I decided on a manufactured home as I wanted something new with no issues and certainly no leaks! This purchase will likely be one of the biggest you ever make. If you’re like me, you’ll be putting up your entire life’s savings and you’ll be trusting of the process. Once they have your money, American homes will stop taking your calls, nor will they call you back. Dan from finance was the most helpful person on site . Paul was friendly enough, and knew his product. However, once the house was set, he nor the management crew Nicholas or Mike could be bothered to rectify anything. I left voicemails, sent emails, tried to be understanding as I believe you “catch more flies with honey” and have worked in customer service and sales myself for years, so I was not nasty or mean, nor did I expect miracles worked. I just wanted the quality and product i was promised and paid heavily for. I bought " the Mercedes of homes they sell ". The modular alone before site work was near $180k. You will be told you have a year warranty to fix things that come up ( cracks in the drywall from settling ect). They sent me the warranty guide after it expired, hadn't been living in it for 5 months. So the warranty must be from the time the loan clears and they get their money. Not when you can actually move in so you can actually live in it to notice the issues. Our loan cleared in the winter so they clearly and understandably couldn’t set the house then. As a consumer, you would think the model would be how your home will look. IT WON’T. They put a lot more attention to detail into the model. I will attach pictures of their caulking of our molding. Do not buy your furnace or hot water heater from them. It will be the lowest quality/ lowest efficiency it can be while still qualifying as “high efficiency”. Ours is 92% efficient which sounds great, a non-name brand with horrible reviews. For a little more, I could have gotten a 96% efficient furnace from a reputable brand. Same with the water heater, it will be on the lowest end of efficiency. Don't pay for their ductwork. They will charge you for the cheapest insulated ductwork available on the market. (i'll attach photos of the ducting) Charging you to run the duct work does not include running the “air return ducts” to the furnace, cutting the holes for them, or providing the vents. I had a reputable 30 year veteran HVAC professional refuse to use the ductwork provided because it was “not adequate to heat and cool the house”. Already over $1800 on their invoice, and cost me an extra $5k to fix. The master bath floor tile grout had broken up from normal showering within the first couple of months. I don’t let water sit on the tiles, I have a squeegee I use on the shower floor to push the water to the drain as the floor angle is wrong and water doesn’t flow toward the drain. The manufacturer of the home (no thanks to American homes as they wouldn’t return my calls) was good enough to send someone out to redo the entire floor in the master shower. The house leaks, it is May and I have only had my certificate of occupancy for less than a year. 2 of the doors have leaks around them that have run water into my basement. The molding around 2 doors are swelling and flaking, and the water has run behind and ruined my drywall into the basement, and there is mold on the dry wall as well as the door. When I open and shut the door you can actually hear the water bubbling, and if you go in the basement the subfloor is saturated. Again, American homes won't take or return my calls. Luckily the manufacturer of the home themselves have been very good to me and are making arrangements to come out and fix these issues. I love how the home looks; I will love it even more when it is fixed. The process caused me a lot more anxiety and extra money. I wish American homes had been as good at customer service as they promised to be before I gave them my money. 0 out of 10 I'd buy from them again or send someone i know to buy from them. Read morePurchased our home in August 2023. House set in December 2023. The salesperson, Dustin, agreed to give us everything we asked for. That did occur. Financing was seamless until we learned of a price adjustment that went in our favor, we had no clue this would occur; yet told we had to pay the difference. Dan was a professional & understanding of our concerns about this. We paid for additional siding for our garage. Had nothing to do with the mortgage issue. The siding did not arrive as agreed & reimbursement of the siding was held until the additional payment of the adjustment. The mortgage company was adamant that we did not owe this & our attorney agreed. Both were appalled by handing of this matter. To move things along, we asked the mortgage to reevaluate and help us to settle this. The mortgage company did so without delay. We received the $4200 for the additional siding from AH. Setting of the home was completed without incident. The issues came after the house was set and completion of the Trim work. NOTE: get your own contractor to complete the trim work. Also, have someone on site to verify the receipt of all contents. We were missing an Interior Basement door, Conversion kit for our fireplace, floor vents, globes for light fixtures and the jetted tub did not have the required equipment to function. Theses items I place the blame on the factory. AH would not know these items were missing until the house was set. The service department was very good in handling my concerns. Cecelia & Lance specifically. Back to the trim work. Horrible. We had a stick build in 2009; the workmanship was phenomenal. I was expecting the same or very close to. Not the case. The materials are dated; the finishing work is incomplete & my house looks like it has been lived in for years. While vetting painters; all 4 have commented on the poor workmanship. We have to hire a contractor to complete the work that was left undone. During the inspection, Pat, did his best to complete some of the items. However, he can not nor was this his job to complete the shabby work. The siding came off & was handled immediately. We had to purchase our own interior basement door, floor vents & globes for the light fixtures. The policy of 6-8 weeks or more is ridiculous. Albeit in the booklet. There requires more conversation at that before signing the contract. The jetted tub was fixed, the fireplace conversion kit arrived & Pat repaired shower tile. I would have given more stars for house design and Dan, Pat, Cecilia & Lance professionalism. However, having to pay a contractor to complete work doest’t sit well. My husband and I discussed in great depth about purchasing a manufactured home. I wish I had stuck to my concerns & went with a stick build again. First time we looked at the “Washington” display in 2022 it was in the $216,000 range. A year later it was listed for $256,000.00. My husband and I decided to take them up on the display as they claimed they would give us a “deal” as it needed to go so a new model could come in. We put $10,000 and this took place over the winter months of 24 & 24 - signed paperwork and had a delivery date of June 2024. (The “deal” was dropping it down to $235,00)
Spoke to our salesman Dustin during the whole process (winter) - when our mortgage lender asked for the paperwork Dustin told us he “sold it” and “if we wanted to sign a new contract we could purchase the newer model at $256,000”
He could give me no excuse for it except our paperwork says “non refundable deposit”. A lawyer told us later they have loop holes all over their contracts. Dustin the salesman Said we could “use our $10,000 towards the new model”so I reached out to his manager and all he could say was that he was sorry for the misunderstanding and would love to do business with us and get us into the “new model”.
Decided at that point to try another company who came in with a bigger model- same layout- for over $40,000 less! Meanwhile- Dustin is still to this day (3-4 months later) posting the Washington display model for sale on Facebook market place advertising for American Homes in Richfield springs.
It was a typical “bait the hook” ordeal. We were baited, took it- and they tried to muscle us into a more expensive deal as if we didn’t have a choice. Luckily we recouped that lost $10,000 on savings with the other company.
