do nothing to block the outside world. There is zero peace.

Now, as the tenant prepares to move out and into a newly built home, they asked about extending the lease by one month or two—and were told the month-to-month rate would be more than $1,000 higher than the regular rent. After all of this, that’s how Windsor Place treats its residents.

At nearly $3,200 a month, the tenant expected professionalism, accountability, and basic livability. Windsor Place delivered none of that. Instead: months of water damage, sleepless nights, health impacts, and a complete lack of care from management.

Do not move here, there are better places.

This has been an exhausting, damaging experience, and no one should have to live through it—especially not...
