As a rule, I tend to give those that I conduct business with an opportunity to work with me and to address deficiencies. For most of my adult life, I have opted to live in an apartment. I have been a resident for four months. Prior to moving in, the day of move in, and the subsequent week of move-in, I requested several deficiencies be addressed. With few exceptions, most of my concerns have not been addressed. Park Vista is supposedly under new management. I talked to the leasing manager in December 2019 and she stated as such. A few residents informed me that new management is a regular occurrence. I have not confirmed these statements. *The neighborhood is overrun with feral cats. I have counted at least 14 different cats. The cats stare at people, attack pets, and each other daily. San Antonio and Bexar County will not remove the animals citing cats are self-sufficient. The leasing team states they are unable to do anything to remedy the issue. Various residents provide the animals with food, water, and blankets which encourage the growth of the feral cat population. Management does not enforce a policy that holds residents accountable. *Management does not enforce a "clean up after your pet" policy. The dog park and the neighborhood lawns are a minefield of canine feces. The four feces collection points are usually full or overflowing. *Too many residents toss their rubbish on the grounds throughout the property, in the parking areas, and around the collection areas. The refuse and recycling areas are almost always overflowing with rubbish tossed on the ground. There is an area in the back of the property where negligent residents toss their unwanted bulk items. *After three months, the only consistency with my utility bill is a monthly charge of $3.99 flat fee for administrative purposes. Trash and pest control are charged as flat fees. This means that regardless of your usage, you pay what the company charges. I paid $33.20 for trash in December 2019; I was in Florida during this cycle. Park Vista Apartments does not meter the water. Your bill is determined by your apartment's square footage and the number of occupants listed on the lease. If you have "guests" living with you, or if you have two or more people listed on the lease, you will pay less than your single neighbor. This means that wasteful residents are not held accountable for their usage. Had I have known that Park Vista was not metered, I would have found another option. Having never dealt with unmetered billing, I did not know to ask the question. *Pest control supposedly sprays the property monthly, which is why we are charged a flat fee. In four months, pest control has not paid a visit to my apartment. *Park Vista has three potential points of entry, two off Five Palms Dr. and one on Military Ave. Military Ave is the only accessible entry/exit. Both Five Palms points are padlocked. In four months, I have noticed three accidents as residents and patrons collide at the Military Ave entrance.
Unfortunately, Google does not offer me enough space to comment on my apartment issues. Few work orders submitted were addressed. Most were closed and no reason was given for the closure.
I have talked with the leasing manager, her leasing professionals, and at least one of the maintenance guys repeatedly. For the most part, they are amicable and easy to converse with. I do not know whether the disconnect is with the team on the ground or their overseers. Read moreFirst time leasing an apartment experience was horrible I was there for a year in total.I had issues with maintenance management the whole time. I am only 19 and the whole time I feel like I wasn’t really respected by management and maintenance. When I first moved in and I’m talking about first week I moved in there was a leak in my kitchen and they “fixed it” and put tape and flo on my kitchen roof didn’t dry the wood or anything they called it a day. Last month I stayed there the leak came back ten times worse and the whole piece that they used to cover it up fell in the middle of the night and I woke up to a pool of water and flo on my floor. The roof is damaged in the apartment that I was staying in and they’re not gonna fix it. All of the wood in that area is wet and damaged meaning most likely there is mold up there too considering it’s been wet for a year and then it’s starting again. That’s just one issue. Anytime it rained water leaked under the ac unit and in the windows causing water to come leaking inside the apartment. They “fixed” it but that was always an issue it was never fixed. They rushed my tour and when I saw my place I fell in love with it but they rushed it for a reason. does Not meet the expectations that they have on google because it doesn’t look like that. People leave water outside their doors for the cats that are there because there is alot of strays and I mean alot. I left water outside there once and they told me not to do it again so I didn’t. Literally 4 months later I go into the office and Cynthia looks and me and goes “Are you paying for that cat that you’re feeding outside”. Like what? I had stopped feeding them when they asked me in the first place but 4 months later? And that’s the first thing she says to me? I was baffled and it really made me dread coming to the office when she was there.Their maintenance workers feed the cats and there was a litter of kitten right next to the office that was outside someone’s doorstep with water food and a box for them. Yes it’s different because they’re kittens and I was feeding and older cat but still it wasn’t right for them to treat me differently just because I’m a teenager. At the end of everything I finished my lease and they’re running my credit because they’re gaslighting me into saying that they let me know I needed to let them know I was leaving even though my lease was ending. I was in the office a month before and the manager pulled up my account and everything could have asked me or let me know something but no. They did it on purpose because park vista likes to fish money out of people. Ask any resident who’s there. They’re cheap but it’s because they’re not nice apartments. Read moreSo granted this place is making major changes exteriorly it’s more like putting lipstick on a pig if they don’t get their shit together. I’m only leaving this review because I got a text message asking, “how was my maintenance request”....I had 2 emergency requests from almost a week ago put in due to toxic fumes from construction above me coming into my vent at 8pm that put my newborn daughter and I in a hotel for the night....and another regular request from 4 days ago because my ceiling was leaking from the same construction and now it is soft and it has split.....well I got notified that all my requests have been fixed even though NO ONE has contacted me let alone come to fix anything. I lived here for a year before the management change and had zero problems with Dallas...the place was a gross shit hole yes, but at least she was honest about when things would get fixed. Josie has made this place pretty but literally doesn’t give a shit about anything but herself......she will be wonderfully nice when she needs you to do something for her like If she texts you to not tell anyone the office is closed when it shouldn’t be, or how about when she wants you to text her when people are here that we’re asked to leave are still coming to the pool after hours......she will kiss your ass if you do that stuff for her.... but when myself and my NEWBORN daughter are put into harmful conditions she could care less...... I have dealt with inconsistency after inconsistency, between a stove that electrocuted me while I was pregnant as well as my husband...my wall in my bathroom collapsing due to black mold in the wall, and now my ceiling is soft all because they don’t want to repair these things when I report them while they are MINOR.....they would rather put our safety last. If it was just my husband and myself I wouldn’t care...but I now have a baby to think about and have to put first
Also, don’t bother contacting corporate because I had a PLANNED MEETING with their corporate representative to discuss these problems and actually show them to her (text messages, hole in ceiling, ignored work orders etc) and she completely stood me up, no phone call to apologize for getting busy or anything.....had me wait around for her phone call and not do anything all day because I was expecting a meeting like planned....so I guess all I can say is this place only leads by example so no matter what you do this place puts themselves first.
So if you are in a bind and don’t mind roaches and others bugs l, and you don’t care if the management will do anything, also you will never be able to use the pool cause it will either be dirty or locked with a chain...even though it’s something you pay for..than this place is perfect...
