Pros: This property management company has some great properties to offer in paradise. I love the 30A stretch in Florida, the beaches are amazing and the area is safe and chill. Cons: If you need anything from 30A Vacay, good luck to you. I am leaving this review on Google, because 30A Vacay will not share my honest review on their website. They sent me an email asking for a review and they never posted it. We stayed in their properties in 2022 and 2023. In August of 2022 we stayed in unit 4B and it was a dream vacation at Blue Mountain Beach Villas. We found the reservation by chance and took a chance. We loved it so much that as soon as we got home, we booked for May 2023 for our family of eight. We got 2 larger units, unit 4A and unit 15. Four of us would be in one condo and four in the other. We could have gotten a house somewhere else on 30A but we wanted the kids to experience the vacation my husband and I had in 2022. 5 hours into our 8 hour drive we get a call from 30A Vacay. Jane tells us she has bad news. Unit 15 has a problem with a door and it would be unsafe to let us stay there. She had been promised that it would be fixed before we arrived but it would not be. She had found us another property, 134 Dogwood in Seagrove, but it was not big enough for all of us. So, half of us would stay at Blue Mountain Beach Villas, on the beach. You are literally on the beach. The other four of us would be in a beautiful property that is not on the beach and also a 15 - 38 minute drive from Blue Mountain Beach Villas, depending on the traffic (it is Memorial Day weekend). I cried on the phone with Jane. I was devastated because our family would not be together. Jane was sympathetic but ultimately, she provided lodging. As I cried, she said she would speak to her manager about finding something for all 8 of us. She never contacted us again regarding new lodging. When we arrive at Blue Moutain Beach Villas, we walk around the building to beach side, we immediately discover we had been lied to. Unit 15 and several other units were in a state of complete renovation. The exterior walls were demolished and covered with tarps and there were piles and piles of construction supplies everywhere. I texted Jane and told her that we felt deceived about Unit 15. She said, and I quote her text, "It had been blocked for HOA since May 11 and they had been informed that it would be ready for guests by May 27 but unfortunately has been delayed on their end." So, Jane straight up lied to us on hour 5 of our 8-hour drive about the "door that would not lock". Obviously, 30A Vacay did not take into consideration that we were a large group and had two condos rented at Blue Mountain Beach Villas when they were troubleshooting us (unit 15) but forgot I had rented Unit 4A as well. From the point of arrival at Blue Mountain Beach Villas, managed by 30A Vacay, property management dodged our phone calls and texts, lied to us when we asked direct questions, or ignored us. I know the situation was bad, but they could have avoided it all by being HONEST from the start. My entire gripe with 30A Vacay is that they KNEW that unit 15 would not be ready for our arrival days, weeks, or maybe even months before my family was due to arrive. If that demolition happened even 1 day before I arrived, and it did not, they could have called me before I left home. They should have been honest...and given me options. I know that things happen with rental properties; storms or hurricanes, infestations of termites or pests, remodeling, etc... They should have let me cancel, canceled on us, found somewhere for my whole family, BEEN HONEST (honest even when they were calling me 3 hours before arriving), so many things should have happened that did not. I would like to leave comments about the good stuff but there is limited characters available for reviews on Google. I will leave good pictures and the bad. 134 Dogwood was amazing (replacement lodging) Unit 4A BMB was good or we would not have visited for the 2nd year in a row. see my yelp review where I have more info

