We came to Palm Harbor and put an initial deposit down in June 2016. At first everyone seemed very helpful and very good at responding to any questions. We did run in to many of our own issues with the land and permitting which held up the process. Once we were ready to move forward and put down our 20% down Palm harbor called just about everyday asking if it was sent yet and very impatient, but after receiving the 20% down the eagerness to respond to any of our questions declined a ton. During the initial appointment going over the contract we were told that we would be priority since we were paying cash for the home. The biggest disappointment with Palm Harbor is that they have not been upfront and honest about everything or they have major communication problems in their company. We have constantly been told a short timeframe from one person than when it comes down to it they say its many weeks longer. A few examples; I was told if my building permit was approved tomorrow they would start building my house immediately and be able to finish the building and have it delivered in about 2-3 weeks at the time. Sounded too good to be true and yes it was. Come to find out we werenât even in the queue to start building our home and once they started it was at least 4 weeks of building. Another example came later, our home has been built and delivered, payed for. The sales man told us it would need to settle for 2 weeks before they would come finish the interior of the home, that was fine, we go to close on the home and now they say AT LEAST 2 weeks and more like 2-4 weeks before they come finish interior. Now it has been 3 and a half weeks and we are being told it could be 3 more weeks! Very unacceptable to have a home that only needs a few days work on the interior to wait this long. I have rescheduled furniture delivery 3 times already. It is also very hard to get ahold of anyone or when my husband does they say they will call back that day and we do not hear back. I have emailed several times and have not heard back about simple questions that i need so I can move forward with my own work on the home. A lot of information was misled when purchasing a home from Palm Harbor. When you first go it seems like its a complete package deal all included. Which its not there are many extra fees for labor that apply that are not disclosed. They do not finish the plumbing underneath the home, the steps are not included in the purchase price, they want to use all their own contractors for finishing the home but over charge them all. We did catch a few things and saved money by using our own contractors, electricians, and plumbers. However we did get stuck paying someone to work or the permits which if we would have known we had a choice she would have been replaced with someone that would have communicated with what we actually needed for submitting our permits and not submitted them anyways to have them rejected and show us the rejection list. At the closing there are surveys that we were going to fill out and we were asked by one of the superiors to just give the salesman all 10âs so he would get points to be entered to get a vacation at the end of the year, we figured at the time why not they were finished our home now and delivering it the next week. Which I regret now since we are once again having a hard time getting questions answered or any work done on the home.    Read moreI am posting this in hopes of helping someone make the decision to NOT use Palm Harbor Village in Plant City! It has been a horrible experience and not a day goes by that I donât regret my decision for choosing them! When you go in, they make the process seem easy and quick but in truth, so NOT the case. From the arrogant General Manager, Joe Pequignot to my Sales person Mike Gunn. The act like they care in the beginning until you are to far in to cancel. I was lied to about the amount of time it would take to complete and was giving every excuse in the book as to why it wasnât getting done. Once the house was on the foundation I noticed a huge bubble in side of house. Turns out that when the house was built, the nails were not put in the studs, which is common practice. So 3/4 of the house had to be redone. Then, when I was suppose to sign off on inside of house there was a lot of problems with the dry wall. When I pointed this out, was told my house was a Level 4 house and only responsible for fixing it if it can be seen from 6 ft away. I laughed at the guy and told him âI donât care what level they consider my house, Iâm not signing off on anything until i am completely satisfied with the completion!â It took several months to get that completed. Then, I noticed there were a lot of paint splatter on my vinyl floors throughout the house. Was told by a contractor I had come out and look at state the floors should be replaced. When I addressed this with Palm Harbor was told that was not the case and that it could be cleaned up. I tried for a month to get them to do before we moved in but they are so under staffed that it didnât get done. So, now we have moved in and all furniture will need to be moved in order to get it cleaned up properly. They have come out twice and still not completed. We have put vinyl flooring throughout the house and it is horrible! Every time we put something on it, it gets torn or nicked! Now, itâs bubbling up everywhere. I had another contractor come out regarding the floors and they stated the reason it is doing that is because it was not glued down throughout, only along the edges. When I asked the maintenance guy about it he stated thatâs how they instal the floors. So, we moved in in December and here it is April and still not taken care of! I feel completely taken advantage of and all money put into this house so I have nothing left to fight them! I sit in my house and cry because there is nothing I can do! We paid $189k for the house and thatâs very expensive for a modular home. I have been trying for months to get management out to look at the floors and keep getting blown off! So now I have turned to social media and in process of contacting their corporate office to see if I can get any recourse! Everyone at Palm Harbor have poor customer service skills and do not care about anything they put their customers through! I so wished I would of looked at their reviews before purchasing! So, Iâm posting this in hopes that no one else has to go through what I went through. This isnât a car I can turn in in a couple of years, this was suppose to be my last house that I could retire in.    Read moreI will not rate any one person as they each seemed decent as individuals but as an organization this place is the biggest joke. My experience started with stopping by to look at the houses. This went ok except they seemed a little pushy. I then decided that I was interested in one of their houses so I started doing my research. I found that they were offering one of their model homes for sale. This is where it started to go bad. I was unable to find anyone who could tell me if the house was already sold or not. I was told that it was sold. A couple weeks later I saw a price advertised for that home on their website. I called back and again I got the confusion as to whether it was sold or not. I went by and talked to a salesman who told me he didn't know but he didn't think it was sold. He also told me that he didn't know how much it was. I showed him their website and his response was that he didn't know if they would sell it for that price. We went ahead and filled out a purchase contract and I gave them a deposit. I got a call back that my purchase contract was accepted and they deposited my check. I provided all documentation they requested for financing. I was told that management was not very happy with the deal because they were not making enough money. Two weeks later I got a call asking me what was going on. I told them that I was waiting for them. The person that called seemed very confused and told me he would find out and get back to me. I called the next day and got more confusion. Two days later I received a call saying that they didn't know what was going on but that they had sold the house to someone else. I requested a refund of my deposit as I will take my business elsewhere. I received a form to fill out and I must include a bank statement showing that the money has come out of my account. Why do I have to prove that you have my money. Now I have to wait 2 to 3 weeks to get my money back so I can go work with another builder.
If you have your heart set on a Palm Harbor home my recommendation is to NOT buy a home through Palm Harbor Village. Go to one of the local home sellers so you can avoid the hassle and confusion you will...
