I recently toured Heights at Millcroft and had a great experience with Frankāhe did an excellent job showing me around and was very professional. Unfortunately, my positive impression quickly changed once I learned more about the leasing process.
What I didnāt know at the time was that this property is owned by RAM Partners, LLCāwho, in my opinion, have policies that unfairly penalize people from outside the country with no U.S. rental history. My wife has lived here for over a year, yet that apparently holds no value. Despite the fact that I am the one paying the bills and my income more than qualifies for any unit they offer, they insisted my wife go through a third-party company called The Guarantors. This service charges a ridiculous 40% to 80% of the first monthās rentājust because she doesnāt have a rental history, even though sheās not the one paying.
Hereās the part that really bothered me: if I applied alone, Iād be approved with no issues. But the moment I added my wife to the lease, suddenly weāre forced into paying a huge extra fee. They claim āwe treat all applicants equally,ā but it honestly felt discriminatory and dismissive.
On top of that, the property lacks basic conveniencesāthereās no elevator (good luck with groceries or moving furniture), and the gym is practically empty, with barely any equipment worth using.
I even escalated my concerns to the Area Vice President, hoping for understanding and assistance. Unfortunately, despite assurances, no help was provided, leaving me feeling even more disappointed.
I walked away disappointed and frustrated. They didnāt just lose a qualified tenantāthey lost future referrals too. I know a lot of people here in Georgia, and Iāll make sure my experience is heard loud and clear. People deserve to know what theyāre...

The amenities in our community are top-notch. I especially love our state-of-the-art fitness center, which makes it easy to stay active and healthy without having to leave home. Plus, the convenient car wash is a fantastic perk, making it easy to keep my car looking its best without the hassle.
What really sets The Heights At Millcroft apart is how well-managed it is. The staff is genuinely invested in our communityās well-being, always making sure that everything is in top shape. Itās clear they care about making this place a great home for all of us.
Safety is another big plus. I always feel secure walking around, knowing that we have a strong community watch in place. Itās comforting to know that we look out for one another.

My daughter is relocating to Georgia to work for Gwinnett County Public Schools and needed to find a place to stay. She's never lived in an apartment, nor has her Mom and I. It was a challenge after looking at ten apt complexes. All were nice but the agent at Millcroft Heights stood out above the rest because of her knowledge and welcome. She shared information about the area and surrounding areas. We had a list of questions and the agent answered all our questions as we walked to look at two apartments. My daughter leased and is moving in when her building is finished. Hopefully construction will have my daughter's apt ready in time or she may have to cancel because she has to have an address in Georgia to sign her work contract.