I’ve never been so infuriated by an Airbnb stay in my life, and I’m placing the blame entirely on 30A Vacay, the so-called “host” of this utterly deplorable listing. Booked for two nights, April 5th and 6th, 2025, through Airbnb, what was meant to be a relaxing getaway turned into a nightmare I wouldn’t wish on anyone. This place is a disgrace, and I’m beyond frustrated that Airbnb even allows it on their platform. The "SideCar" Suite's listing is a complete misrepresentation. It’s a converted garage, and not even a decent one. The workmanship is so poor it looks like an amateur threw it together with minimal effort. Everything—absolutely everything—is cheap: the fixtures, the furniture, the flimsy walls, the chipped and poorly painted countertops and floor. Speaking of walls, the one facing 30A, the area’s main strip, might as well not exist. With no insulation, you’re bombarded with constant noise—cars, people, all of it. Sleep? Impossible. It’s like trying to rest on the side of a highway. Our stay was in early April, I feel sorry for whoever stays there at peak vacation season. The listing is also filled with inaccurate details. It promises a tub—wrong, it’s a tiny, confined shower stall barely big enough to turn around in. Central air? No, just a weak wall unit that barely functions and blew out mice turds on its initial session. The TV? It’s possibly the smallest one available, practically useless. A dedicated workspace? Nonexistent—don’t even suggest it’s there. And the coffee maker? The coffee pot was missing, making it entirely pointless. How can a listing get every single feature so wrong? Then there’s the filth. Mouse droppings were scattered around the water heater closet and—unbelievably—inside the AC wall unit. I’m no expert, but that has to be some kind of health hazard or building code violation. The whole place reeks of neglect, and I’m still disgusted thinking about it. This isn’t a “suite”; it’s a dirty, low-quality space that should’ve been shut down, not rented out. And don’t get me started on 30A Vacay’s “management.” These people couldn’t organize a simple task, let alone a vacation rental. They never sent the rental agreement on time—apparently, sending an email is beyond their capabilities. After taking my money, they left me outside for two and a half hours waiting for the door code because of their terrible communication and inability to send an email. Two and a half hours! Who does that? Oh, and that rental agreement they finally provided? Airbnb policy requires it to be mentioned in the listing and match the terms there. It wasn’t, and it didn’t. I’m fairly certain that’s a clear violation, but it’s obvious 30A Vacay doesn’t care about rules—or their guests. We even had a "maintenance man" attempt to enter while we were still in bed. My shouting lucking stopped him from fully opening the door, which inconveniently opens right up to the bed. Again, epic communication from the the host. To make matters worse, I tried getting a refund for this awful place, but 30A Vacay refused to offer any compromise. No surprise there—why would they care about customer satisfaction when they’ve already secured the payment? It was only after exhausting negotiation and back-and-forth with Airbnb that I managed to secure a partial refund. Naturally, that came from Airbnb, not these unresponsive, incompetent property managers. This place is an insult to anyone who’s ever paid for a decent stay. It’s a sham, plain and simple, and Airbnb should be ashamed for letting 30A Vacay list this garbage. Avoid it at all costs unless you enjoy overpaying for a noisy, filthy garage with unwanted rodent traces and a long list of false promises. I’m still furious, and I’ll never book with these host again. Take your money elsewhere and save yourself the hassle.

