Maronda Homes is a Scam. Be careful not to use RMC Mortgage. They are working together to Scam Loan Applicants. Read attached Letter. We were lured into using RMC Home Mortgage with the promise of having all of our closing costs paid for. It was also indicated that the process would be easier and streamlined as both Maronda Homes and RMC Home Mortgage work out of the SAME office. I made several calls to My Mortgage Representative, Carolina Ortega. Sadly, MY Mortgage Representative, underminingly works for Maronda Homes. On several occasions, I inquired about my loan status, I asked what would be the most I could borrow, as the lower and lower the Sales Price on my current home went, the less and less proceeds I would have available for the Purchase of the new home with Maronda. Instead of giving me a straight answer or telling me I was or would be declined, she would state she would call me back and instead would call Stephen Wolf the Maronda salesman. Further evidence of collusion between Maronda Homes and their partners. On April 24th, Stephen Wolf let me know that I could borrow an additional $60K so this would allow me to sell my house for less and allow me to go into debt for the difference. This was more of an insult than it was customer service. Again, my question is why would My Mortgage Representative bypass me, rather than discussing what would be best for me, in bad faith they are colluding together for their benefit, not taking me into consideration. On April 27th, 2023, the same model referenced above that was only a few houses away, 12273 SW Forli Way, sold for $412,400. That was $35,300 less than my purchase contract of $447,700. On May 4th, 2023, I questioned Stephen Wolf by email, what would the appraisal of the new home come in at if a neighboring home, exact same model just sold for $412,400, which is $35,300 less than my purchase price. Stephen Wolf indicated not to worry. On May 10th, 2023, I asked My Mortgage Representative, how could the Appraisal of the home come in at $447,700 if a neighboring home was just sold for $412,400? Carolina informed me that they use Accusured Management Real Estate Valuation Services, and she was confident that since they do all of RMC Home Mortgages Appraisals, it would not be coming in too low. True to her word, Accusured Management, came through. The Purchase price of the home was $ 447,700 and the Appraisal was $448,000. The Appraisal was coincidently $300 more than the needed amount. Again, I ask, how is this possible? Pure coincidence or is there coercion among Maronda Homes, RMC Home Mortgage, and Accusured Management Real Estate Valuation Services? I am not accusing anyone; I just question the obvious. I looked at the Appraisal and found that my 1 floor home had comparable homes that were 2 floors, is this a true evaluation of this home or is it a mere play with numbers to arrive at the desired sales price? Is the Appraisal process truly independent and in the best interest of all parties or just in the best interest of Maronda Homes and its partners? Is there Coercion and Colluding? I questioned Carolina Ortega, The Mortgage Representative, I was informed that the Appraisal company is Independent of them, that is why RMC Home Mortgage can’t pay for the appraisals directly or on my behalf even though they agreed to pay all Closing Costs if I used RMC Home Mortgage for my Maronda Home. I also asked the Lender, If I can’t meet the conditions of my conditional approval at this time, why am I not being declined. Her answer was, because Maronda knows that if you get declined for the loan, they would have to return your deposit. To me there is obvious Coercion and Fraud. I question whether government and its current laws on Anti-Coercion are really doing anything to protect buyers. RMC and Maronda are working together for their benefit not...

In addition to Adriana's outstanding service, i have recently been impressed with the other side of the business...the construction.
We met yesterday with the construction supervisor Thomas for our preconstruction meeting. The entire purpose of this meeting is to make sure that we all agree on the on the plans, upgrades and trims for the home so as to avoid any confusion as the build moves forward. I found Thomas to be beyond patient as he dealt with some of my somewhat jaded past experiences building homes, my many questions, etc.
Unless something drastically changes from my experience so far , I expect to be in agreement with the several neighbors who I have spoken to about their build experience with Maronda and to join them as a very happy and satisfied customer.
FYI- I was so comfortable with Adriana and the Maronda team that I have already brough one of my clients to this development with the highest of recommendations, They are currently under contract and as I expected, Adriana is keeping them and me fully informed every step of the way.
