Update 12/04/18: Lowered my rating by a star since we have had a huge issue with flies this year (even though my apartment is clean) and it hasn't been resolved (which is unsettling and quite frankly, gross), but my first two years here were fine so 3 stars is valid. Still cheaper than on-campus living or other apartment complexes.
I'm an RIT student who lived in a 3-bedroom townhouse at Clearview Farms with two roommates for two years (from 2015 to 2017) and would recommend Clearview to college students who are looking for temporary living arrangements! Miles better than any of the dorming options at RIT, and although the prices are a little high, if you have a roommate you can split with, they're great for what you get. I see a lot of one-star reviews on here, but I think if you just need a place to stay for a few years to go to college or work an internship nearby and you go in with a positive attitude, this place is great.
PROS: Safe, quiet neighborhood. I never had any issues with noisy neighbors and have felt safe the whole time I lived there. Never heard of any break-in issues or problems of that sort the whole two years. Maintenance is incredible at responding to issues and almost always came to fix them the same day we called about them! Our heating system broke once and they came the same day to replace the entire unit with a brand new one. They also helped with various small issues (like the time I broke my closet or the time we had ants), and everything was resolved the same day without any bad attitudes or grudges. They're so friendly and so helpful. No parking fee or sticker required! This was a huge plus since my family and friends liked to visit often and I didn't have to worry about getting a visitor's pass or anything. Convenient location! CF is right across the street from two gas stations, a Dollar General, and a little marketplace. Really useful on days when you need milk or eggs and don't want to drive all the way to Wegmans!
CONS: Occasionally bugs, but I think this comes with any house you live in. We had ants for a little while but maintenance sprayed the perimeter of our apartment for two days and the ants disappeared. We had mice once, but again, this issues was resolved in a relatively timely manner and maintenance even inspected our entire apartment (inside and out!) to fill in any potential points of entry for mice or bugs with liquid cement. Since CF is right next to several farms and fields, mice were something my family and I had anticipated as a possible issue anyways, but after the first time, it never happened again. Utilities are not included, which can be a little expensive. We had to pay heat, gas/electric, and water, but if you are mindful about turning lights off and keeping your heat around 65-68, it really isn't a problem! We had some issues with some of the office staff being forgetful/lazy during our first year, but the two people who were giving us problems ended up being fired and replaced by two amazing people who got all our messages to Laurie on time and never gave us any problems afterwards.
OVERALL: For the price you pay, you get a pretty nice place. All the apartments are very roomy and I loved living there despite the minor roadbumps we had. I recommend these apartments to college students and young adults looking for a decent place to stay for...
Read moreDO NOT RENT HERE!! Even during a pandemic, the property manager threatened with court and eviction. We were late May by 2 weeks, and June by 2 weeks, and they still threatened with court and eviction. Even with us communicating the issues we were having with my husbands job. They never returned our emails or calls. They responded to an emergency maintenance request 3 weeks after the initial service request. There is absolutely no communication from the property manager whatsoever even after countless calls and emails. The apartments overall are nice, but the property manager is clueless.

Our lease ends in February and we were looking into staying another month while we close on a home. My husband emailed asking about the cost with no response. Anytime we called during business hours there was no answer. So the property manager, Lorrie is too busy to answer emails and phone calls but she’s not too busy to stop my husband while he’s out walking our dog and demand him to pick up our dogs waste. (We always do. But how would she know considering she can’t even do the basics of her job right.) We were late on our January rent. I don’t need to go into details considering most of the country is struggling and waiting for COVID relief checks. We were late by 2 weeks and we get an email stating that they are sending our late rent to an attorney. An attorney!!! For a months rent??? They can’t even get maintenance to come by the right day or even the right apartment for that matter, and they lose their minds of 2 weeks late rent and threaten to call an attorney. If you are looking for a place to live, please do your self the kindness of looking anywhere but here. They will trick you. They’ll talk up the apartments and how management works extra hard to make sure the tenants are happy but it’s all a ruse. They never answer their phones in the office or answer emails. They leave notes on the door saying maintenance is coming by to clear out the dryer vents and no one ever shows up. Lorrie, the proper manager, can’t even form a coherent email. I’ve gotten emails with the message in the subject part of the email! It’s a complete mess and it isn’t worth how expensive the rent is. The apartments are decent, and that’s being generous. There are nicer apartments for the same price of less. Keep looking. You’ll the glad you stayed away from this mess of an apartment complex 1/16/2021 We’ve spoken to an attorney that specializes in real estate litigation and our realtor and have found out that during the pandemic they should not be charging late fees, but we have continuously been charged. Also during the governors executive order it nullifies end of lease and lease renewal during the state of emergency and states that tenants can stay in the unit for the current assigned rent until the state of emergency is lifted. They told us we could talk to them about staying longer. As you’ve read from my above statement, we could not get a hold of anyone. Read moreI lived at Clearview for 2 years and I can't wait to get out of here!! First of all, the office manager Laurie is a joke! She will be nice as could be to get you in there but will turn on you the moment you sign the lease. She is mean, evil, vindictive...the list goes on. When we told Laurie that we were not going to renew out lease she said there has to be something that we can work out. After telling her what we were getting at the new place she said that she couldn't do anything BUT did say she didn't have to raise our rent.....wait...what? why would you say that to someone? if you don't have to raise our rent then why did you? When it comes to paying rent you can only pay cash or a money order, you can't use a credit/debit card and heaven forbid you don't have your rent in on the first or you will be charged a late fee...the same applies if the first falls on a holiday, you have no choice but to pay the late fee. Oh and if you have animals just know that the pet fee that you pay is just a fee, not a security deposit that will be used when you move out for any damages that may have happened from your animal during your time there. When you call here to report an issue at you house she says that she will let maintenance know and then who knows when they show up as she doesn't tell them. Weeks could go by before something is taken care of. The maintenance guys are great! The maintenance manager Shawn is awesome. He is very attentive to the issues you have, very personable and always willing to help. Laurie does not really give maintenance what they need to get repairs done therefore I feel they do the best they can with what they have. As for noise in the complex it usually isn't too bad, however we can hear our neighbors with no problems at all. We can hear them go up and down the stairs, opening and close the kitchen cupboards, open and close the closets in the bedroom etc. The tub doesn't drain well, the upstairs bathroom leaked and damaged the ceiling and the pilot on the hot water tank will not stay lit however maintenance has done whatever they can to fix it. I did not have to use the onsite laundry as I was in a townhouse and had my own washer/dryer so I can't comment on that. The pool is small, and there is a very small playground with one swing and a slide. The grounds seem to be well maintained due to the great maintenance staff.