Beware of 30A Vacay – A Deeply Disappointing and Unprofessional Experience This is the first negative review I’ve ever felt compelled to write, and I do so not out of frustration alone, but to help others avoid the distress our group endured. If you're planning a visit to the beautiful 30A area, I strongly encourage you to book with a different vacation rental company. We made our reservation with 30A Vacay on February 20, 2025, for a stay from April 4th to April 7th, paying in full — including a deposit and a final payment on March 26. We received multiple confirmations from 30A Vacay, including texts on April 2nd, 3rd, and the day of our arrival, all welcoming us to our stay. However, upon arrival, our group of ten — which included individuals aged 21 through 52 — stood outside the rental property waiting for the access code that never came. Instead of a warm welcome, we were met with complete silence from the company. No phone call. No explanation. Eventually, we received an abrupt email stating only: “30A Vacay had to cancel.” Four hours later, after repeated attempts to contact someone, we received a second email explaining that “the property is not ready.” Not once during those hours were we called, spoken to, or offered any assistance or alternative accommodations, despite having fully paid for our stay weeks in advance. The cancellation was not only last-minute and unexplained but also handled with a stunning lack of professionalism and empathy. We tried in good faith to clarify the situation. We were told that an ID was needed — and we immediately provided valid identification for the 23-year-old guest who booked the property, as well as for a 52-year-old accompanying adult. Our group’s age composition clearly met the stated requirements according to the lease, and multiple adults were present to supervise younger members. When we offered to amend the lease or speak with a manager, we were refused. The staff would only say, “Your reservation is being reviewed,” and then stopped taking our calls altogether. To be clear: 30A Vacay made no effort to resolve the issue, no effort to relocate us, and no effort to communicate proactively. Seven members of our party had driven over seven hours; the other three flew in from California, Virginia, and Wisconsin — only to be stranded without a place to stay. In the days that followed, I attempted to reach the owner of 30A Vacay in hopes of resolving the matter privately and constructively. That, too, was refused. It is deeply disappointing that a company entrusted with hospitality would handle guests in this way — with disregard, silence, and ultimately abandonment. Had there truly been an issue with the reservation, there was ample time between February and April for it to be communicated and corrected. Instead, 30A Vacay waited until we arrived at the doorstep to act, leaving our daughter's wedding weekend plans in turmoil. To anyone considering this company: please think twice. There are many reputable rental agencies in 30A that would never treat guests with such indifference. That said, Rosemary Beach itself is extraordinary. The area is beautifully maintained, safe, and full of charm. We absolutely plan to return — but we will never again book with 30A Vacay.

My entire gripe with 30A Vacay is that they KNEW that unit 15 would not be ready for our arrival days, weeks, or maybe even months before my family was due to arrive. If that demolition happened even 1 day before I arrived, and it did not, they could have called me before I left home. They should have been honest...and given me options. I know that things happen with rental properties; storms or hurricanes, infestations of termites or pests, remodeling, etc... They should have let me cancel, canceled on us, found somewhere for my whole family, BEEN HONEST (honest even when they were calling me 3 hours before arriving), so many things should have happened that did not. I’ve never been so infuriated by an Airbnb stay in my life, and I’m placing the blame entirely on 30A Vacay, the so-called “host” of this utterly deplorable listing. Booked for two nights, April 5th and 6th, 2025, through Airbnb, what was meant to be a relaxing getaway turned into a nightmare I wouldn’t wish on anyone. This place is a disgrace, and I’m beyond frustrated that Airbnb even allows it on their platform.

The "SideCar" Suite's listing is a complete misrepresentation. It’s a converted garage, and not even a decent one. The workmanship is so poor it looks like an amateur threw it together with minimal effort. Everything—absolutely everything—is cheap: the fixtures, the furniture, the flimsy walls, the chipped and poorly painted countertops and floor. Speaking of walls, the one facing 30A, the area’s main strip, might as well not exist. With no insulation, you’re bombarded with constant noise—cars, people, all of it. Sleep? Impossible. It’s like trying to rest on the side of a highway. Our stay was in early April, I feel sorry for whoever stays there at peak vacation season.

The listing is also filled with inaccurate details. It promises a tub—wrong, it’s a tiny, confined shower stall barely big enough to turn around in. Central air? No, just a weak wall unit that barely functions and blew out mice turds on its initial session. The TV? It’s possibly the smallest one available, practically useless. A dedicated workspace? Nonexistent—don’t even suggest it’s there. And the coffee maker? The coffee pot was missing, making it entirely pointless. How can a listing get every single feature so wrong?

Then there’s the filth. Mouse droppings were scattered around the water heater closet and—unbelievably—inside the AC wall unit. I’m no expert, but that has to be some kind of health hazard or building code violation. The whole place reeks of neglect, and I’m still disgusted thinking about it. This isn’t a “suite”; it’s a dirty, low-quality space that should’ve been shut down, not rented out.

And don’t get me started on 30A Vacay’s “management.” These people couldn’t organize a simple task, let alone a vacation rental. They never sent the rental agreement on time—apparently, sending an email is beyond their capabilities. After taking my money, they left me outside for two and a half hours waiting for the door code because of their terrible communication and inability to send an email. Two and a half hours! Who does that? Oh, and that rental agreement they finally provided? Airbnb policy requires it to be mentioned in the listing and match the terms there. It wasn’t, and it didn’t. I’m fairly certain that’s a clear violation, but it’s obvious 30A Vacay doesn’t care about rules—or their guests. We even had a "maintenance man" attempt to enter while we were still in bed. My shouting lucking stopped him from fully opening the door, which inconveniently opens right up to the bed. Again, epic communication from the the host.

To make matters worse, I tried getting a refund for this awful place, but 30A Vacay refused to offer any compromise. No surprise there—why would they care about customer satisfaction when they’ve already secured the payment? It was only after exhausting negotiation and back-and-forth with Airbnb that I managed to secure a partial refund. Naturally, that came from Airbnb, not these unresponsive, incompetent property managers.

This place is an insult to anyone who’s ever paid for a decent stay. It’s a sham, plain and simple, and Airbnb should be ashamed for letting 30A Vacay list this garbage. Avoid it at all costs unless you enjoy overpaying for a noisy, filthy garage with unwanted rodent traces and a long list of false promises. Beware of 30A Vacay – A Deeply Disappointing and Unprofessional Experience

This is the first negative review I’ve ever felt compelled to write, and I do so not out of frustration alone, but to help others avoid the distress our group endured. If you're planning a visit to the beautiful 30A area, I strongly encourage you to book with a different vacation rental company.

We made our reservation with 30A Vacay on February 20, 2025, for a stay from April 4th to April 7th, paying in full — including a deposit and a final payment on March 26. We received multiple confirmations from 30A Vacay, including texts on April 2nd, 3rd, and the day of our arrival, all welcoming us to our stay.

However, upon arrival, our group of ten — which included individuals aged 21 through 52 — stood outside the rental property waiting for the access code that never came. Instead of a warm welcome, we were met with complete silence from the company. No phone call. No explanation. Eventually, we received an abrupt email stating only: “30A Vacay had to cancel.”

Four hours later, after repeated attempts to contact someone, we received a second email explaining that “the property is not ready.” Not once during those hours were we called, spoken to, or offered any assistance or alternative accommodations, despite having fully paid for our stay weeks in advance.

The cancellation was not only last-minute and unexplained but also handled with a stunning lack of professionalism and empathy. We tried in good faith to clarify the situation. We were told that an ID was needed — and we immediately provided valid identification for the 23-year-old guest who booked the property, as well as for a 52-year-old accompanying adult. Our group’s age composition clearly met the stated requirements according to the lease, and multiple adults were present to supervise younger members. When we offered to amend the lease or speak with a manager, we were refused. The staff would only say, “Your reservation is being reviewed,” and then stopped taking our calls altogether.

To be clear: 30A Vacay made no effort to resolve the issue, no effort to relocate us, and no effort to communicate proactively. Seven members of our party had driven over seven hours; the other three flew in from California, Virginia, and Wisconsin — only to be stranded without a place to stay.

In the days that followed, I attempted to reach the owner of 30A Vacay in hopes of resolving the matter privately and constructively. That, too, was refused. It is deeply disappointing that a company entrusted with hospitality would handle guests in this way — with disregard, silence, and ultimately abandonment.

Had there truly been an issue with the reservation, there was ample time between February and April for it to be communicated and corrected. Instead, 30A Vacay waited until we arrived at the doorstep to act, leaving our daughter's wedding weekend plans in turmoil.

To anyone considering this company: please think twice. There are many reputable rental agencies in 30A that would never treat guests with such indifference.

That said, Rosemary Beach itself is extraordinary. The area is beautifully maintained, safe, and full of charm. We absolutely plan to return — but we will never again book...
